Cannot say enough nice things about the employees that work here. They are friendly, helpful, and truly care about the park and its upkeep. Recently, this summer quite a few improvement projects were done throughout the park. A good majority of the trees were trimmed that were overgrown and the end results were fantastic. Thank you for the hard work!

Everyone was very nice in the office, the office paperwork was as quick as paperwork can be. The kids and I have very much enjoyed living here and still are. The neighborhood is quiet and everyone is pretty friendly. I haven’t had any issues really that were big or not fairly quickly taken care of. The park, walking path, picnic tables w/grills and the convenience of the pool is very nice. So is having a storm shelter. The only thing that would be better is if they had a splash park. it is a very nice place to live and we are all very happy in our home.

The walking trails, playground and swimming pools. Now that Joelle is the manger she is cleaning up from previous management that allowed things to happen to this place people have called home for yrs. Management is out on the property even during a pandemic. To insure things are running smoothly.

Quiet, great place to live, everybody minds their business. May take a little longer to get thing fixed but at least it gets done

Seniors beware. They will screw you over, not maintain anything. Your credit rating will take a beating, and they tell other landlords that you arent good to rent to and destroyed their property.Think the BBB and Senior Services should look into their business practices and how they treat people. Might even have the Department of Health look into the shape of their property.

Quiet neighborhood seems friendly! The roads definitely need to be repaved and cleaned up a bit. I am always afraid of popping a tire due to nonsense in roads/ drive areas.

I used to live here I miss it so much it brings back good memories for my family and its just like a really good place and a very saw this on my suggestions for a rating it I loved it brought back memories its really good mobile home park where they have big they look small the trailers but inside its big and its home and its funny cuz he theres the master bedroom is on the left side of the house and the master bedroom has two bathrooms one tab on the left slide left side when she walk in it has a big bathtub on the left side and then on the right side it has like a nice little shower and then a toilet like a normal shop bathtub and it will not a normal bathtub a normal room would except for the bathtub being outside or go outside in the bedroom but the master bedroom has a walk-in closet its so pretty overall there are four bedrooms one used to be a computer will my room then we change it to a computer room and then I started I slept next to my bed my mom and dads room but I didnt really like sleeping alone so I went to sleep with them and but its a really big house as a really nice kitchen and its a really nice place around it has a pool that you can use for free if you have like I dont know if it needs a car anymore card anymore but I really recommend if youre looking for house check here cuz its a really nice place where like a lot of people are really friendly theres a lot of place they coming cried your bike and theres a Park right next to the pool so its a really nice

The office management is very fickle

After telling them i dont have a credit score before the process began. They denied me on that reason and got my criminal record crossed with someone elses. I think they were quick to judgement and lost a great tenant.

Nice & quiet were Im at but dont like when you have lazy people throw there trash and tree limbs and rocks in your yard behind your place. Walked my dog and found it at 12am in the morning was not Very happy to find it behind my place in my yard. We had worked so hard to Clean up are yard after we had picked up over 80 bags of leaves and then planted over 20 pounds of grass seed and fertilizer and peat moss to cover the grass seed and fertilizer. Now we are getting grass in the yard the same person that put all that stuff in my yard they beside to cut theres and my yard very very low like they dont want grass in there yard. But please dont Mow my grass that we had worked so dam hard to have grass and not mud for a yard to enjoy to set out side and enjoy it. We need the streets Repaired very bad. I also wish they should put house numbers on the end of the drive ways so are Emergency vehicles and delivery vehicles could found our places faster!!!

I was shown a model home and not the home that I was applying for. Their free rent is if you qualify. I was told that I would know in two days and it has been two weeks. I had to put down a $35 application fee plus $100 deposit while they ran my application.

I have lived at Southfork for less than a year, and two General Managers have been fired. No reason why given. We bought a 10 year old home, and it had a few problems, but the big issue with the home is the skirting has nothing to attach to. The wood has rotted away. I talked to maintenance about what I could do to fix this, and I have never heard back for them. The lawn which had very little grass growing in it when we move in and it has been my nightmare. Trying to stop the erosion, our A/C unit is no longer level and needs repositioned. I have seeded and raked to get it to grow and I have been fighting most of the season for them not to mow it and kill it. They tell me the grass cant be longer than 4 inches, but baby grass needs to be 3 inches to live. I am going to do my best to pay the home off, and move it or sell it.

Very bad experience with this park. The owners need to replace every employee there and start fresh. They will tell you anything to keep you in the park. Infrastructure is so bad there. We had electrical problems, water line problems and if you want to sell your home to get out of there well hang on to your patience. They create fony buyers that dont ex hist. Then lie to you about it. We caught them twice doing this . So we are moving our home out. To top it all off they then took our trash can away that we paid for service on 2 weeks before end of month. So they steal from you as well. We have had nothing but trouble with Sun Properties from the very start. As you can see from pictures there is a large motor home on the grass in one picture taken 2 days ago and today it is parked on driveway. Yet we were told we couldnt have ours at our home it had to go to the theft lot. That is right off hiway and other RVs were broken into and things taken. Way to go management. I hope the city of Belton shuts this drug infested, theft ridden ghetto down. The sooner the better. Would not recommend this park to worst enemy. Lot rent is 469.00 and up. Streets all broken up. It is ghetto living there. So glad we will be out soon. Management changes almost yearly. That is what you can expect should you rent or buy there. Oh, did I mention that our home has had 2 break in attempts in a couple of years.

It is the worse and most expensive place Ive ever lived in... Pot holes so big it busted a tire.. Car was stolen out of drive way..the water so expensive you would think it should be champagne (they set the water prices) and last but not least they are (staff)a bunch of nosey busy bodies who gumflap about any and all

Been thru 3 managers. Texie was the best out of three. Would work with you not against you. I have lived here 11 years. I have had my car stolen and my tags off another car stolen.was told to get car tagged or it we be towed. Well i needed the title or registration wich I could not find so I had to send off for new one. Told the manager this. But she had car towed off any way. I am disabled and have no way to get to therapy or doctors appointnents. If she would of waited one more day got the title in mail today. Wonder if she is gonna pay the 275.00 to get it out of tow.the pond by my house needs work. Cant grow grass cause I have to keep mowing it. I have a canopy over patio a Kansas City Chiefs one to provide shade for me cant be in direct sunlight with medicine I take. The manager makes up her own rules that are not in lease. She is making me take down my canopy. Its not fancy enough for her. Sets the price of water my highest bill was 625.00 for one month last summer. My grandkids have gotten thier bikes stolen. dirt bike was stolen. Vehicles have been broke into several times. She lets any ol rif raf move in. The nieghbors have traffic all hours of the night. Hum wonder whats going on there. Never can you get ahold of her. The only one that helps anybody in that office is Carla. Maintenance is pretty good. Other than that this place sucks do not move here.

Have nothing to do with these people. After 6 years and 4 managers, nothing but problem after problem. They only lie when their mouths are open. They were on a Fox4 Problem Solvers segment for shady dealings. Be very aware/keep your wits about you if you deal with this scum.UPDATE July 2018........some poor soul has DIED out there in an accident with machinery either operated by them or someone they contract with.

Been living here for almost 2 years.Came in when Chad was the Manager.He was awesome, went out of his way to help. Their maintenance staff was great, always a little late due to their massive workload. Chad quit.Now the new manager is more corprate than him .Theyve been doing a good job trying to fix the place up with new trailers and fixing entry roads to start with. (Hire a different concrete company fyi, their job was terrible. beyond Wavy.) But need to go back to being a better service and going out of the way for not only their trailer rentals, but property leases.Overall, This is the nicest trailer park in the area, Pricewise reflects that to with being the most costly. Other than that, neighbors keep to themselves. Hasnt been many disturbances, havent been robbed or had my trailer broken into.staff is nice though not as great.Update as of 05/2020-I have lived here for 4 years. Depiste that, if you get behind by 2 weeks on your rent, they will not work with you on payment even in full.They will evict you and force you to pay another 240$ despite still being a month away from court date.

Horrible mangement cant never get a hold of mangement they make up there own rules as they go stuff not in lease if you even get a new lease last manager chad at least you could get a hold of him when you had questions and concerns roads are bad pool not even up amd running for community just horrible

This place is a terrible place from what it was a few years back. The staff is not helpful or friendly. The maintenance is terrible. They can do the work but prefer not to. The roads are in really bad shape. A lot of empty lots and really ran down.

Roads are terrible but the drugs are plenty.Rent is OUTRAGEOUSLY overpriced for these homes.Have a brand new home and AC has gone out twice in three weeks and takes multiple days for someone to come out and fix.

They ripped people off to the point were its on the news, They charge way to much for rent, they dont take care of the property at all! 90 percent of the people that live there Do or sale Meth. Honestly I hope drug enforcement shuts it down soon!

Homes are too close together. If you buy a home from them, they make you pay a lot more for it if you dont keep it on their property and pay land rent. Not sure if this is a common practice, but it wasnt what we wanted.

Roads are very very bad. Potholesand it was the middle of winter the roads had not been salted or treated for ice. The park is overpriced on their lot rent in my opinion and i hear from several people the staff are not friendly or organized at all.
