Average resort; old and outdated but clean. A good place to stay if youre looking for an inexpensive vacation on the Cape, but if youre looking for a modern and more spacious condo, look elsewhere. You get what you pay for with this place.

It is a nice place to stay. Seems a little dated and no longer has the conveniences it once had such as a disposal in the sink but if you like doing day trips, we basically use it to sleep and shower. Bring your own cooking utensils and shell fish eating tools and youll be great. Dont forget the lobster pot if you plan on cooking your own. There is a great place to buy seafood including lobsters near the Coast Guard Station in Sandwich.

Didnt know what to expect as we just were looking for a place for dinner.well we loved it !! Food, service, atmosphere were a nice surprise. Going back again while we are down. HIGHLY recommend !!

The house was really clean and had a really good vibe. The stuff was helpful. We had a really good time and I will recommend this place to my friends.

The outside of the unit is in terrible shape. Paint peeling and very dirty. Units need a power washing. Once inside, the unit was neat and clean. A little outdated, but roomy. Patio backed up to a nice wooded area. Very quiet too. The management was very helpful and quick to respond with some maintenance issues. Area is great for nature lovers. Beaches are beautiful.

We have been coming to Southcape for many years but the units could really use a facelift. Location is good and several good restaurants close by.

The Resort needs to be up dated. The area is very pretty. We came in early spring. Things were just beginning to bloom. The staff was very nice.

This is my favorite place to stay when I come to the cape! I absolutely love this place. Beautiful older duplexes with very wonderful staff. Especially the guy who trades in your sheets and towels every week! I cant remember his name but he is always in the best mood and soooo polite and courteous! In the month I was here I dont think I ever saw him even once not smiling. All the staff I met here as a matter of fact were very accommodating and kind hearted. They kind of treat u like family! Its a very relaxing and I felt safer there than I do at home now. Its a little pricey but so very worth it!

Location is great, John with housekeeping is amazing! Friendly and helpful. However the Cabins are dated and Dirty! It’s a shame that it wasn’t clean. The house is a great size and has everything you need, so if you don’t mind cleaning when you arrive you’re good.

I have come here for thirty years, they may have remodeled once, that should say it all...except ill say we showed up for our week washer is physically broken, can see the plastic is broken off on a part inside, handle on sliding door was hanging off,which subsequently fell off as soon as we tried to open it...if your visiting for outdoor activities then your fine, but just for leisure you may want to rethink imo, on the water however none of that matters lol

We survived a huge wind storm without losing power, which was a huge win.The fireplaces are nice until someone in another unit starts a fire without opening the flue and sets off not only their smoke detector but the fire alarms on the outside of the building.Great value -- large unit, with full kitchen, for very reasonable rate. Convenient to a lot of attractions, restaurants, shopping.

I was here for a girls week and it was a nice place to stay. Spacious living area and adequate kitchen furnishings. Fairly quiet. Staff was friendly. Travel to other areas of the cape from here was easy and lots of great shops and restaurants in Mashpee if you want to stick close by.

Very nice place in a peaceful location. Love the pine fragrance surrounding it. The only thing I thought odd was the ADA accessible unit we were in had no ramps to aid in access and was on top of a small hill with multiple steps to reach it. Other than that, we loved our stay.

Nice, quiet location, close to Cape Cod attractions. Parking on site. We did not get to use the pool or tenis court. Accommodation is what youd expect from a 3 star hotel. Decently clean, but carpet & seating could benefit from washing. Kitchen was equiped with the basic stuff to cook breakfast and the back garden has a grill. Not a luxury location, but they are ok for a few nights stay.

The three-bedroom unit was spacious and comfortable and the front desk personnel welcoming and pleasant. While generally clean, the unit is in need of updating, especially on the exterior trim, doors, and bathrooms, where chipped paint and damage is evident. The outdoor pool is small but nice, with ample chairs and shaded areas. Tennis is available as well as a small playground. Great location--convenient to shops and good eating options. Price was very reasonable for the space you get.

Friendly staff, spacious and clean rooms, only thing I would reccomend is some updating in the bathrooms, kitchens and new bed spreads.

Could tell Resort was old. Unit was clean but could use some updating. Master bathroom had an old time jacuzzi with a very small shower Ceiling fan in master bedroom wouldnt stay on, needs new switch. Front desk people were very friendly.

This is a nice place, don’t get me wrong but the rooms are dated and none of the beds are comfortable. The sofa bed mattress is probably original as it was torn, stained and nearly painful to sleep on. But the area is perfect, the people are friendly, the pool is warm and you are close to everything

Quiet, clean, comfortable place to stay. Easy access to restaurants, shops and beach. Have stayed at this resort on many occasions and have never been dissatisfied. Would recommend for a lengthy vacation or just a nice short get-a-way.

We stayed here for 5 days at the end of our New England tour.-Nice roomy chalets-clean & tidy-good swimming pool-near to lots of cape cod attractions-quiet at nighttime-gym was lacking-chalet decor dated

We had such a wonderful time. The condo was so much more then what we were expecting. It was spacious and clean and very up to date. It had everything we needed. The outdoor tennis courts looked brand new and the indoor pool was clean. The staff was friendly and so helpful recommending places to eat. We will definitely be coming back here next year.

We are owners since the units did not sell as homes or condos and they were converted to a timeshare back in the 1980s. Ah to be young and foolish once more. The facility is close to some Mashpee MA stores and Falmouth is close enough with Woods Hole a little further away. Not much to do on the premises other than tennis and the pool. The visitors tend to be a bit rough on the furnishings you can hear neighbors if they party into the night. After almost 30 years things get stale even if they make the periodic refurbishing. You can have a good time on some bike trails. Save money by eating in. You can go antique hunting if the traffic is tolerable. Off season can be dull, peak is crowded, so before Memorial Day & after Labor Day is best.

My family goes here every year, the rooms are amazing, the staff are great, and the amount of info they give you about various activities is bountiful. the pools are well maintained and on the medium to large scale, there is indoor and outdoor tennis courts, a basketball net, shuffleboard, sauna, and even a fitness center.

Outstanding and very comfortable environment. The price was very good and staff at check in was very polite and helpful.There are plenty of amenities and these Condos are plenty roomy. The only con I have at this time is that the check out time is at 10:00 instead of 11:00 a.m. but, we will make this happen to keep from paying an extra $50.00 for every hour past 10:00 a.m. Would I reccomend, very much so, YES...

Great location to explore the Cape. Room was very clean and people were super nice. Resort jas lots of amentities. Indoor and outdoor pool, tennis courts, playground, library with books games and puzzles and an exercise room although we didnt use them. We were there to see the area and the islands. Perfect place to rest after a day of sightseeing.

This was my second year in a row birthday treat to myself. The property has met and exceeded all my expectations. Clean and peaceful, with lots of amenities to keep my children occupied.My only dislike was that I had to pay to use the indoor tennis court, since there was a tornado of rain on the outdoor tennis courts.But overall, it was phenomenal!

Beds were horrible! Furniture was uncomfortable. Desk clerk said it was too early to check out and the office doors should have been locked and couldnt help us. We left keys on counter and left.

We had an amazing 2 bedroom 2 bath condo with 5 beds, a kitchen, living room and dining table. The​ condo was beautiful and the pool area was beautiful. They also had some tennis courts and a very nice staff.

Three generations went to Cape Cod for a wedding. Jamie and all the other staff at the South Cape Resort were very accommodating and friendly. Their recommendations for food and beaches were right on! The accommodations were very clean and homey. The indoor pool was therapeutic and awesome. My only complaint was that our stay was not long enough! We will be back!

As a timeshare owner, its not worth the amount of points used regardless of season. (Yes its on Cape Cod and that is NOT the point, point is I have seen several places operated by Festiva/Latour resorts in WAY BETTER than THIS!!! Yet not abusing of the name of Cape Cod blah blah yadda yadda.)1. SHODDY job in maintenance, housekeeping, landscaping, etc.2. Needs to be SERIOUSLY updated in all places/rooms inside.3. Roads are poor as it pose as an axle breaker hazard EVEN at 5mph.4. Parking for a rented unit is for ONE vehicle NOT two (if having another vehicle, you have to park in visitor side, which gets full quickly AND its small.)

Makes you feel at home very cozy

Southcape Resort and Club is a convenient place to stay especially when vacationing. Not only is it located around 5 minutes away from the nearest beach, but is also near the Mashpee Commons which is amazing. Although some of the rooms could be a tad bit more updated, the positive staff, pools, and tennis courts make up for that.Overall nice establishment.

Absolutely 100% a lie of what is shown on the website/pictures. my family and i are highly disgusted, so much so i wish i could put 0 stars. will NEVER stay here ever again. gross and disgusting. also quite condescending and rude staff. there was hair in our shower and when reported the head of room service said “well i have an appointment to get a car ya know, so i’d like to go” UNBELIEVABLE. i don’t recommend to anyone whatsoever

Stayed this past week and had a great time. Everyone in the office was super nice, and the rooms were great..we had a living room, porch, kitchen, 2 bedrooms, 2 baths and a jacuzzi tub in the main bedroom. First night we had a lot of ants in the living room but housekeeping took care of it and never had any issues again. Would definitely recommend, and will be staying again!

Our first two nights were good, save for the fact that the furnace in our room was broken and the thermostat would not work. They would not be able to fix it until later in the week, so they had us move to another room instead. This solved the heating issue, but the smoke detector in the attic of the new room was low on battery and beeped throughout the night. So, we told the maintenance guy about it and he fixed it the next day. Overall, the experience has been pleasant with good wifi, excellent commodities and prompt service. It is a shame that we had to work through the two technical issues we encountered in the rooms.

My family has a timeshare here, so we go every year. My son loves the pool, it has convenient parking, and a washer dryer as part of our unit. On the downside, there is always some presence of ants. We are given traps upon request, but it never seems to get rid of them, and the DVD player in the unit only occasionally works.

I will start with the good things simply because its a short list,the room was clean and staff helpful and friendly and the indoor pool is nice. My family and I made this our short little vacation spot unfortunately the room is very outdated old appliances that didnt work properly or at all old beds just old old old. No day to day cleaning service, outlets some worked others didnt, windows leaked the day it rained. The surrounding area is nice to visit though.

I have been going to the south cape in mashpee Massachusetts all my life and itll s one of the best experiences I have ever had.there Is room for the whole family plus a few guest with on big room with a bed a pull out couch a loft with two beds and another room with two bed. It has so many fun things to do there and so many fun places to do around it . The cape itself has a playground, gym, indoor and outdoor tennis courts, and a indoor swimming pool. Its a great place to stay and I love it there.

I regret even staying here. It is outdated, most of the outlets didnt work, it smelled, the window leaked when it rained, the refridgerator and freezer didnt work and ruined our food, tvs were old and color was ruined in half of it, beds were old and had springs in my back, and washer and dryer kept falling apart. We had to wash our towels to have clean ones each day. This wasnt vacation for me. It wouldnt have been so bad if it wasnt so outdated and things would work. I could care less about the tvs. The staff was nice. The only thing that was enjoyable for my kids was the pool. I wouldnt recommend this place.

Been coming here since i was born basically. I love this place. I learned how to swim here. I learned a lot of things here. Great place for a family vacation or even a weekend getaway.

Rooms look nice enough, but everything is loud. Walls are thin, floors creak really bad, doors smaller easy, lots of sound whenever something moves. Bathrooms are average, complete kitchen is nice, porches are cool.

Clean, quiet, nice spot for the family. Mattresses are old and not the most comfortable.

Needs updating...has been the same for years! Looks tired, colors outdated, master bedroom bath needs renovations!

This is a beautiful beach with lots of room to spread out and some nice walking trails off the water.

While there was nothing wrong with my stay, this hotel is in desperate need of updating. It seems the place was built in the 1990s and then nothing was changed.
