Great 55+ mobile park. Tons of amenities offered
Visited our grandparents when they used to live here and its a beautiful, quiet neighborhood. There is a large shared community center that we used to rent out for big family functions, they have a full kitchen, tables and chairs. The area is very calm and relaxing, minutes from the market and a lakeview park. Would recommend any future retirees to check the place out.

The management and ownership is terrible here, theyre rude and unprofessional.This mobile home community needs to be changed to All Age Community so that families can have a mobile home opportunity in Lake Forest.I hope the management sells the mobile home park to an equal opportunity owner.
Very nice park and lovely people
I find a few things interesting about the reviews. The few GOOD reviews were written by one of the owners and a gentleman that doesnt reside in this park. I believe if you write a review here, you should at least live in the park and have experienced what the residents go through on a daily basis. Furthermore, I would like to mention, that my dear friend who lives in the park has been approached by the manager to request that I take down my reviews from this website. I respectfully decline because I feel that it is important for anyone looking into El Toro Estates to know the truth before they buy. Buyer Beware !! Note: I was NOT evicted from this park, so if management tells you my reviews are because I was, their sadly mistaken.
I moved in a while ago to help my grandma out while she was sick, but the people in the office told me that there was too many people living in the house (5 people in a 3 bedroom) and that I have to leave. So now they are kicking me out and there is no one to help out my grandma. And its not even because i was disruptive or loud or anything like that, they just want me out.I do NOT recommend this place to anyone who ever wants to see their family ever again, because this place is strict.

Poorly managed. Unprofessional and gossip about the residents. Extremely invasive, the management harasses residents and their guests. Sad to watch the community break down into little cliques that literally walk up to peoples homes and peer into their windows, cars, there is no privacy or shame. Chilling to witness management secretly taking photos of unsuspecting women, which are then printed and mailed to residents asking them to be identified. Personally watched personal property stolen right off patio and residents afraid to report anything because management has threatened them and spread rumors about drug sales/drug use and that they personal take pictures and info daily to ocsd.

If you want to live somewhere they raise your rent on every move- in anniversary date be my guest.If you want a manager who does nothing but sell real estate within the park and does nothing to manage the park, be my guest and move in.If you would like to watch your neighbors being evicted one by one by management, be my guest.If you would like to see favortism towards certain people who are allowed to break the rules but your not, be my guest.I personally would not recommend this park to anyone until new management is hired. Please read your land lease papers very carefully, thats if you get them prior to escrow closing. You will find that in 2025 the lease is up with the current company who no holds the lease on the entire piece of property. So if you want to live somewhere where for in 12 years there is a good possibility of you having to find a new place to put your mobile home, then be my guest.If I were you I would check available spaces for older mobile homes in Orange County mobile home parks. When I checked at the end of 2009 there were only 500 spaces left in all of Orange County and most of them would only allow new homes to be put in their parks.
This is the best senior community in Lake Forest. Nice amenities and a lot of activities, if you want to join in. Nice people live there!
