Lived here 4 years The neighborhood is nice there’s a pool to park the basketball court. Management is pretty good. Everyone is federally background check before they move in so it’s not a dangerous neighborhood

Friendly environment and beautiful pool

We have lived here for 2 years with dogs and no problems and yesterday we got a paper on our door saying the dogs were too loud and we needed signs warning that there were dogs on the premises. We also have to stay outside with them when they go to the bathroom. And we did all of that and pay 25$ a month so they can stay here. I wake up this morning and luke (the manager) is putting another piece of paper on our door. I see what it is after he leaves and we are getting kicked out. We only got 1 notice...

Lot rents are REALLY high. They offer a discount at first then they jump. Quality of houses are very poor for the pricing.

I was surprised at how nice this place was when I got there. Its technically a trailer park but the trailers are the nicest Ive seen - I dont even know if you can move them because they are so large and they look permanent. The property is well maintained and I saw a nice playground area for kids near the center of the complex. I think each trailer has their own driveway, too.

I Got One of there fixers up Trailer, So far its getting close to done, Ive checked the Place out, They Have A Park for the Children to play which is a big plus for me, I have Grandchildren of different ages, Then They have ingroundSwimming Pool which is Another Big Plus for me, With Grandchildren plus the People Are very friendly and very Knowledgeable, Ive not met any of my neighbors, Yet, but in due time I will, There close to the interstate I- 75 plus theres a shopping Center not Far which is really good, for me, I dont like to go far to get my groceries or clothing, theres two schools across the street from me, Which is a Good things for folks who have small children and grade school down the road from me also, Theres A Gas Station, also down the road from me, its a Speedway and the gas is pretty cheap sometimes, Your close to The Dayton Mall, And a Lot of Restaurants if you choose to eat out, The Towns that Your closes to Are Miamisburg, West Carrollton and Springboro,

A good place for a family with children to live in their is a lot of public transportation to go about their.

They have raised the price to $1200/m for a trailer park. Even though i am disabled they jump to charge me extra for mowing. Lucas released my roommate from the lease but kept charging me as if he were on the lease. $75 extra a month plus for his cat. Dont trust them.

Was there for 9 years, price kept going up, and the people that was being brought in are not the best. I had stuff stolen out of my yard, my mailbox vandalized and I had to pay for it, also, my neighbor would block my driveway so I couldnt get out. My car was even vandalized as well. If you are thinking about moving into the park I would invest my money elsewhere. I left because I had enough of it all, as well as I have family that needed me closer, but mostly left because all of the things that were going on, and nothing really being done about it other then the manager saying dont do that again. Really!? Look elsewhere people. Its getting really bad at that park, used to be nice, but not anymore.

Honestly, I was shocked to see how nicely upgraded these homes are. Theyre affordable and in a very popular upcoming area, Austin Landing. Theyre located minutes from the highway, schools, hospitals, and shopping.

The only reason I dont give it five stars is because youre not allowed to choose the trash provider of your choice (I know I can get it cheaper than $185 a year,) and the lot rent is more than what I pay for my mortgage. Youre not allowed to put up anything around your home, even as an owner, so we constantly deal with people either walking through the yard or letting their dogs do their business in our yard. The mgmt, however, is quick to respond to any issues or questions, and have been a great joy to work with. Im very pleased with them, and know the things that I dont like are things they have no control over. *There is no age restrictions here*

Lot rent is going up again. If you dont renew your lease expect to pay nearly $600/month for your LOT. There will be times you feel targeted by the corporate rules. I will say that after nearly a year of being here that it is a nice clean community. It is a bit of a cliquey place. I feel this community with its rules and prices is better geared for well off retirees. Not so much young families or income restricted individuals.

Wonder how the management treats its tenants? Look at how many bad reviews there are, and see how many times management tried to reach out and correct their concerns... once! Sad...

I really do enjoy living here. The community is a quiet peaceful place to live. The lot rent is reasonable. I never have any problems with any of the other residents or neighbors. The swimming pool is a great place for a swim and to socialize. The community is a very safe place to go for a walk. The management is quick to address/all issues. I would definitely recommend this place as a first place to move into or as a retirement community.

We were approved to buy any place available Went and paid to 10% for a home on Saturday. Called on Monday to see what else needed done to the property before we paid the closing cost. Was told that the property manager wasnt in the office, Then in the next breathe was told that he was trying to get ahold of me due to being denied for a place. Not sure what happened. Been trying to reach out and figure out what happened. Not answering phone calls now. Very disappointing, Not the best way to do business in my opinion

Lived in Oakwood Village for 4 years. Current staff are friendly and helpful. Nice neighborhood. Not your stereotypical trailer park. Lots of big beautiful trees. Park like setting. Lot rent is high and you maintain your own property. They have rentals which I think are more reasonable. They offer a variety of rental and buy in deals.

This place sucks. When there is a water issue they shut the water off for the entire park. I got home at 6 from work & water off. I was told it would be on at 9. It is now past 9 what?? No water. I have to work at 4 am meaning I have to get up at 230. I should have been in bed already????? Thanks guess I’ll have to go to work stinky.Signed stinky butt elephant

Very Nice trailer park but I must say Im sadden by how much the lot rent is for people who are buying or that own there own home. I pay more in lot rent then what my house payment is. Im looking to sale my home I love very much because they just keep raising the lot rent. They do not clean the trailer park roads very well in the winter. The price they charge for lot rent and there reasoning for the cost is crazy. If I own land I would love my home because it is perfect. Our neighbors are so nice. Luke is a good trailer manager and I know its out of his hands but its just really sad.

The place is way overpriced and the rent goes up nearly $20 a year. That means for every 5 years you live here, you will be paying $100 more per month. DO NOT MOVE HERE!The management does nothing about serious complaints, but they give you a notice if your trash can isnt pulled behind your house with 24 hours of the trash pickup. Ridiculous! Pathetic!

Beware buying a mobile home here, make sure you get it inspected. My husband and I just recently bought a single wide here and we are finding problem after problem. We are finding holes in the floors, there is new carpet and tile. The flooring company Cinsi Flooring wont call us back, Sun Homes are ignoring us. Buyer Beware

We moved here in December. During the management change. Have had a few issues, but Luke is quick to address them. Our lot rent is $545 covers our water, sewer, trash and dogs. Even combined with our house payment its cheaper than an apartment. I feel safe enough to walk at night or my dogs by myself. I can let my kids go outside and play. Speeding is an issue and the complex is installing speed bumps to help curb it. Its not perfect, but they do their best to make sure it is. Im happy here and so is my family

They now claim to be unaffordable housing. The police are here multiple times a week if not multiple times a day.

Very nice Trailer Park Homes. The 4 bedroom 2 1/2 bath is huge.

Very high lot rent ($479)! Nothing is included in rent either, add water and trash(that they mark up the price on) and youre well over $500 a month for a patch of dirt. Current management is much better than their predecessors.

There are old underground water pipes that constantly leak/break and this results in the water being shut off quite often.The streets are in poor condition as well as the sidewalks.The lot rent goes up every year while the level of services has gone down.

I live here i love the management. There are a few bad apples that live here but for the most part everyone is really sweet

If there was a minus on this I would give this place a minus. Please, please, please, dont subject yourself to moving here. It has gone down hill so much since we move here. We rent and pay close to $1,000 a month for rent!!!!!! They dont fix things when you tell them about things. The office personnel is rarely in. They take a lunch break and move the clock from 2 - 3- 4... then they leave early. This place is for the birds!!!! Well, if I was a bird I wouldnt build a nest in a tree here. Find somewhere else to live!!!!!!

My daughter bought a Trailer here and we agree it is the best trailer park in Southwest Ohio.

I had high hopes and thought this was going to be a great place to live. I moved from California and Luke was happy to help me with the paperwork process from across the country. I visited the office to meet him face-to-face in March 2017 and to see what I was told would be my home. In May 2017, I was halfway across the country, with my uhaul trailer in tow to move into my new place when I received an email from Luke that included pictures of my home. It was not what he showed me and not what he told me Id be getting. I called him immediately and of course got a run around answer. Not to mention, this house was more money I was told Id pay and was well out of my budget. But, since Im already halfway across the country and had nowhere to live, I chose to accept it and move on. When I arrived to sign my lease, they werent ready for me. I had to stay in a hotel. I made an appt to come back the next day. I did. Then Luke told me that he just remembered that he had to do another background check on me as its been over 30 days since he did one with my application...which would take 72 hours. 3 more days I had to stay in a hotel for. I was livid and contacted the corporate office that day letting them know how displeased I was with everything. I did not ever hear back from the corporate office. Instead, I got a call from Luke the next day yelling at me and asking why Id choose to go that route. He was completely unprofessional. A few days later, I signed my lease and I entered hell. This house was falling apart. Whenever there was an issue, Id make a work order and Id be lucky to see maintenance within 7-10 days...if ever! When I began to approach a year if living there, I received a letter informing me that if I still wanted to live there, there would be a rent increase. $50/month to sign another 12 month lease and it goes up from there for other options. Apparently, this is something they do with everyone. I paid almost $1,000/month to live in a place I hated and was out of there as soon as I was able. Ive recently moved out and I cant wait to see what kind of problem Ill more than likely run into with these people considering they dont complete a move-in or move-out inspection. Theyre thieves and I dont recommend this place whatsoever.

After living here for just a few months, I can honestly say that my family regards this as one of the worst decisions we have ever made. If I felt like giving the time, I could list practically thousands of reasons I should have never decided on moving in at this location. Here, let me ask you a few questions. Do you enjoy having children walking all around your property, even after numerous times of politely asking the kids AND parents to please refrain from doing so? Do you like waking up at 2 A.M to the sounds of Trucks revving their engines? Does walking outside to discover fresh dog feces scattered throughout your yard sound pleasant? If you answered Yes! for any of these questions, well come on down, this place is perfect for you! But, if you are like me, this Village has been nothing short of a complete disaster of a move. The CONSTANT screaming children, shallowness of the community, and just straight up poor management just justify every bad thing I will ever have to say about Oakwood Village. Please, this is coming from someone who has never written a bad review of nearly anything until now, take my advice and do NOT make the move, I wish we wouldnt have.

Oakwood village is the worst experience I have ever had! We still live here and are currently looking for a home and it cannot come soon enough! Management is absolutely horrible. They have called my husbands work numerous times trying to get him fired. They towed our car out of our driveway with NO warning, no sticker nothing. We had to call the cops and are suing them. My husband leaves for work at 3 am and they called the police and said we must be dealing drugs over here because people are coming at all hours of the night,and its my husband going to work! We are peaceful people and keep to ourselves and they have a vendetta against us because they are mad at his company whom they have a contract with. My husband used that car for his 2nd job that they towed. I am pregnant and do NOT want to be dealing with this stuff. Sandy came to our house and lied right to my husbands face. Please save yourself the misery and keep looking!

Only been here a few months and what our family expierenced so far why its 3-2 stars. Our water keeps getting shut off due to emergencies and always under a boiling advisory. During winters I have experienced the streets dont get salted and where we live its always full of ice and snow. Ground keeper does a poor job of safe roads here. First 4 months here a cop shot and killed someone here and as of Jan or Feb 2018 walking my dog witnessed a high-speed chase from the police. It can get loud with cars-music/rev, neighbor personal drama, and the fact we live by a school/fire station. Places could be worse and why I give it a 2.5/3*

VERY STRICT RULES AT A HUGE COST.This place will real you in for 2 years and charge you out the butt prices to rent, then you cut your own grass in a specific time frame or you get a a $50 fine, pay for trash and if you leave your trash can on the curb (overnight) you get a $50 fine, never have a truly clear road when it snow, (unless you think one pass is good enough), no bikes, toys of any kind in the yard or you get a $50 fine, just not let your kids be kids. They have a play ground and swimming pool but the kids cant play on the playground without supervision at any age and the pool runs on volunteers so it is never open. They charge a $50 fine for being human. Its a trailer park for Gods sake not the Hilton of swank.They basically charge you massive rent and do NOTHING for it, except charge you more for being human. Not very many people stay more than 2 years. Because if you buy your place it gets worse.

A generally nice place to live, except for the fact that lot rent has doubled since we have live here, all the extra money for nothing. Lot rent is $500 a month and that doesnt count your rent/mortgage payment or any utilities. Our place is $1300 month plus utilities. Real house are much cheaper.

Absolutely horrible!! From the poor management to the hood rat children laying in the street to the constant drug activity. Some kid destroyed my brand new car that was in my drive way trying to break into it with a screwdriver!! I thought being in such a nice area that this neighborhood would be nice. ...wrong!!! Typical trailer trash. Not to mention once youve paid off your home you have to pay 500 for the little piece of land that you are 100% responsible for taking care of per month. This place is a desgrace. Outrageous. Id highly reccomend that if you are considering moving here, just keep on going. Worst move of my life.

Bought a nice trailer,in a nice place with friendly help

I really liked the neighborhood. Lot fees and rent extremely high. We purchased but Rhonda agreed to fix the roof which was pooring in water, central air, cabinets falling off, and doors. After purchasing it wasnt cheaper it was higher. Also went to unplugg a electrical cord and the wall was completely soaked outlet came out with plug Rhonda said she had roof patched and wasnt doing anything she agreed to. The insurance they sell you doesnt cover anything. Skylights leaked, mold etc. Rhonda put all repairs needed in my contract but stated I didnt get them notorized so therefore it was no good lol. Awful people. Electrician told me it was a deathtrap. To me all a big scam. 1200 a month? Ridiculous. No problem with neighbors. Nice pool. Thats it. Very poor management. Rude obnoxious even when theyre wrong. I left it. Now they are patching up the place to scam the next poor schmuck. The house is a deathtrap. I assume someone else will move in with choldren all the electrical wiring needed replaced due to water damage. Im scared for whomever moves in because its a fire hazard. 100% shameful anything to make a dollar

I hate this place! My in laws have a neighbor who is always starting drama with us and my sister n law with her 2 special needs babies, even put hands on me broke my ankel and the manager or oc did nothing about this. She takes pictures of anybody who comes to visit and takes pictures of their license plates and calls the cops saying we deal drugs. Shes called cps on my sister in law trying to hlgef her kids taken away... The manager knows about this stuff the crazy lady has 3 files of complaints and they have yet to do anything about her

Impressive mobile home community that looks more like a nice clean subdivision than a trailer park.

This is a horrible place to live! They discriminate and are constantly raising the prices of everything. It is not worth the prices they charge. No one is helpful and the people are nasty. I have gotten written up for things that other people have gotten away with.....I have resorted to keeping a written log in the event I have to take legal action against them. Management as well as Dave Kelly are con artists who are out to take everyone for everything they have. Please, if you know whats best for you, to choose this place to live!

We love that there is a pool and there are other children for our kids. Also it is pretty quiet at night.

I havent had any issues here except for the nosey & staring neighbors, I guess Id rather have elderly lookouts than none at all. Its pretty quiet for being right off the highway. I like the fact that the city is being built up. It helps keep the comute down. Im excited for Dayton and Cincinnati to become one big city....lol
