The staff schedules appointment and arent available when you arrive. The finance company they use looks shady has bad ratings and that sealed the deal for us to walk away!Also if you do purchase and would like to rent... The answer is NO you cant.The roads throughout the place is filled with big potholes.800+ lot rent Positive side it was quite quiet.

Very quiet community. And the office is super nice and helpful. They are family oriented and even treat my son as their own when they see him..

The park overall is nice.. The people are nice here... The lot fee is a bit much.. The pools are never cleaned in the mornings.. Cant use the exercise room.. For the price of the lot our water pump station should be upgraded.. It smells bad in the air sometimes... For what we pay Wi-Fi should be included as well... As far as management the ladies are nice, but they never return calls and if you have a question the never follow up with you..unless there is a violation with you area..

Wonderful community to live in. Their management changed while we were living there and they have done a great job at maintaining the grounds and keeping the community informed of any changes. It’s a quiet and peaceful neighborhood. Reminds me of being in the Keys!

Shame shame shame charging people late fees during a pandemic and threatening evection as soon as the bill is lifted !Rents over 850.00 and charging daily for late fees !Big joke signs all over saying we care about our residence! Lot rent is crazy high. Dont know how someone would make a trailer payment and pay $800+ lot rent. Could buy a house cheaper.

I am giving this neighborhood a 1 star because a 0 does not allow. This neighborhood is calm and and we dont have any problems with neighbors. The management on the other hand is always being changed so you will never have a great communication overall. 2 years living here now and again not anything good can be said from the management, the neighborhood has had meetings with lakeshore management, and even then things were not changed. Some of the washing machines do not work and the dryers burn your comforters. Called the number online and said there is nothing they can do. There was a point where the staff would come banging at your door in the middle of the night to try and talk about any problems they had with each specific resident. I am talking 9-11pm when most people are trying to sleep for the next day. Not making this up, like I said we even had to hold a meeting with lakeshore management. With our personal experience we had one of the staff come up to our cars to check the tags and plates to see if they were up to date, that isnt the problem, the problem is we are private people, we pay rent for our lots and even though yes, its not our property we have our mobile home on, we deserve privacy. This staff member not only looked into the tags and plates but actually looked inside of the cars with a flashlight. In my eyes and thankfully that of my neighbors who was able to record this incident also didnt think its okay. Overall poor management and service always only looking for rent to be paid and nothing else do they care about.

Looking into buying and carla in the office was helpful and amazing at showing me prices and options.

Management here is not to good, they do not care about safety inside, neighbors complain about high speed inside and management do not do anything about it, but every year they charge you more and more for nothing, the common areas are in not good shape...But is the only place I can live so far

For the most part of the residents here are great. Now management has another question. The general consensus for most of the residences that they dont do a very good job and they overstepped their bounds by cutting down their mango trees and other fruit trees. I spend a lot of time in a garden walk and maintenance men for the most part one in particular I can give a name but is very rude not very friendly

I have lived in this community for over a year now. Maria and Jonathan are efficient, professional, and caring. It is evident that they take pride in what they do, enjoy their profession, and do their best every day as far as I’ve seen. This community is quiet most times with the occasional kids playing outside (better than playing video games). Most of the neighbors are nice with the exception of maybe one or two. Everyone here minds their business for the most part. I consider it a hidden gem in palm beach gardens. Very affordable compared to anywhere else in the area. Im assuming the bad reviews stem from people who don’t get their way due to circumstances beyond the employees control (maybe trying to get them to break the rules etc)and the best they can do to feel justified (get revenge) is to make a bad complaint. Anyways, hope this helps those who are looking for a place to call home. As far as I’ve seen their hasn’t been any trouble (police) etc since being here a year so I’d guess the crime rate is pretty low.

Some mobile homes look very good here, but a lot of them look like they need some TLC. Its a quiet neighborhood near shops and close to I95.

This is an excellent neighborhood. Well maintain lots and homes. Pool with restrooms. A pavilion for cook outs. They even have a bingo night at the club house.

He had brought a family member to visit our home without approval telling this person where we lived causing conflicts in our family.Shame on you !! While this neighborhood has had some issues with staff and unwanted residents. In the past year they have completely changed for the better. Office staff are friendly, and well knowledged on the property. They are always available, even after business hours. There is even a clubhouse that is rentable for special occasions. Overall it is a nice place to start/continue your family.

Property management is horrible and the have different rules for whoever they like or dislike. Very unprofessional maintenance crew.

If I could leave no stars I would however I cant water randomly goes out then theres a boil water notice from there own workers hitting the lines when they bring in the run down trailers. Power fails randomly. Internet from comcast went in and out. No one is friendly. Pools the last few years nasty, once after they had a party the people left beer bottle tops cans and plastic cups in the pool and it was so cloudy u could tell they poured beer in it. Did they not look at this? I took my kids and had to leave. All the pool chairs had to be bolted to the concrete so that no one steals it. I dont know how much more I could go on about. The last 3 months Ive gotten my rent statement on the first... if u want paid on the first I need it before then as water is on the rent bill and isnt the same from month to month.

To be honest I dont think this place has a fair review to the least. I have been working with two of the employees since late October about purchasing a home. Not only have they been completely honest, and helpful. they are very knowledgeable about the property. I have read other reviews complaining of things but its nonsense. If there is a problem the staff is there to help as long as you are level headed. They have answered all my questions and have really been a great stress relief. The community is quiet and very beautiful, the greenery is very well kept up and it offers two pools. granted there is no life guard on duty but in retrospect what place besides a public pool will you find a lifeguard? Any how I think the main issue is people need to remember unless you are renting from them, you yourself own the home and it is your responsibility to keep it up. They are realtors, not property tenants. the rules are fair and as for the constant complaint of a water bill. they offer to have the meters checked if you feel it is unfair. So really you cant complain, they do what they can and sometimes even more then that. Mary and Patty are wonderful people and deserve more recognition then they get. I have lived with my dad in this neighborhood for the past 4 years and we never had any issues then,but for this recent months we are having a lot of issues with the bills,my dad pays the bills and its always on time except when one time he mistakenly handed the older check and got penalize for the late fee that he paid right away.Anyway, we have a zero balance before, but now a previous balance shows up from nowhere and the employees themselves couldnt figure out how we have a previous balances.Going back to the late fees the previous staff that my dad was dealing with told him to pay just the current balance which hes been doing and now, you figured that the previous balance goes rocket high . That the new staff is demanding us to pay. When it shouldnt be there in the first place.They did not do there job and they just demand us to pay for something we dont know about.Note : if you look into your statement with balances, it never state what are your previous balances for(in our statement), no explanation which you deserve to know.When i went to the office and talk about the previous mystery balance the staff showed me their logs of our bills and i brought our statements that they handed to us every month and Im not surprise they are confused about everything,its does not match with what they are explaining and the hard copy that they provided us monthly. I am still trying to figure this out with them and their is no progress.P.S I am paying for my fathers bills and I am not paying for anything when they couldnt even understand what i am paying for. Business is business, we pay what we have to pay but do your job right.
