My husband and I did an tour of a new manufactured home. We had a great experience with Kate one of the Community managers. She was knowledge of everything & understanding what we were looking for. I can not say enough good things about Cory! I called today to check on some prices and availability and Cory took the time out of his day to explain every detail and walk me through the process. He was kind and informative but did not pressure me at all! The place is really nice and It’s such a fair price I can’t wait to move forward with this process.

I lived here for a year. The management was always coming up with extra charges with bull**** explanations, which is funny considering any and all maintenance issues that were supposed to be fixed were not. There was a leak in the roof in my daughters room and they put tape over it and called it a day and when me and my boyfriend looked and saw the tape we made a complaint and it was never actually fixed and water still came through. Trevor the manager at the time was rude and crooked. He would just say “take it to court” if we came to him demanding the roof be fixed and our new door be put in after it was broken into. Then after moving out he gave us an eviction even though we paid our last months rent and our lease was up. He wanted to charge us for the month between us moving out and the new tenant moving in. (Not in our lease) In the process currently of bringing that to court. When my boyfriend came through the neighborhood to grab the rest of our things from the trailer the NEW manager backed into his car and begged him not to call the police. This whole place is a joke. Many employees there have been arrested and charged with fraud. I was surprised to see the people I talked with in the office in the mugshots. Don’t move here lol

No where in my lease does it state my car will be towed for being on dirt or the tow company will charge me 200.00 to get it back. Therefore I will be deducting 200.00 from my payment to hidden oaks this month you people have this shady towing company riding around towing people’s cars for money and to me that’s real bad Buissness

Absolutely horrible place to live! They like to continually change the rules and take back their word and promises whenever they want. Within two weeks of a friend moving in, her family had bullets fly through their home. They told another friend of mine that lives there she can no longer have her fur babies that they have already approved. The list goes on and on with how horrible this place is.

Getting in was a absolute nightmare when buying the home. But since then the last 18 months has been amazing... recommend but apply lonnnnnnggggg before you need to move.

My family and I decided to try to rent a property from this place of business on the week before Thanksgiving. We went through the process and paid the $90 required for two adults to put in an application. We were told that due to an issue in our rental history we would have to go through secondary screening and should receive an answer within three hours in that same day. Suffice it to say we did not receive a phone call or any communication whatsoever. I was required to phone the company twice in two days asking for an update and I was told by Joe, the individual we spoke with originally and gave the money to, that they would call back in 30 Minutes both times. This also did not happen and after almost a week of zero contact my partner receives a letter in the mail from them saying she was denied. I was never informed, nor have I received a piece of communication stating that I was denied. Seeing as how I was the only one on the lease agreement, I do not understand why we were denied based of the others history (who was not on the lease, she was listed as an occupant) and I was not directly informed in any way. When I called the establishment on 10 DEC 19, I spoke with the community manager who stated her name was Kate. I then inquired as to why we were not notified at all and she informed me that Their phones and computers have been down for over three days. If that were the case, they would have been down both times I called them the previous week as that time frame would bleed into Thanksgiving Day and they did not work on that day. Also, regarding the timing of this call if the phones were inoperable during that time, how was I able to easily contact her employee twice in two days during that time? When I asked why my partner received the letter and I did not, Kate informed me that That their denial letters are handled and sent out by a third-party, not them. She also called that situation Weird and said she did not know why that would happen. I finally inquired if we were permitted to receive a refund, minus the cost of the background checks, seeing as how our application did not go through. Kate informed me that They have a no refund policy.”, even though that was never stated during the application process. What was stated during that time, from Joe was that “He did not want to take our money if we were going to get denied.” So, once we went through the process and Joe felt that we were much more guaranteed he then agreed to take our money. A no refund policy was never mentioned or discussed. I feel that this type of behavior and misinformation has bled into predatory business practices. I also wanted to state for the record that this establishment required “two times the rent” in income in order to apply. I informed Joe at that time that I had over three times that amount. I only gave him proof for the amount that showed I had well over two times the rent in income. I had even more proof of income to show after that fact, which he was aware of, and could provide more proof for the rest later. This being the case I was more than qualified to rent a property from this establishment. I am stating all of this as I feel that this situation seems very predatory and I am hoping it can be looked into to make sure that this establishment is not trying to take advantage of lower income families who are just trying to find a safe place to live.***Also I filed with the Better Business Bureau and they were unwilling/unable to hold this business accountable.******BE ON YOUR GUARD IF YOU CHOOSE TO DO BUSINESS WITH THIS ORGANIZATION***

I just moved here a month ago. And I have heard negative things which Im sure all you will. But Ive seen no issues nor is it really a bad place. Just like everywhere you go there will be some problems but just cause someone had a bad outcome and dont wanna be truthful dont mean you should believe what you hear or see. Is there loud music yes but only once in awhile I mean everyone drives and listens to it even I do. But its never at 2 in the morning. And if I have a problem or something wrong jasmine and Austin are quick and make sure its fixed. Ive met some nice people here and everyone also stays to themselves. Now sometimes cars go fast but hey no matter where you live they do but that problem has been fixed and maybe a few times people speed but they do slow down if they see any kids at play. I think if you want somewhere. Where people are kid and work with you and are truly like family this is the place I promise you and also the maintenance grew are young adults who are very kind and very honest and are also quick to help. Nothing but problems. We are moving from one trailer to another for bigger space. The trailer we are moving in to was told that is was ready. Well its not. Some maintenance moran covered up the whole to the dryer vent so we cant put our dryer in until its fixed. Then we were ready to get a bath and noticed there was no pipe under the trailer to drain. All we saw was the ground with leaves and the skirting to the trailer. Maintenance really needs to step up. But out of all of this Austin in the office has been a really helpful and is working hard to get it resolved.

There are many druggies here. The maintenance people are filed pedephiles and many things do not work. I have been here for four years and have run into some very good people as well. The manager can be a very caring person. He does try and fix things and is working on improving things here. The rent is lower than most places for having your own apartment. Pets are allowed with a deposit. No monthly pet rent. Some places have big plumbing problems. They gave me a new air conditioner and fixed the plumbing and my GRU bill went down two hundred bucks. I recommend it to people who want to save on rent. It has washer and dryer hook-ups and a fenced patio.

I have lived here 16 years this is the worst it has ever been they do nothing to control the speeding through here dont even try we have had to kids hit by cars in 6 months still nothing if u have kids stay away !! At 2 in the morning the music is so loud from speeding cars it wakes u up does yes communitys even care???? The last year this place has turned into the getto before this team I loved it here .

Its not bad but there have been many promises that have not been kept. Moved in five months,ago and skirting around trailer has not been repaired. It was damaged during the hurricane that hit us and Im sure that all damage was reported to the insurance company yet repairs havent been fixed. Several lights dont work, or no bulbs, told paint dropping would be cleaned up never done. Never told I had to pay for trash and yet they are charging me for it, I am disputing. Bug control I do my own and no one has come to do it and they want to charge 5.00 a month. Carpet not cleaned prior too moving in and carpet had fleas. Just look around, ask questions, double check and know you might be going around and around for awhile. I still am. Mail lady is the greatest. Always protects your mail and you get your mail early in the day. Pool but nothing else offered. So its okay.

Every one is like family, from the front office all the way to Neighbors, we all look after one another....., Maintenance is included. I love the fact that we have the Sheriffs living here also, it gives a sense of security, so as for me I love living here thanks for asking.

They are amazing during the process of moving in, getting them to help with any issues after that is ridiculous. Took MONTHS to get them to address a maintenance issue that they just slapped a bandaid on and disappeared.

I have noticed a lot of positive changes that has happen over the past two years and almost seems like a different place. The front office team is always polite and really go up and beyond to address any concerns. Keep up the great work Trevor and Justin.

I lived here for 3 yrs. And i wouldnt go back unless a gun was to my head. Which might actually happen cus of the neighbor hood and the outskirts. The rent always goes up each year. Even if you buy a home and have a set price a month. The lot rent will go up. Thats how they get you . they pressure wash the homes and use your water that comes from gru who is the devil in gainesville due to high prices. They do not pay you back for using the water. Trying to get something fixed is a joke. Also a neighbor had a tree fall on his truck and they said that it shouldnt of been there. And the home I stayed in stayed hot in the summer . we would put the a/c on 70 and the inside would be 92 . the a/c wouldnt turn of till about 3am and tjen come rigjt back on about 10 if you was lucky. Most of the time it stayed on 20hrs out of the day. Thays central a c unit. And it blew cold air . the home just sucked at holding it in. Cars are always getting broke into. They are putting a new fence-gate in tje back area. So construction is happaning right now and all the crack heads and gangstas are walking threw all times of the day and night

I moved in almost 5 yrs ago and I heard of the past issues but was reassured everything had done a 360 turn around and from everything Ive noticed and seen since has been a very good experience. A very few places get a lot of traffic but no problems whatsoever. Im a Criminal Justice Student and work two security jobs so I am very security minded and find this neighborhood to be very comfortable. Now if we could just make sure that the pool is open all summer without interruptions in service Id be very happy and wouldve given a 5 stars.

My girlfriend lives there. Moved in and nothing but problems from day one. None of the drains worked. After 2 weeks I fixed myself. No dryer vent to the outside. After 3 weeks I fixed as well. Spoke to maintenance and the manager several times about the issues. They kept saying it will be done but never did. Underskirting not installed on back side allowing a raccoon to get into the into the intake vent for the AC. Been almost a month and still is not fixed. Now it blows in pee and dead animal smell from underneath the mobile home. I spoke to management myself about this two weeks ago who said they didnt know about it although I was present when she called them and sent them an email two days later. Still no repairs. They management is only looking for their own gains based off of profitability. Very rude and inconsiderate.

Forensics was there two nights ago looking in the dumpster for some clothes that robbed a bar

Grounds are well taken care of. A lot more traffic than expected. Plus your right next to I-75. Even 3 streets over its loud and clear. The mobile homes are kept in good condition outside and look great inside but requests for repairs are ignored. As we were moving I noticed some areas needing repaired. Promised to take care of it and still not addressed.

DO NOT MOVE IN HERE we have only been here alittle over two months and its been miserable. Then the moment you ask them to provide a service that is in your lease like spray for insects they try to bully you and find things that are not in compliance to justify them not doing their job and on top of that they forget to tell you that child predictors live here and every time a major crime happens here they change they name of the community so when you search the information about the place nothing shows up. This place is not good they put on a great act until you sign the lease dont fall for it. Were still waiting on them to paint our steps and put down the mulch they promised before we moved in.

Horrible customer service. They never answer the phone, I emailed to set up a tour and got a call back from Austin. We scheduled an appointment for the next day and I got stood up. Office was closed and I waited around like an idiot and no one showed.

My husband set a date with a guy who works in the office today, Monday 6/5, to view some of the vacant homes. Come to find out, the guy doesnt even work Mondays smh. The lady in the office was of no help to him whatsoever, as she did not voluntarily offer to show him any models, or direct him to someone who could. A couple of months ago, we inquired about purchasing a home in the future, so we have all the info needed. No email, calls, nothing. This is a clear indication of how management and its employees treat their tenants. A lack of concern, and they obviously didnt want our business. Proudly looking elsewhere.

My experience with hidden oaks was horrible. We lived there for a year, completed our lease and left our place how it was when we moved in. Upon moving in we walked thru the unit and decided it was a good spot for us to live and found a few things that needed to be fixed or cleaned and they made a note. Promised us it would be fixed asap. In one year the things that were promised were never fulfilled. There was trash in the airvents. A bedroom smelled like some type of animal pee. Upon moving in and signing lease they told us there wasnt a pet deposit and after a month informed us we owed them 35$ more then we were paying. Outlets for electric were never fixed until a month before leaving. Our cars were broken into to many times to count and Im pretty sure we had someone try to come in our front door at 11 oclock at nite. Its a unsafe neighborhood because of the neighborhoods that surround that area. There is trash everywhere and no one seems to care. The only thing that needed to be replaced was blinds which should of cost around 50 dollars and we just received are deposit a month after leaving and they screwed us on that also. I would recommend staying as far away from this area as possible. Traffic is horrible. Drive by shootings and drug deals are a common occurrence. The pool is always closed. No one answers the phone at the office. They come in your house unannounced and dont leave notes to let you know they were there. When we lived there a guy killed his gf and the dog then proceeded to set the house on fire. We were never notified of this we had to see it on the news. Cops randomly patrol the neighborhood but usually dont do any good. I cant stress enough how bad this area is. I have so many examples but im sure you get the jist of it. Our experience was horrible and we couldnt get away fast enough. We just our people of our word so we completed our lease. Hope this helps in your home hunting.

It isnt the best place to live. The management is nice,but they really dont get on things when you ask. We have things not repaired from the time we moved in this place months later.They never power washed and painted the patio as they said would when we moved in.We had to ask 4 or so times to get the carpet shampooed that was suppose to be done prior to us moving in, it got done about a month later.They dont seem to do yard care,i guess they expect you to do it.They only have people cut grass once a week or so. If they say they put a work order in it likely never happened as you have to ask multiple times, getting the property manager involved to get anything done.Good luck getting pest control, the last time we asked for it they promised the following Tuesday but its been weeks since that.Its assuming they arent on top of things expect your rent. *sigh* Best to look elsewhere for housing.

The homes are spacious and the maintenance staff is nice but the management here is deplorable! People are walking around all hrs of the night, theres no security whatsoever, the police are out here constantly stoping and arresting people. Theres always loud music blasting from peoples cars. If you have any concerns with pests or major maintenance issues dont hold your breath it will never be fixed unless you call housing or code enforcement etc. BEWARE BEWARE BEWARE! DONT MOVE HERE YOULL REGRET IT!Additionally Ive gone through so much crap dealing directly with Jim when it comes down to it cannot furnish proof that you owe mngmt money but will leave letters on your door stating that you owe for misc. charges for reasons he nor anyone else in that office can explain! Ever since I called code enforcement/ health dept/agriculture dept, code enforcement called them to make them fix what was wrong, Ive been receiving these letters on my door and nothing has improved. Everyone in that office is a straight up liar! AGAIN,DO NOT MOVE HERE!!!!

Pretty much trapped to live here over the past 6 years due to price changes and also a lot of maintenance problems they most of the time fix things but its been about 2-3 months since me and my brothers have been able to use our bathroom shower because theyve said they would have been here a couple times to fix it and never showed up
