Would not recommend this Mobile home park. Especially if you have special needs, of color or of a certain race. Folks with addictions or past legal issues are picked upon, bullied and discriminated against. Neighbors are not neighborly. Noone can solve problems amid themselves. No cookouts, get togethers etc. Both thumbs down.

Ive lived here since 2006. people are nice for the most part, the trailers are better built than a lot Ive seen. terrible road conditions and now theyre building a shooting range right next to it.there is so much sharp gravel on the road used to haphazardly fill the potholes I cant ride any kind of bicycle or unicycle around without immediately geting a flat tire, and I have had obsidian pebbles get lodged in my feet. There is only one road leading out of the neighborhood on a steep hill that also making cycling difficult and can add an extra 3 miles to your trip if youre heading to devils lake.I would still probably reccomend living here if youre looking for a cheap and sturdy mobile home and a generally quiet and peaceful park, its a safe neighborhood located in the center of town making accessing any of its features accessible to anyone without a car.The house numbering system is complicated to understand for any of the taxi or delivery services, and Ive gotten complaints for walking around at night time. The landlord doesnt live in town so youll mostly be seeing the office secretary and shes nice and lenient for the most part.theres not really much to say about this neighborhood, it has negative traits but theyre completely unnoticeable unless youre trying to scrutinize it.

Horrible roads!! Pot holes galore as well as crumbling, bumps and uneven roads throughout the whole place!! Im just a visitor, so I cant IMAGINE the damage the residents cars endure driving on Black Hawk Manors roads daily! Boo Hiss! Shame on Black Hawk Manor for not valuing their PAYING residents more by taking care of their unavoidable roads, to and around, all the homes within their property! Very sad and would NEVER recommend ANYONE to move their home there! I have even heard of the high fees they charge to sell the residents OWN HOME on Black Hawk Manors lots. So not only do the home owners need to pay a realtor out of the sale, they also have to pay Black Hawk Manor a huge fee. THEN, the NEW home owner needs to pay them a fee to stay on the lot. So, in all actuality, Black Hawk Manor gets paid 3 times during the sale (1-monthly fees already being paid by old home owner just for having the home on the lot, 2-fee on top of the home being sold, 3-monthly fee for new home owner to keep the home on the lot). So with all that over and unnecessary charging, you would think that they could easily do upkeep of their roads. Shame on Black Hawk Manor!
The lower part since the old owner has passed is not as well taken care of. Need to have yard work paint fix decks etc.
