I would advise anyone considering moving into this, or any mobile home park in the State of Arizona, refrain from doing so.In Arizona, renting or leasing a space for your mobile home could cost you your part or in whole, even if its been paid for, due to the fact Arizona is landlord centric, not for any land lease holder. You can be literally evicted at the very moment the management company makes that decision.Due read all contracts, leases, agreements fully, and complete ensuring that you clearly understand all documents, and any addendums to those documents, should they exist. Seek legal counsel for advice or clarification should you have any questions.Management does need to serve proper notice of intent to evict should problems arise providing management cause if issue is not remedied immediately.However, immediate eviction is should the management company feel that you are in violation of the terms and conditions of the lease in any way regarding certain violations. Some of these may include any disturbance that requires the police to respond, any drug related matter, felonious activity. Keep in mind, as the lessee you do not have to be the individual that caused the situation. Any other legally listed on the lease agreement, or not, or any guests or proceed guests, of yours that violate the CC &Rs can be cause for you to be immediately evicted.Management rules specifically that is the lessee you are 100% liable, assuming all liability, for the for the actions of any and all guests for their actions, behavior, while on property. This would apply to someone that at one time or another was a guess, then returns on a later date uninvited by you, therefore it not your guests at this specific time, acting on their own accord, and violating terms and conditions of the park. Due to the fact that they are not invited guest as such time that they caused the violation, they should be charged as trespassers along with any other violation of the law they may have committed.However, the management at these parks have far reaching authority, they know this, and will reach to evict you, the lessee, without any regard that the individual was not a guest of yours at the time.Under the right situation these parks can be a possible option short term for some folks. I just want to be certain that people are aware of possible consequences, challenges of renting land.Also, keep in mind that almost, possibly even every year, your lot rent will increase. Over 10 years, assuming a 5% increase year over year, and starting year one lease cost of $650, yr 2 $715, yr 3 $780, ... To yr 10 for a net monthly expense for the land rental of over $1000 dollars.As you can see even though you own your home your land lease increase each year. Im very short time your $650 per month will double to 1300 per month.Though your tax bill for property tax will be minimal, mainly because manufactured housing is a depreciating asset or liability, where if it were attached to the land it would increase in value overtime. Manufactured homes that are not attached typically decrease in value overtime.Do all the math for the time you want to live there to get a true understanding of the total cost. Thoroughly read any lease agreement to ensure you capture all costs associated.At least now you can make a very informed decision.Because theres no gain in the value only losses, I would mean more to the side of dont do it.
Park is trashy looking, mobile homes have nothing but weeds growing in their yards nasty
If you follow the rules in the contract and dont make your own rules it is a wonderful place to live. Be nice to people and friendly. I was sad when I had to leave only because I live in my Rv and you have to pay up front for a year. Just couldnt do it. Office staff are great people.

Love this resort, have lived here over 10 years, bought and paid for our home, and lot rent very reasonable, especially with all the amminities offered. Especially love their pool.

The lot rent is on the high side but it is a great place to live and close to the highways and places to eat and shop. The people in the office are always helpful and nice. Its one of the best in the area.
Very nice woman in the office, her name is Sherrie. She is caring supportive and will not ever let a resident to astray. Shes kind and caring and makes people want to live here. 5 stars!

A lot of older mobiles and people who arent 55 and older. They allow RVs too.
I have lived here for a year and the water is constantly being turned off. Seems like it happens once or twice a month.
