Management doesnt manage anything, and do not have any follow through.Plenty of loud obnoxious neighbors, music blaring at all hours, the streets are a parking lot, people dont clean up after their dogs, and will walk them right through your yard to deposit their waste.If youre looking for a peaceful, happy, quite neighborhood, this is NOT it.There should be a ZERO stars option, as they do not deserve one star.

Its literally just ok. Carriage Cove used to have a nicer appearance & reputation. Some of the homes just look dilapidated or severely run down.

Quiet, safe, clean. Great mix of residents. Monthly activities for the family and for the adults. Monthly residents meeting.Decent families with good children who are never a problem. Children of all ages play respectfully in the designated areas such as the large playground, basketball court, and soccer field. I often see parents riding their bicycles alongside of their children.The large heated swimming pool gives the community a luxury living feel! And the fitness room adds an alternative for exercise when the outdoor weather necessitates here in Florida. One of the best places to live nestled in a quiet area, yet close to all shopping!

The staff is rude, dishonest and Not genuine at all. Joseline and the manager had me thinking and prepared to move into a place just to tell me less than 20 mins later it was already sold. Called to find out how that happened so quickly, manager said she’s a busy person and basically forgot to tell me...needless to say, I’m very glad things didn’t work out there bc I could already foresee some big problems at that park

Homes too close together. Seemed quiet that day which I prefer. Great pool & club house. Needs lower lot rent.

I live here in the moment. Trying hard to escape from regular, chronic school bus congestion at the front entrance and the auto derby styled, mean speed bumps the previous park manager had installed. Carriage Cove is a decades old manufractured homes park. No sidewalks & insufficient parking all the way around. Little going on in the way of social interaction for residents of every age.

LOVELY--Homes, park/pool, fitness center and pond (ducks included.)Friendly people waving as you walk by their manicured lawns to do some shopping at Walmart. Lets walk to the rear of the complex and use the door that was put in, anyway it saves time and its NOT Cold outside anymore !Wait ! . .what the . . . . .Honestly I dont think that it hurt anyone. For such a large community, this short cut to the major name brand stores, I wonder how this was approved. .??I would think that the residents who live here would like to cut time off from their 25 - 30 minute walk to a grand total of 10 to 15 minutes, when we were allowed to walk through The Gate to Retail-- especially when it is 98 degrees out with the humidity at 80 % ![ also lets think about the eldery/young, those with health conditions or disabilities ].If I wanted to live where I was surrounded by 8 foot solid walls, I would re-enlist and go back to one of my many FOBs ( Forward Operating Base ) in the middle east. —— at least there Heat Exhaustion/ Stroke could be cured with a little common sense .Speaking of common sense, it is an absolute eye-sore to see 4 to 5 white plastic fence panels littered on the side of the street ! I only recently found out that they are from the new self made or rather people made gates- and this happens around 5-15 times during any 24 hour period. . ! !Thumbs DOWN Carriage Cove ![ even the ducks like a short cut to get their food ]

Beatiful place to live but the administration is really annoying !

This used to be a nice place. They are renting to a lower class of people now. You cant ever get ahold of anyone at the office, even when you go during business hours sometimes. You came ever get ahold of them via telephone. They dont return your calls. They allow vagrants to roam the park. They have a 2 dollar a day late fee and dont give you a statement so, they can steal your money. They waited until I owed them $260 in late fees to tell me I had any at all. Their improvements to the park have been superficial and have done little to nothing to improve anything. Find a better place to live.So, you see the response and it sounds like they care. I went to talk to them about it and the park manager told me to calm down (my voice wasnt raised but, I WAS passionate because it means how many days I will eat this month) then she said she would work on it and do what she could to help me out. She sent me a list of numbers for charity places to help me pay the late fees claiming these people will help you. Most of the numbers were disconnected. The ones that actually worked were not willing to help with s such a problem. Basically she did nothing. So like her response toi this review it was nothing but, lip service and ad I started before they no longer care about the people that live here. They raised the rent to make improvements. They put up a vinyl fence, some stupid signs, and a bunch of stinking speed bumps which the idiots they put them in to stop, drive fast in between them. They have painted the speed bumps and in one place have installed new storm boxes (one is 8 higher than the other and will never work). They speed bumps are poorly done and some of them threaten to take the suspension out of your car. Also, you need to add time to any trip you make If you live too deep in the park just for all the time it takes to get over them all. There is a constant stream of vagrants and thieves that are going through this park that makes anything you arent watching subject to theft. The wrong solutions for the parks problems, no supervision on the contractors that are doing the improvements, and a total detachment from the residents if this park all add up to poor management and an increasingly lower quality lifestyle for the residents of this park. I am so sorry to be stuck here now.

Dont know how to start! One day I came in just to ask about information, the manager Tiffany was nice, and talked me into how wonderful these homes are, I was so interested, she sold me lies I completed the application got approved me n my family were happy with the choice..I have called left messages, never returned I came to the office and Joycln was kind at first but very short and quick with her response and promises that the first place they showed me that it was mine, then I had to call all the time for them to say it was taken.they were so unprofessional and even the email I sent to the manager Tiffany of mymconcerns were never replied or returned my calls..I would never refer or ever recommend this place to someone..I am so disappointed on how they treated me..now with them telling me they had a unit for me..to me having to find a place to live for my family..I will be writing a letter to the upper management of how I was treated.

I dont live there but Im there all the time Im the lawn guy seems to me that is very quiet during the daytime and in the evening so for me it would be a great place to live once you had your mobile home paid for you can live in a $200,000 house and your next door neighbor not take care of their yard thats just people

Its like any place else. You have the good and the bad. Some places are nice. An some are run down. Its an older area. So you have some spots that are just not taken care of. The people living there, do keep an eye out for trouble. So beware if your into BS...

Im updating this review as the star was pressed just to remove the notification from my phone. Carriage cove has been slowly improving their quality of services and living conditions. Unfortunately, there have been delinquents and even community members which have been sabotaging their efforts and destroying property but the staff are fighting back by asking residents to call police when such actions are seen. Personally, I believe the community should be fated with the effort theyre putting forth to make the neighborhood more upscale but that can be a bit costly. My next suggestion would be to hire a couple security guards to watch the place since residents are even partaking in the vandalism. Heres huh hoping Carriage Cove continues to improve and finds a way to make their changes work despite the challenges.

They tried to call them houses because you cannot move them but theyre really trailers without wheels and they charge you $523 a month for the ground and the lady told us that the guy who owns the place can raise it anytime he wants which is why we didnt buy one

Management bothers you for every little thing ! I work so I cut my grass once a month. Bro grass doesnt grow back that fast theyre always bothering me about it. Im a freaking busy guy! & lets not talk about the dangerous drivers in that community & its a damn shame cause theyre so many kids that play on the road. & I cant even work on my car in my driveway! This place wouldve gotten less than one star honestly

Management is terrible! The rules dont apply for certain people. The rent keeps going up, while the community keeps going down. The annual inspections are only completed on a few homes, not all. Homes are being burglarized. There are gang members living in the park. Many homes are filled with unregistered guests with criminal back rounds. I know of a home that has someone living in their shed. This is a horrible place to live! I wish I could get out of this place!

OK environment but remember this is a major corporation and they will raise your rent at the drop of a hat. When they CAN do it they will and they dont provide much in the way of services. Now they are calling it property tax sharing. The owners are not here so what do they care about us. I dont own the property so I shouldnt have to pay the taxes on the property - the rent is high enough. Not to mention when I moved in many years ago they screened me, put me through a credit check and promised that was what all residents had to go through but it seems they let anyone move in. The neighbors have been less that stable and they expect me to pay more for less! If it was possible to convince someone to take this home off my hands, I would get out of here faster than you can imagine but at least I can save you from making the same mistake.

We moved here a few months ago, at first it wasnt bad but management does not stop people from breaking the rules. Loud Music is nuts, you would think it was a nightclub. You can hear the music inside your home with ease. Our neighbors down the road on Hansom Pkwy are the worst. We live 4 houses down on the opposite side of the street and their music is crazy. My Mom gets upset about it but no one does anything about it. People have trash all over their yard, and it just seems no one cares. Oh they put up really nice signs...
