Negative 100 stars. I absolutely cannot believe this PURPLE HAIRED JOKE is still employed. Whoever owns this place needs to wise up and get REAL MANAGEMENT. This manager never leaves the office, cant handle anything and 100% lives up to the WITCH that she advertises. You cant fix STUPID

This mobile home park is big family is like an all age mobile home park great for families got a few houses double wides for sale in some singles overall I go there about once a week to pick up clients from there and take them to their doctors appointmentThis mobile home park has a swimming pool, playground,cabana and its a security gated community

Mostly lovely people with mostly friendly dogs. I like them more than my actual neighbors 1 street over. But theres things I dont like at all and some of those concerns are for my safety there. Every place has its trouble makers but here at least theyre almost all kids instead of irresponsible adults that should know how to act. Not sure what the deal is with the security there. I used to see guys in the booth every day but now I hardly ever see anyone there. If you do meet the same ones I have theyre very professional and Im sure if you treat them with respect theyll return the favor. Sometimes the lights close to the main entrance off of 288th where the booth is are blacked out so it might be real dark right there early in the night. Not everyone there is a safe driver so I recommend walking on the grass with a flashlight. Watch out for an early to mid 2000s Black Mustang. Youll probably hear it before you see it but whoever drives it likes to go down the wrong side of Camelot Drive AND goes 50 down side streets so be on the defensive. If I had a lic plate number and a description of the driver Id report them to the police. Trust me, they are NOT concerned about your safety so you have to be the one. I told the security guards about it a long time ago when I first had to dodge the idiot driver. Coincidentally those same security guards asked me if I carry and their response to my answer was good so that shot some red flags already but after that incident with the paycho driver I was much MUCH more cautious. I ran into that same fool just a day or 2 ago. Pulled my dog close to my side cause I heard them revving the engine and saw the headlights before they flew by me going at least 40 or 45. Maybe even as much as 50 but I dont carry a radar gun so lets just say too frickin fast for a place full of kids and pets and hope they dont hurt anyone or worse. Ive seen 2 or 3 obviously stolen and abandoned cars since last year, too. You know, busted window, open steering column and the like. But, like I said up top, most people here are real nice or at least not belligerent. Ive spoken to some of them and of those I talked to it was almost always a positive or neutral experience. Speaking of pets there are a metric ton of feral cats in this place. Its not uncommon to see holes leading under the pre-fabs here and Ive even rescued a kitten b4 so be on the lookout. People feed them cause theyre not heartless but at the same time theyre the reason the cats built a legitimate colony there.

Fairly well maintained Park extremely huge used to be better might as well call a Little Mexico now Spanish is definitely majority whites are the minority

Cant say much for the staff there, went to visit family at this park and while we were swimming the manager I believe was talking to rent payers like she was interogating them like they didnt belong at her park or something. Shes most likely a racist

We moved less then 6 months ago and the old lady is a total B...... she is rude and I think its just with women, We feel she has been picking on us since we are new. the neighborhood is nice plenty of kids if you have little ones nice park and the security gard is really nice too.

I lived there from 88-03 it was a decent neighborhood for a while growing up. Now it is ran like a Nazi concentration camp the new management is ridiculous made up a bunch of rules. Telling people that they can only have three cars per lot even if they have adequate parking for more running driving cars or have more than three licensed drivers. They raised the rent and offer way less the started charging for water and garbage it was always included. STAY AWAY FROM THIS PLACE! Now the crime that keeps taking place and even murders its no place to live.

Older park and its not kept up very well.

Not good. Not worth your time and effort to get involved with this park.

Community is becoming better, homes are being refurbished by new owners, security at the gate between 8 p.m. to 3 a.m. All In All Federal Way is becoming worse but I feel safe living here

Really has changed Five star in 1994

Ive never lived here, but I pass it while running more than ten times per week and the sidewalks and roads around the entrances to this trailer park are literally choked with discarded trash and food. Its even more horrific than it otherwise would be because the nearby streets are mostly spotless.

Just wanted to settle here or close to, but no not anymore horrible place, i cant live here

This park sucks, I lived there and some kids broke the windows on my home playing with snowballs last december,manager didnt do sh_t about it,even though she knew whos kids they were. Both managers are racist,if you are hispanic dont live here coz they will find a way to kick you out... To much noise all day and night time,people here dont have respect for others property, gang members kept stealing my tools and bikes,,,,so dont live here, im glad I moved out...
