Very nice experience. Very helpful staff. The place was clean and friendly and I would definitely stay there again. The pool was sparkling and refreshing and my wife and I went in it a couple times.The residents are also friendly as my wife and I walked around the place in the evening and chatted with some of them.The resort is located very close to the suncoast Parkway just North of Tampa. There are lots of restaurants shopping for groceries and hardware nearby.

Great place overall. Just needs some better markers for the RV sites and some pads put down ( even gravel would be great). Sites are large, swimming pool, bath houses and shuffleboard. Lots of friendly folks and the sites are kept up VERY nice. Definitely recommending it.

The spot they told us to park on had a rig parked there that they had no idea who owns it or why it was there. They were apologetic for the mix up. The people on the sight were supposed to be elsewhere in the park. They have a nice pool and clean grounds.

I wanted wheelchair accessible facilities. I went to Cape Cod resort Ma. Great accessibility for wheelchair but heater was broken in the pool. Construction noise also. No ramps to pond either.Some campgrounds and resorts are privately owned and feel that federal government rules dont apply to them. When a facility is open to the public, bathrooms,1shower and laundry and store should have accessibility.KOA in Middleboro Ma. Only has 1 ramp to bathroom but NO ACCESSIBLE stahls!! NO Accessible SHOWERS EITHER.You can however use the laundry on other side of bathrooms. Ramp was rotted also I was afraid my power wheelchair would fall thru it !!The store to pay was also accessible. But they wanted me to move to a MUDDY field for JULY 4TH WEEKEND with NO electric hookups or Gravel or sewage AND CHARGE ME TWICE AS MUCH!My power chair isnt 4 wheel drive. I was forced to leave.Great way KOA Campground in Ma.to treat a disabled Veteran!!

Our 45’ RV got stuck in the sandy soil where they parked us! The management really didn’t seem to care, said it was our problem! We hesitated when we parked there but because we got there on a Saturday afternoon, and the office is only open Mon-Fri., we didn’t have much choice. Thank goodness for Good Sam Roadside Assistance! What would have been a $450 tow bill cost us $0.00!The pool is very small with only about 8 lounge chairs. Will not be back to this park!

Unfriendly management. Poor service. Favors the perms. No recycling or at-site trash pickup. In 6 years of corporate ownership no improvements are.evident. management keeps raising the rates and milking the cash cow. Most sites have no pads, just sugar sand. You want a pad or patio? Pay for it yourself; when you leave management gets it for nothing. Had to pay $200 to be winches out even before selecting a site! Management wants to enforce rules that dont even exist! Were checking out early.

Visited friends there, nice big spaces and plenty of room to maneuver big RV. Easy access to nearby main Hwy. Dont follow Google from Orlando, they will take you through the countryside with lots of low hanging trees.

Staff is very nice. Park is clean and very well maintained. Great location for snowbirds. Unfortunately well have to break camp and go back to work in three days.

If your friends with management you’ll never have a problem because they’ll look past you breaking the rules but give others a hard time when it was an honest mistake. Showers could use an update they have a smell. Washers don’t clean your clothes office claims they are “brand new.” Some of the residents are sweethearts others are rude just like the management and even maintenance staff.

My brother had been staying at the location for about 3 months. He was completely up to date with his payments and had just made his payment on 8/20/2018. He was kicked off the property for a past due balance (which the receipt from the property manager, Lisa Ross, shows he doesnt have a past due balance as of 8/20/2018.) On 8/21/2018, Lisa had asked my brother for $40 something dollars, even though he had just paid the day before. The receipt she handed my brother showed his balance was $0.00! She then told him if the money was not in the drop box on 8/22/2018 he would be kicked off and trespassed from the property. She then called Hernando County Sheriffs Office which told myself that she could take his money at 9:00 in the morning and still have the power to kick him out at 3:00 the same afternoon. The Hernando County Sheriffs Officer that arrived was very rude, and wouldnt even take a second to listen to our side of the story. Even though my brother was currently up to date on his payments and owed her no money. The Property Manager, Lisa Ross, then told the officer we have to be off the property within 45 minutes! Without an Eviction or a prioi eviction notice! Keep in mind we had worked all day and now had to move a 30 foot fifth wheel in 45 minutes! My only real concern is that she was trying to pull money out of my brothers bank account WITHOUT his permission. If she was trying to pull money out of his account what do you think she is doing to the elderly people in there who are too afraid to say anything because they are afraid they lose their homes! This needs to come to an end. I believe the property manager, LISA ROSS, is trying to rob people blind and is also trying to get more money out of people than what needs to be taken out! Please keep an eye on your bank account if you have ever given Lisa Ross your debit/credit card to make a payment! Check your bank statements, and please watch your wallets. The law is not willing to listen to our side of the story, so we will be contacting Channel 8 News, because Im concerned about the elderly people on the property who are to afraid to speak up for themselves.

There is no dog park )-: Not allowed to barbecue outside your unit. Electricity not added on rate, you have to pay for that separately and there is no internet. Not many trees, I was given a stand in direct sun no shade at all. The pool is great, lawns are well maintained and has laundry facilities (-:

We stayed at Topics RV Resort from mid December to mid April, 2019.We thought it was good value for the money and enjoyed our stay. The residents, campers and staff are a friendly bunch of people.It’s an older park with a mix of permanent mobile homes and RV sites.Many people live in the park for the winter months and have been coming for decades. Most people are in their 70s or 80s. There were very few young people or families. The park itself is pretty quiet and felt very safe.Most of the sites are a decent size. Our site was at the front of the resort. There is a solid fence between the sites and County Line Road but it was still noisy. County Line Road has very heavy traffic and a lot of sirens. On the plus side we didn’t have anyone behind us so that added privacy which was a good trade off for the traffic noise.Some sites have large cement pads for your rig and patio area. Other sites were just grass or sand. Our site had a very large cement pad and gravel driveway.The park is well maintained and the roads in the park are paved. There are two laundry rooms. One had a clothesline area so laundry could be hung out to dry. There is free wifi at the clubhouse but if you want decent wifi on your site you will need to get your own. We used Spectrum and it worked great.At the back of the resort there are dumpsters at each end for your garbage. There wasn’t any recycling bins.There are large areas around the perimeter of the park to walk your dog. We did have to watch for fire ants and sand burrs.The pool is a good size, it’s heated and well maintained. It was rarely busy but we did meet lots of nice folks over the four months at the pool.The club house is an active community and it seemed like there was something going on there every evening. The activities are geared toward seniors. Bingo, shuffleboard, cards, etc.It’s only a 10 minute or less drive to Publix and Walgreens. Most of the restaurants that we liked were 40 to 50 minutes away. There were some great parks with hiking trails and/or kayaking within a 40 minute drive. Tampa airport was also only 45 minutes away. Honeymoon Island was probably the closest large beach and it was about an hour drive.

Average cleanliness, very basic with many people full time or snowbirds returning for multiple decades. We were stuck in sand and had to be towed out on our dime. Management put us in a combo grass/sand lot and a heavy rain caused problems. READ FINE PRINT. WE HAD TO PROVIDE PROOF that my surgery was postponed, and needed to cut our stay by several days and reschedule. We were there at the park for the surgery week for just 2 of 7 nights we had planned. So, not happy, no. However, all the park residents we met were really nice and the maintenance guy was awesome. Id put him in charge.

After almost a year of living here its an ok place top stay. Not too far from the beaches or Weeki Wachee if you are here for vacation. Two grocery stores within close proximity. Veterans Parkway is about 1.5 miles away. Most residents are quiet and keep to themselves. Some people are counting the years they have been here (15+) while others are here for only a few days. 50 & 30 amp electrical, septic dump and water at each site. Some sites you might need an extension cord so be prepared.

We recently stayed at Topics Resort for the first time. Upon arrival on a Saturday we discovered the electric box is more than 50 feet from the RV lot. We tried to call the office and although the staff is very helpful they are not there over the weekend. We then tried to call the local RV dealer to get an extension and they close at 1pm. I found a Camping World about 25 miles away ( 1:45 round trip ) and bought a $140 extension. Another issue we had is the sand spurs... WOW... If you bring dogs with you, you will be picking the sand spurs out of their paws, your feet, the rugs in the camper and your shoes. OUCH! Overall we had a pleasant stay but I probably would have chosen a different place because of the issues I described.

I live there with my wife. Its got a pool on the property. There are walk ways for the dogs that you must use. You cannot let your dogs go in your yard outside. It takes nosy neighbors to complain and if they complain enough you have to get rid of your dog or whatever animal you have. Make sure your dogs are on a leash, and have some doggy poop bags to pick it up afterward and throw it away. Beside the complaints from other people in the park I like it there. Would be nice if some neighbors in the park werent as nosy but I can make sure we stay out of their hair.Staff is nice and helpful.

There are not enough adjectives to describe our wonderful experience here. Our grandson was playing in a state baseball in Springhill this previous week and this park was the closest to the park he was playing at. All of the office personel, especially Mgr. Lisa Ross, checked in on how the team was doing. They won the state championship in their division. We wanted to have a cookout for the team after their win and they bent over backwards to make that happen for them at the park and pool. They hung banners, had balloons and did everything to congratulate the team. We couldnt ask for better treatment or accommodations. THANK YOU Topic Resort for everything you did for us and East Lakeland Dixie Youth Baseball. We will certainly be back.Jill and Mark Silver
