HORRIBLE PLACE TO LIVE! My car has been broken into twice and last night someone attempted to break in my home. They smashed my screen door glass and ripped the door from the hinges. The property manager only response is “you are rent responsible” regardless of the crime! I haven’t stayed in my home for over 45 days due to safety concerns! I have filed two police reports and nothing has changed. Car breaks ins are a daily thing! (Check Boulder ridge community page on Facebook) if I could give this place ZERO stars I would. My biggest regret is moving to this place.
Managements people skills leave much to be desired, they often seem primed and ready for a fight.However, Sean, from the maintenance team is excellent. He was professional, informative, and apologetic to issues that arose during my time at Boulder Ridge.
I love living in this community. It is quiet and safe. I have lived here for about four years and Im glad to call it my home because it is clean and my neighbors are friendly and respectful.
Boulder Ridge has strict standards to keep the community clean and looking nice. Excellent lawn care. There are always families walking, biking, or playing outdoors. Cant wait until after COVID-19 so we can use the huge new clubhouse and all the amenities.
Don’t buy from here! I purchased a home here and I was told that if I closed before the end of the month I would get a free tv. Never received it and I called many times. Take your hard earned money elsewhere.
Just dont move here. Spare yourself the stress. I wished I would have taken my wife and new born children else where.

To be honest I have lived on both sides. Yes, it is a little strict buts its not to be mean or hateful. It’s so our community can build and thrive. We have a neighborhood where there are no sirens. No worry about your kids playing outside one minute and the next they are not there. We look out for one another. Its like a family you never have had. Their are rules for a reason. I have had many great years here I’m proud to call Boulder Ridge My Home. I know that no matter what I will always keep my manufactured home here. Their has been great changes just in the past 2 years with the new management plenty more to come...

If I had known how horrible this places management company was I would have avoided this place like the plague. I bought my house through Palm Harbor, so I like the house, but the Sun Communities management company has very strict rules in regards to anything you can add to the house. If you park in the street for any amount of time, they will tow you (even though I see people park in front of their houses all the time), and you cant even park in the visitors parking for a night anymore, or you will get towed. Recently, I dropped off a check that was accidentally short by $0.89, and was charged a $55.00 fee without exception even though I have NEVER been late on a payment. A lot of the times when I come into the office, it takes them forever to acknowledge me standing at the front desk to get my amount for the month. This place is expanding a lot currently, and I would advise all of you to stay away.
Nice Mobile Home park and very clean. The lot rent is over priced for senior citizens. Its 250.00 more than the mortage.

Assistant manager is rude, judge mental, one-sided person who is not helpful. His customer service to his tenants is by far the rudest person I’ve had to deal with ever. Jacklyn is awesome. Never met her but speaking to her over the phone has been helpful and she allowed to hear me speak . The assistant just cuts you off and sees one side of the situation. There are two sides to hear out . Not just the one making false reports and false accusations.
Easy to purchase home. Then they increase lot rent yearly. Was under $300 now is up to 598 in two years. Management is unfriendly most of the time and do nothing for the community. No up keep of trees or pest. No free services included in lot rent. you pay for everything extra garage,gas,electric, water for that price they should at least offer free cable.. still cheaper then other homes in the area but it still a trailer park.
I like this trailer park because it looks tighty and the trailers are separated from each other so you have more privacy. They have a small playground on the entrance which is convenient if you have kiddos.

Sooo, I received a response to my previous review from the “owner” about how rude the lady who greeted us was she was a bigger blonde woman.... I was given a number to call and no option for what I needed... So I chose all options and basically unless you’re a team member you will not receive an answer from anyone and no one calls you back... This place is a JOKE!!! I have a few friends who are supposed to go look at the new community in Pflugerville this weekend and you better BET I will be turning them away and tell them not to bother... If this is how potential new residents are treated and sure don’t want to find out who an actual resident is dealt with....
Really good and quiet place to live clean and organized, but some things are more expensive than it should be.
Went to apply for a house, was denied for too many pets..... I put on there plainly that I have 2 of them. 1 dog 1 cat. She took my $150 and called 2 days later to tell me I was denied for too many pets. She knew they only allow 1 and still took my money instead of just telling me she couldnt help me unless I got rid of one of my animals.
Doesnt put down on paper that theres a daily to weekly smell of manure in the air all across the neighborhood.Very strict rules; They will hound on you for the smallest of details, and the Violations increase the more you live there. They say they take pictures of these violations, but none of them ever clearly show whats wrong with the image. They just dont care, cause its not their problem.If they ever see you or your occupants, theyll give you an attitude even when you dont say anything, and will talk behind your back as they drive off, blaming things on you for things happening out of your control.

The management is horrible here. They allow towing trucks to come into their community and take what ever vehicle is parked on the curb bc it’s part of their policy. I understand it’s part of their policy but the people that live there should be managed by the management of the property, not a trucking company. This occurs way too often, this towing company is taking advantage of this community and the office is ALLOWING IT. A warning By the Management and a call to the towing company By Management should be enforced!

If you value peace an quiet or simply your sanity dont move here if you do prepare to bothered by pointless eviction notices days after theyve been paid rent the countless number of near close accidents just pulling in your home then the pure insanity of a all the loud speaker if the dirt track on the street when people such as myself spend the few weekends we have for relaxing .. not to deal with a migraine caused by going outside
A quite nice neighborhood, A beautiful pool...unfortunately I havent had the time to try it. I wouldnt say its easy to spot unless you happen to know about it beforehand or if your on that road. But it does become easier, knowing its right by a skating event center. Driving around the neighborhood is easy. (Of course always be wary of hazardous drivers no matter where you are) Management likes to keep everything nice and tidy to a point, where it becomes frustrating but still understanding. No one likes to see messy homes and yards of course. But all and all its nice. Cant say I love it, but I like it.

Went a looked at the property saw many flaws, staff took days on end to respond when trying to move here. I lived near by and would go look at our future home always at diff. Times. The place just looked bad in every setting of any given day .So happy I did NOT move here .I love where I am staff treats me and my husband SO WELL. & they made the move in SUPER EASY and they even gave us a welcoming Champain Bottle the day we signed our lease ♡Ambrosio Apts.

Just star living here and my car got towed during the day time right outside of my home. Ileft my car for like 20 min only. When I went to tell them about it, the didnt event try to help. No even sorry and they just gave me the phone number from the towing company and acted like nothing happened. This is really disappointed the way they handle things for new residents. They should not tow cars during the day time. I can think they are agree with the towing company to make extra$$$ which is sucks from them..

They nickel and dime you for EVERYTHING. They get you to buy a house with really low lot space rent then, after 2 years they raise the rent so high you cannot afford your mortgage AND the rent. In my case, the rent went from $125 to $525!!! You are forced into selling or foreclosure. I know, because it happened to me and several other neighbors of mine. After selling our home we ended up having to rent a home from them because my credit was so bad after missed mortgage payments. Dont be fooled by this place. The pool is always closed, the key card for the gym never works, the water fountains in the dog parks dont work, and management controls every aspect of your home life.

Lived here long time and lot rent is outrageous. Own my home and pay pet deposits of $10 extra per animal even if strictly indoor every month. No brake on rent for having been their long time. Used to at least have free trash service now have to pay for that. Staff can be friendly but mostly rude. Have to pay $10 per animal but will let 20 people occupy one dwelling. Cant have fences anymore. If you have grass over an inch high you get notice. I like that they try to keep it looking nice but I have seen them nit pick one person to extreme while some others dont get anything said to them. Its just to expensive for no more than what it is a trailer park.
I have lived here for 11 yrs myself and it is a descent place to live but the lot rent is so outrageous I couldnt in good mind recommend anyone to live out here. I own my home and have before I moved here and they charge me a monthly deposit of $10 per animal and was told my indoor cat that never goes outside is charged too!! I have small dog and its not like they come and poop scoop my yard thats on me. I dont understand this logic at all. Now they wont let you put up a fence anymore and constantly getting told if I dont pass their inspections I will be evicted and its small stuff. I understand not wanting to let the place get trashy I appreciate that but having a ladder laying down in back yard behind my bushes and no folding lawn chairs if any kind is getting petty. They are expanding out here and moving in their homes and I feel they want all us who own homes and its not through them they want us out cause instead of making only $600 a month they will be making $ 1800 a month. And if you buy you cant move that home till u pay if off and they bank on that you will foreclose or get evicted before that happens. Really be much better to buy a house.
I love living here. I bought my house in 2007, upfront with cash. At the beginning, some areas in the community was a bit intimating, folks breaking all the rules, my shed was broken into & stole our lawnmower. Staff has changed frequently, however all are very nice. There are almost 500 homes, so a staff of 7 are very busy. The grounds are beautiful, pet friendly, I value the staff & they do the best they can. We have monthly activities for the community now. I live alone & the staff looks out for me.
I have lived here for 7 years purchased my home in 2012. I love my home and neighbors. I havnt had any issues with break ins or loudness.However, the lot rent is ridiculous! It jumped from 300 to 600. I am disabled and by the time I pay my Mortgage and lot rent Im pretty much tapped out for the rest of the month. I used to get notices on my door often. I refuse to plant flowers or do anything extra to their property. Maybe we should all get together as a Community to protest and get the media involved. I will be willing to participate.

This is a beautiful Modular Home neighborhood with friendly people, a pool, picnic area, workout room, playground and a canine playing area.
Okay, so this needs to be known, because Pflugerville is a wonderful city; HOWEVER, Boulder Ridge is anything but a great place to live.MAINTENANCE & MANAGEMENT1. They are very, very rude. I dont mean this is a one off experience with exaggerated bias. They literally are rude regarding anything and everything you inquire about, or if you need something resolved.2. If you ask for something to be repaired, you must submit an email or stop in and request it in writing. They make faces, speak to you unprofessionally, and everyone in the office is a minority, so most of the time they will be speaking in Spanish and laughing at you.3. If they actually get to the repair, they send out someone who has NO IDEA how to actually fix anything.-- My screen door is STILL falling off.-- My kitchen sink faucet STILL barely emits water.-- My dishwasher leaks, smells, and doesnt clean dishes. Ive asked for it to be replaced, but they say theyre going to order a part for it to repair it, but after THREE YEARS it has never been done, nor has it been replaced.-- The siding on the home is literally being picked off by birds and bats. Now there is a dive bombing family of birds and bats which attack my family when we walk outside during the day or night, and of course they crap all over our vehicles daily. We asked them to fix it MULTIPLE times, and guess what they did? They put DUCT TAPE over the siding. Of course the birds & bats merely pulled it off to use it to hold their homes together inside our walls and attic.-- BUT WAIT!! Every time you make a request for something to be repaired, not only will it NOT be resolved, but then they will pester the living hell out of you to buy the home. They will call you, and email you, and mail letters to you for a week. Why in the unholy hell would anyone buy a place here with such a miserable management and maintenance staff???4. The entire management staff has been replaced (2) TWO times in the four years we have lived here.-- First time due to the entire staff being arrested by the Travis County Narcotics Task Force for a full felonious drug operation being LED by the management and maintenance staff themselves. Think Im exaggerating? Its Public Record, look it up.-- Second time due to embezzlement, theft, and Yep You Guessed It; DRUGS again!-- Now we have a completely minority run property management team who are complete and utter rude, lazy, imbeciles.5. THEY NEVER ANSWER THE PHONE OR RETURN PHONE CALLS -- EVER!-- Dont even think about reaching someone on the phone, before, during, or after their so-called hours of operation. They simply NEVER answer the phones. Refer to the fact that the entire team is lazy, rude, and inconsiderate.6. They let their staff live on-site, and they never take care of their properties. They dont mow or clean their yards.-- One week we got a notice that our yard needed mowed, and we were walking around trying to figure out what they were talking about, because we didnt read the entire letter, and then we finally found a small area by our A/C unit which had some tall weeds on the reverse side of it; essentially out of site. BUT WAIT... We drove down the road, around the corner to the next street where one of the property staff/managers lives. We took pictures and a short video and sent it to the true corporation owners in Michigan. Their entire yard was filled with crap, and the grass was at least 18 inches high, not to mention the HUGE oil stain all over their driveway.COMMUNITY & CULTURE1. Its horrible. I mean there are kids with their pants around their knees walking around all the time cursing, throwing things in peoples yards, and weve seen them literally pulling their pants off, and defecating in the middle of the street!2. Drugs, Sex Offenders, Violence Galore, and Violent Dog Breeds everywhere, even though they say none of that exists. Its a lie. You CAN go to Travis County and ask for a Sex Offender and Violent Offender registration report for the community, and you will quickly realize how seriously this community LIES.

I was asked to come out at 2 to look at some properties, both for sale and rent, by one of the employees that had been in contact with me. I made the 45 minute drive out to my appointment to find that the person I was to meet was at lunch (to be fair he implied he might not be available so thats not what irks me). His assistant was however available and when I asked about rentals, she said nothing was ready to show yet. When she asked about what size, I said big enough to accommodate myself, my fiance, and our pups, to which I was told only one pet is allowed for rentals but you can have two if you buy. Then she brought up breed restrictions which would of been nice to know in the first place so theres 3 ways they wasted my time driving almost an hour up there just to hear all of that. Not to mention, if Im putting my money into buying a home regardless of size or build, my pups are my babies and Ill be damned if someone is going to tell me I cant have them just because they eat into the bs stigma against the breed they happen to be. I never know whether to be frustrated or feel bad for the person when i hear that generic agressive breed line.Theres no such thing as an agressive breed of dog. Theres just bad people who raise them wrong.
THIS PLACE STINKS! (this is evident by the stench as soon as you turn onto Killingsworth.) We have never had buyers remorse over anything until we finally started to pay for this house. When we moved in and started leasing, 5 years ago, we thought how awesome! The house is huge, and it was all newly painted and we got new appliances throughout. While leasing, they did some repairs for us, to fix the bowing in the fireplace, they put 2 screws in the grout and called it fixed, to fix our french doors, they sent 5 people to put up 2 pieces of wood, to fix the back door to close properly, they shaved off a layer of wood off the top of the door, instead of leveling the house. Our home had to be releveled THREE times in the first 6 months that we started to pay our mortgage. Now, we pay the mortgage every month, keep insurance on the house, and also pay lot rent to the community. Our doors no longer latch because the house is not level AGAIN, due to the communitys leaky sprinkler out our back door. It leaked for 3 months, we told them about it every month and then one day just after 3 months, it was finally fixed, but that was after our back yard had turned into a swamp. Now we have asked them to pay to level the house because its not due to our problem, and they refuse. The management apparently feel that this is our issue, not the fact that the ground under the home where the supports sit got SATURATED while this sprinkler just kept spewing out water. We have made some minor changes in the yard, putting decorative bricks around the front garden after we removed the large and unsightly agave plants which WE did because they refused. And when we did that, we had to submit pictures of what we were doing including any flowers we wanted to plant. While we were going through all the motions to purchase, we decided to ask if we could have a garage or a larger shed and also we wanted the skirting around the home to be changed from trashy looking holey vinyl to hardiboard. The skirting was added into our mortgage, they wouldnt do it. Well, we were told we couldnt have a garage, because there wasnt enough space (we measured, and we could have put a one car garage where the run down shed was), so we took the largest shed available and permissable. But when they delivered the shed, they refused to take the old one,so we moved it behind the new one. We also added a third strip of concrete to our driveway to make room for extra vehicles, because we didnt think it fair that our visitors have to park in the lot behind the office. We get our lawn notice every 2 weeks, when there is a small patch of tall weeds. The mortgage company has a clause that states we cant move the house until its paid off, well that would be ok, if it wasnt a 17 year mortgage, and of course it was THEIR company we had to go with for the mortgage. Lets talk lot lease, we pay $504 a month for the land the home is on, our mortgage payment is LESS THAN THAT by a bunch, and when I asked the newest property manager what exactly we get for this $504, she simply answered, on site management, security, the ability to use the clubhouse, the pool, and maintenance. Our home was broken into in 2013, so the security offered isnt all that great either. I asked her when our house splits in half because of the ground, what good would that be, she said oh well thats not our problem its yours. Our lot rent has gone up every year since we moved in, and when I look in our lease there is nothing stating we are responsible for leveling. So our home with either split in half and we could all get hurt, or we will have to find $700+ to pay for it ourselves. This place is terrible.

I mowed my lawn and 4 days later they mowed it. Most administrative persons are rude plus they increase the lot rent $25.00 every January. Seniors are forced to leave because of the increase. If you have more than one income, take your chances.
