Rancho Yolo is a quiet, peaceful, senior mobile home park, with approximately 242 homes, centrally located in east Davis. Residents are required to be 55 or older. There are two pools; a very attractive, spacious club house; laundry facilities; small lending library and work-out room, as well as areas for walking and cycling.The people who call Rancho Yolo home are friendly and engaging. Theres a lot of community spirit and many well-organised community events, planned by the all-volunteer board and various committees.There is a wide range of homes in the park, though space for purchasing and setting up a brand new mobile home doesnt appear to be possible. Homes that become available for sale are often purchased by a single profit-making enterprise, who tarts them up and sells them on for profit.Homeowners rent the space for their mobile homes and pay for their utilities (water, electric, gas, garbage) through a management company. Space rent range from the mid-$600s, to the low $700s monthly. Buyers have to be approved by an onsite manager. Part of the vetting process includes reviewing and signing a nine page document of Rules and Regulations.Given that this is a senior park, Rancho Yolo could be substantially more sympathetic to disabled people. It can be a challenging place for wheelchair users, as there are a lot of curbs and troughs to navigate in the park. None of the common areas (pool, club house, gym, etc . . .) are handicap-friendly. Theres very limited handicap parking available for disabled van users living in the park and/or visiting residents.

Seemwd like a nice community with walking trails, decent sized lots and good sized community rooms. Has a small library. Its a rather large park for my personal tastes.

This is a gem of a senior mobile home park. Beautiful place. Wonderful community.
