We go for the crab legs once a month. For the last 4 visits the crab legs were very small. On top of that they seem to mix in the leftovers from the day before. Very obvious just when you look at them. Also they never replenish them the in tire time even when patrons come in. Our experience the first time visiting the restaurant back in July was amazing.. unfortunately we kept returning in hope of an experiencing with seems that will never happen. We will try again in a couple of months one more time and will see if the dynasty has improved.

Briarwood is a great place to stay if you are using it as a base to explore Cape Cod. The pool wasnt heated and the washer/dryer availability is only during office hours (not in unit). We enjoyed the enclosed back patio in every unit!

No in-room wifi, and they charge a BS $20 fee for electricity per unit. Build the fee into the rental price; Dont tack on extra nonsense fees after someone has booked. Underhanded nickel and diming

Briarwood is beautiful! Office staff couldnt be nicer or more friendly. Everything looks neat, sparkling clean, and perfect for a wonderful vacation! This resort is small enough to be cozy and comfortable but big enough to satisfy every vacation need. So close to lots of different beaches, shopping, attractions, restaurants.. Love it here!

Nicely located, and for us, a great price for a place on the Cape in high season. The detailing is descending over the years from really good to vacation home. Given the opportunity, well be back next year.

This good basic accommodations with everything you need. Bedrooms are upstairs,2 bd 1 queen and two twins. A couple maintenance items are needed to raise rating.

Stayed in unit 24. Was a nice layout but poor housecleaning. Dishes were dirty, missing linen and towel items, patio had tons of weeds growing. There was a hole in the ceiling that was patched with particle board. Air conditioners are ancient wall units. One broke day 2 of our stay. Maintenance was there within a few hours and replaced it, thats why 2 stars. No wifi in units, in my at clubhouse. TVs are too small for the rooms. Large DvD collection to borrow for free from clubhouse. Housekeeping never showed up for mid week linen exchange or trash removal. Location is good near bike trails and main street and has a pool, tennis courts, and stones court.

This is my in-laws time share. They confirmed their week reservation multiple times this year only to be told the day before they had the wrong week. Place is a little dated. Wifi is slow. Tv, 32 inch, regular picture tube. Cleaning could be better.

Great place to stay in the summer on Cape Cod!

Good place to stay. Close to many beaches, Main street in Falmouth, the ferry to Marthas Vineyard and a winery! With a little updating it would get 5 stars!

Beds are incredible hard and uncomfortable and the management seems to be very poor. They only wash or exchange towels for you on Wednesdays. Rooms are quite large though. Very quiet too. 3 and 1/2 stars

I have come to Briarwood on and off over the last 15 years as a guest, my parents own a time share here. It is a decent place to stay. There is ample room in the condos. While the actual place hasnt been updated in the years, they did just give the furniture and decor a slight refresh as they are buying out the timeshares and selling off the units. The complex has a pool, tennis courts, volleyball net and sandbox. The grounds are kept in good condition. Its a decent but not luxurious place to stay if visiting Falmouth.

Have been coming to Briarwood for several years and being an owner, there are multiple ways this condo needs upgrades . The governing board should all step down especially the President..what a piece of work . He has every excuse under the sun for the un-kept way the condos are maintenance..they are filthyBlack mold on shower doors, beds in horrible shape, so uncomfortable and they smell. All pillows and bed linen were disgusting..we went to Walmart and bought new ones..everything outdatedWe will join another association and swap out next year...

Conditions in the entire resort were deplorable. Bugs, no screens on french doors, ac old & loud. Unit not cleaned when we checked in, bad odor, bed linens filthy, bed old & squeaky, no decor in rooms, mold. DO NOT BOOK HERE.

I have been coming here with my family every August since I was little. Very few things in the house have been renovated. One thing that really stood out was that the private table area in the back for our unit looked like it had not been kept up all summer, and there were weeds like skyscrapers all along the edges, but we notified the staff and they took care of it right away. The furniture has been updated downstairs, but the bathrooms (and INCREDIBLY creaky stairs) need some work. The pool is nice but is starting to show its age slightly. Overall it needs some updating, but huge renovations like that are understandably expensive. Still had a great time down the cape as always.

This place was a dump compared to most world market property.This was RCI property.The tub leaked into the living room.The TVs were very small.One br did not have a TV.The place smelled like mildew.

Need to update at minimum the mattresses to new and softer. Filthy, dead bugs, mold, dirty and musty. Mgmt mean to all kids ..not very family friendly but local to much cape.

There were a LOT of bugs dead and alive. Our room was advertised for 8 people and had ONE shower. However, it was an okay place to sleep.

Worst time share we have ever stayed in. Unit smelled, bed was extremely hard, shower and shower curtain had black mold. Coffee pot fortunately was white and when we were pouring water in saw mold in it, and rest of the pot was filthy. Freezer had stuffed spilled in it and had not been cleaned. Stove and oven were dirty. Kitchen floor was dirty. Spoke to manager and she said her housekeeping supervisor would clean it the next day but never happened. Will never stay here again.

I have owned for 20 years. I have been going to Briarwood for 35years. My son is 14 years old and looks forward to our week every year. Tradition and Memories!
