Weve lived here for 12 years. Since the new owners and manager has taken over the park has made a complete 180. The residents have the freedom to do what they please to their homes and yards. Noone comes into your yard without your permission. When there is an issue or concern it is addressed immediately by the manager Rosa. She is kind, understanding and friendly. The residents are very neighborly and respectful. It is clean and quiet. Everyone takes care of their yards and homes. There is a noticeable difference from the past to now and Im actually proud to reside in this community.

This place look so much better Now lot rent is $530 a month and you have your own home community management very nice and respectful woman always willing to help others! I love the walmart and mcdonald near are to exercise is incredible cheap an quiet.

Been living here almost a year been reading past reviews and this place deserved 5 start they way the management work with resident is amazing the way the hispanic are make life happy i love my small world on College MHP thank Roza for all your help even in weekends she is around and willing to work and help others.

Cheap place to save money and polite customer service on the office

The management do the best she can i has to say she is been a good manager the problem are with the owner they increased the rent every year i remember when i first moved -in was others owner and the rent was 390 and now is 530 plus they steal the money for the sewer ant the water charge property taxes and electricity charging extra and the rent increase is not even legal $50 not even a year that they increased for the $480 this place Don’t work for live in here

No professionalism whatsoever, Nickle and dime you for everything even a cat within your own home. Never correct their mistakes and still charge you late fees for it. Nick the manager has absolutely no idea what hes doing. Bad mouths the residents and even tells people who is behind on rent. I will be pulling my home out the community to the scrap yard because the community doesnt deserve to have it. FYI, these reviews are skewed as 5 of the reviews are people being paid by the community to write. another 3 of them minimum, are their family members. I am so disappointed in the new management. I wont be the first or the last to pull my home from here. There is a ton of illegal activity here from both the Management and some of the shady newer residents. Lets look at the park for what it is. Its now a trailer park after the old ownership worked so hard to clean it up. Last February 2018 was the start of the destruction of this park and its not getting any better.

This place has great service there working hard to change from past ownership and clean up the park from old management great changes for the better.

My husband and I have lived here for a few months. I love the quiet yet friendly atmosphere. I only wish we had been able to do a more thorough walk thru of the house we purchased before signing any paperwork. Once we make the few repairs that should have been done before it was sold it will be a fantastic house!!

This week i was looking mobile Homes With my daughter and i met this lady her name is rosae and she is a hard worker she help me to do my application with so much dedication and peace that me and my daughter get convenced to her and i really want to be approve and start my new life with manager who care to tenant and help like she does i dont know from where she is but she is amazing i love her accent thank rosa.and she tell me to say what i thing and this is what i thing i love this mobile home park and i love the way that she is not a manager she is a human who understand not metter who talk to her i see love and peace on her eyes for what she does

This place is falling to shit new landlords are sleazy and shady, stealing money and forcing renters to pay a 50$ late fee for there mistakes even tho they were paid in full. Don’t recommend anyone to live here unless you want to be harassed threatened and racially discriminated against.

I lived here in the park for 9+ years and trust me its trash and its gotten worse and worse every year and they only take pictures where it looks nice but down the hill where i live there trash everywhere and sewer water everywhere when i get home i will provide pictures
