Ive lived here for over 6 years and the rent is choppy and pricey and thay barely give you the basics. When I first moved here it was a nice quaint little area with friendly neighbors. After a bit, it got worse, and worse, and WORSE. So I plead and I beg you management,FIX. YOUR. PROBlEMS.

Pool.. Excessive rules, 3$ admission but overall clean water and friendly community.

In my opinion, it is the worst place to rent from. The management lies and is really shady. I would give them a negative 5 stars if I could.

I love this place and rent dose go up like $100 every year and its great, we even have 2 parks for kids, 1 pool, and lots of space to bike, but we can not have minni bikes here, but motercicyles are ok

Very sad and disappointed every pool will b open this summer except 4 where I pay rent and live. And also having no cable starting next month after living here for 14 years.

Most everyone living here takes pride in their property. Its clean and spacious and doesnt feel like a trailer park at all. Lots of trees and green grass .

I am very confused what is happening with your billing department. We received a bill for 676.00 dated 6/11. We had already paid 550.00 on 6/6. Yet today I get an eviction notice for $1320.00. How does that even add up or make sense? I made sure to keep the money order receipts and photocopies of everything. Not even sure how the bill jumped 6/11 to 6/28 when June was only month due. And that’s according to YOUR records.

Large place and quiet community.

Long story short you better off moving somewhere else like a ghetto or hood in a city. Im a survivor of this place for over a decade now. Trust me for your best interest move somewhere else especially if you have a family

This is mobile home community. Not as nice as it once was but still not bad place to live. Maintenance not being kept up but when you have only one maintenance person taking care of several parks..... cheap owners not willing to or able to make up for neglect over the years but most people living here, I have found, are hard working and nice.

Country manor is on a down hill slide! The roads are a disgrace. They would be better off just being gravel. The drugs are intrusive and the residents dont care about the appearance of their yards! Country Manor use to be the best mobile home park around but...No Longer!!!

High rent that increases regularly with no change in return. Wide streets with no speed bumps but poor road maintenance. They send violation letters warning residents to powerwash their homes but dont even do so to some of their own buildings. Overall average to above average community.A negative on the residents is that many of them think that STOP signs dont apply to them.

This neighborhood is moderately safe with 1 person in every 200 being a murderer, rapist, or drug dealer. However most people keep to themselves. Theres a pool that free to use in the summer. The park owner have raised the price previously for apparently no reason. They will try to evict you for most anything.

Neighbors are nice, management is poor and repairs, like the roads, are a joke. Ive been served at least 10 eviction threats for anything from having my childrens play pen set up to having slow down signs out front. Still has a nicer feel then the other parks Ive seen it the area

This place and the company that owns it is a disgrace. They DO NOT care about their residents. It is a really good idea to look elsewhere.

Weve lived here for a while and had kids yes there are drug addicts but peacfull place to live my kids have been here there whole lives and made so many friend and my daughter is even upset about the thought of moveing overall good place to live!

Rent goes up every year. And a lot of people are moving out. There is a lot of empty lots. Might just as well but a house on your own lot..just as cheap

How is it that this park can make rules to live by but brake them themself there managements and maintaining does not do there jobs right because they should be on the owners about work orders and requests as well as complaints the own or owners should sell and get the hell out of that line of work same as slum lords

They raise rent every year and dont make changes. I got a letter in the mail about debris being around my house that need cleaned up when there isnt anything. Ive had a bunch of people come over and look to see if I was missing anything and nobody could find anything but they insist and sent me a letter. Ive been trying to call them for 2 days and they dont answer the phone. So NOT recommend this park to ANYONE!!!!!

Its where my son lives. Dont know what more I can say. Its pretty quite every time Im there.

The park management that runs the parks are very unprofessional, and with my experience with them, they up the rent at every beginning of the year, their prices are very high, if you are late on your lot rent you will receive a letter to appear in front of Elizabeth frownfelter. Also if you pay your lot rent after the 5th of every month, they ad an extra $30. Every time. My neighbors pipe broke and it was the parks responsibility, the park told my neighbor that they were responsible and since my neighbor refused to pay for the pipe, my neighbor is now evicted. I highly urge everyone to read the rules and regulations before committing to being apart of another one of country Manor Wes s evicted tenants. Very bad place to raise kids in a drug environment place.

Aside from being understaffed, poor gutter drainage, having to choose from only one cable/internet provider and disorganized, its a lovely place.

Horrible management, rent goes up every year but the park is falling apart, been here 10 years and they have never trimmed our trees even though they are dying and falling all over peoples houses. The pool is nice. People are generally friendly

The worst Ive ever lived the managed is rude. They never hold up their end of maintenance around the park. There are serious sewage problems, so the side or your house will always stink. The free cable is always out, and the water gets shut off at least once a month. Dont move here!!! I cant wait to get out.

Nice community but the roads need fixed and there are trailers that are boarded up that should be removed in order to get newer models.

Rent is a bit pricy compared to its sister trailer parks.Nice place to live though.Has: Pool, 2 parks (top and bottom), 2 basketball courts, and a skate park really its a store that used to be there that burned down or something years ago and kids use it to skate and stuff.If you have kids, I highly recommend you not let em play with the other kids.Kids there curse and are out all night. By kids I mean 7 year olds. Smh.There have been police raids a few years ago. Dont know about recently.

Country Manor West is a park that has many family owned trailers. It is clean and quite everytime I have visit there.

People are nice and the homes are well cared for.

The condition of the streets isnt very good. I live here and I believe the lot rent is too high. They raised it November of every year this year they raised it $20.
