Has gone downhill a lot. Still a beautiful view of the river and great access but that is about it

What a great spot to live. Right next to the river, right off the highway, only a few minutes away from town if you need something. The neighborhood was very clean and quiet with kids playing outdide. If your considering moving into a mobile home, this is a beautiful spot. The river water was very clean that you can see down to the bottom, crystal clear. That says alot about the area. We also saw wild dear. Was a beautiful sight. Go take a quick drive and check it out for yourself. Also dirt bike riding is legal here so plesse help keep our local river clean so we can keep it open and keep our wildlife clean.

This is a nice Mobile home park on the San Joaquin River...you can walk along the river, enter Woodward Park, and are in walking/biking distance to Fort Washington Square shops and restaurants. You can also walk/bike to Riverpark and the new shopping center on Friant and Fresno streets

Nice view. Pretty view of the river. Small trail. Good place to walk for a little while.

Great locale, down by the river. Feels like your in the country but riverpark is just a mile away. Also backs up to woodward park

Used the rec room facilities for my nieces graduation party. The management was really cool and everyone had a great time. Would definitely go back to hold another event there.....

As a current home owner of going on 2 years Ive found peace and stability allowing me to embrace life again.. I must say Im proud to be a part of something so wonderfully unique!

Front Office needs painting. Drugs every where. No security. Management is not doing there job. Trash everywhere. Not a good place to live at.

This place is home for almost all my life. I visit at least once a year now that my Grandma had past away. Lots of amazing family memories there!!!

Always a great trek. We saw five deer frolicking today on our walk. People are friendly and the river is high now. Great fun!

I live that place for 20 years, number 1 is River and Woodward park are soo awesome, I mean it, its really peacefully to watch River and walking trail at Woodward with my dog, I love it. Its just a min to walk in Woodward trial and River, too.. Number 2, wild birds, squirrels, deers,and more, I have been joy to watch wild animals and wild birds. Number 3, To be honest that mobile home are some nice and some trashy. Our park mobile home need improvement and clean.. Number 4, drugs seller.. Do something to stop drugs around mobile home park, keep it clean and free drugs.. Thats why I click three stars, tsk, still need fix it..

Very old trashy looking mhp a lot of delapidated trailers that should be torn down and replaced with new homes. It is in a good location along the San Joaquin river and close to major shopping but thats it!

Great place to live good environment spaces are affordable

I visit a friend and enjoy the San Joaquin river fork and the parkland alongside it that is owned by the park. There is also a pool and clubhouse and most of the lots allow for a deck and garden snd some space between the neighbors.
