Been coming to the Cawthon during the summers from Houston for several years and decided to retire here! Why?For me, it was obvious. Its old but extremely clean and reminds me of my family home. It has very reasonable rates and with the friendly/professional management and staff (housekeeping/maintenance), the local Colorado beauty and recreation, with the rest of Co...not that far away, it was a no brainier!Im here to stay.... They room are really nice. The people are friendly and the rooms are really clean. I live here. So they have live in and rent rooms
Rented a kitchenette years ago friendly staff and quiet by hops and vines liquor store closed earlier than all the other liquor stores though..
Arrived after hours with phone-in reservation. Old park, but ok for a night. Laundry was clean. I had no clue what the WiFi code was OR restroom code. (No info left for me) TV Cable needed adapter so that was unusable. Water & electric for $17.50 with Passport America was a fair deal. At $35, it was downright unwelcoming. Would be 4-star for value IF treated decently. I told them I would be in after hours. YMMV

I will be leaving this morning after a brief four night stay in the RV park portion here at Cawthon Park... A very interesting place and experience. Many of the residents are longer term with not a great deal of turnover. Fortunately I was able to come in with no reservation and get a spot. The amenities were sufficient with full hookup for my RV... Management were friendly and very easy to work with and accommodated my request to extend my stay from two to four nights with no issue... It is actually quite a friendly place here and I have enjoyed it... Trinidad is a nice little Colorado town to visit.... Thank you Michelle and Rusty.

I would not recommend. There are full-time folks living there in various conditions. Nothing like it appeared on its website. In run down condition. Did have electricity and water and sewer, but nothing more to offer. Made sure I locked my doors at night And delayed my morning walk for a new location.
In all fairness, this park had max 35 ft length for RVs. I didnt realize till after the fact. We pulled our 38 ft toy hauler in on a Sunday, their office was closed, but had envelopes for the payment, $17.50 per PA member. We found a place to park our rig, was tight, not in length, but in width. The spots were mud as it had snowed and melted. Being from the south, it didnt cross our minds mud would freeze Another lesson learned. There was one spot to walk your dogs that was about 15X 15, and well used. The park appears to be mostly full time residents, which all were nice. No clue about Wifi as we didnt have a password. I am giving 2 stars strictly bc this would only be a place to stop for a night, the mud situation, and no designated area for dogs. If visiting, a MUST is Trinadad Lake State Park. Take the mile hike on the back side of the visitors center for spectacular views, paid $8 to enter.
We stayed for a week and was delighted with our stay. Yes, the park is older, and yes the spaces are tight. Everyone is very friendly, the bathrooms are kept very clean.Management is very friendly and helpful. Big rigs would be a tough fit
Best park in Trinidad with great views! Rusty & Michelle not only own the place but live there too! Which I think says a lot about their business & character. Its so close to many area sights, safeway, walmart & a few other places to get your essentials. The only recommendation I have would be to call ahead if youre a bigger rig, the place is popular (for good reason) so be sure they have space for you.

They’re very pet friendly but not as kid friendly. They’re letters to residents are straight to the point and frankly hilariously put. I enjoy the park and find it conveniently close to everything I need and I have nice neighbors. The person practicing the bagpipes gets really annoying but that’s not managements fault (but if they want to maybe add time limits to the outside practice I’d love that!). My only real complaint is the WiFi is so unreliable I haven’t gotten to use it once and the cable works 50% of the time. Overall it’s a good park and I don’t know if any hard drug use so I guess that depends on the company you keep.
Rusty and Michelle are amazing! Pretty quiet place. Has laundry room and shower house if needed. Decent prices and management makes you feel like family!
I absolutely love it here. Great prices.. Friendly people.. And its so beautiful. I will not be moving from here. Easy access to everything. The owners are wonderful people.

Absolutely unprofessional management practices (including posted refusal to issue refunds to those who are unhappy with their lack of truth in advertisement). Why would people ask for refunds? Read on!The many residential trailers (ie; most are old & trashed mobile homes), seem to harbor many people with a lot of hard-core drug issues, particularly meth. Instead of providing a camera-secure playground or gameroom for the kids, they yell at children who ride their bikes, play tag, and climb fences and trees, and then issue unprofessional, grammatically incorrect, and horribly worded edicts along with empty threats which are without legal standing. (See photos of examples)I have never been employed by this rv park, and I dont know anyone there personally, so they cant say (as they have on some previous reviews) that its a disgruntled employee or a disgruntled former guest. I had no direct issues or contact with management, excepting their generically posted notices. I stayed for a month, and I absolutely regret it. The place is absolute trash. If you do stay, be sure to lock your doors and do not leave anything of value out.The pull-thru sites are tiny, and there absolutely isnt enough room for an awning and a couple chairs, much less a slide-out. My rv is 27, and I barely had enough room to park (and they have rules about parking in your assigned space). The amenities here are really, really bad. The showers and laundry rooms badly need updated and are generally disgusting. The cable never worked properly, and the wi-fi is absolutely awful - both unsecure and unreliable. The water pressure at the site is negligible, and the sewer access was so far above the ground that I had to go purchase a rack to hold the hose above the opening. On the bright side, the electricity was reliable for the month I was there! :/ They managements speaks about taking pride in where they live - but they obviously do not practice what they preach. The crammed sites, lack of reliable amenities, and obvious lack of willingness to pay professional management speaks of the dedication of the owners to make as much money as possible and invest in as little as possible.This place is cheapest - for a reason. Avoid it and go to one of the other places that are more expensive, especially if you have children/pets, or are staying for longer than a night.

This place is quiet & very low keyed with a casual and relaxed atmosphere. Room, including linens, was clean and fresh and in my non-smoking room there was no hint of cigarette smell. While the rooms are dated, they are comfortable & clean and well maintained. The on-site folks who run the place are great to deal with, are a wealth of information, and are very well respected in the community (I know this in talking to various business owners). Great value for the money. Locally owned & operated. Would stay there again.
I was really happy with this place. The rooms are quaint, however there was enough space for our family of four to live peacefully, The housekeeping was great and so helpful.The owners were very nice, and anytime we had any questions having to do with the surrounding area, we were pointed in the right direction, we stayed for a month and i have to admit, it was overall a really nice experience.
Our family stayed at Cawthon Park Motel in the summer of 1960. We enjoyed the back deck (then located near the golf course) and gazing at the beautiful stars in the nighttime sky. It seemed like there were thousands of stars. The hosts were congenial and took all five of us on horseback on the hill across the street. My horses name was, :Buttermilk ( a great horse!).
Was full at time of visit, got one of last spots. Hosts were nice but place was a little run down in appearance

Stayed here 1 month and loved it. No frillz but great price and trinidad is a cool place to spend a month. Management here are good people. thanks guys! hope to come back.
So first few days of living here got a note on my door saying please do NOT THROW hypodermic needles, and other items down the toilet.So that told me what kind of place i was staying at already. This is the cheapest and worst wifi motel/rv park there is so thats why there ARE SO MANY people at this park.EVERYDAY YOU HAVE to deal with a guy blaring his music out of his bluetooth speaker, (hes lived there for YEARS) and its super loud and he also knocks on somes guy window and he sits there and talks to this guy and the guy in the campers never leaves and he talks so LOUDLY you can hear him 5 campers down.. And whats hilarious is when they send letters out telling us to do something no one does a thing till months later down the road(remove items in front of camper, skirt your camper)& then half the people havent even done it.Ask around town, local shops.... They tell you cawthon is the worse place ever to be.Full of druggies.Oh and they dont allow cats..One star shouldnt even be allowed..Edit: lol, not Vince, but vince knows whats up!

Stayed for a while... About Aug. Guy with a bronco that is long term, Im guessing, in one of the rooms is against marijuana and makes it well known and lectures about it while chain smoking cigarettes. He was inappropriate and very creepy in talking to a female worker (maid) in a very harassing way alluding to knowing the owners and he can say these things, to which she looked very disgusted, excused herself politely and she quietly walked away as he yelled the things I would do to you to which she told him it was very inappropriate and practically ran away. The maid was very accommodating, kind and was always on top of our needs. The housekeeper is a gem and she makes everything shine, but the neighbors are to be desired. Too much drama if you stay for any length. It seems like a soap opera where the office is the epicenter for all gossip.- there should be a way to respond the the owners responses on here. Im not the former maid.
Very quite, and friendly. The rates are reasonable for the area. Bathrooms and laundry areas are clean. Great place, they make you feel at home.

Changing my original 5 star to a 3 star... no questions.. hate liers, rumors, and in the end people who always paided bills early, on time or the 1 day $35 late fee, a cat bill for $50.. my cats where not to blame but we paid. And in the end we still got evicted... office only cared for one side but not ours... but we kept quite said ok... and where leaving on the 10th with approval. LIEING Neighbors SUCK. i really loved this Park tell the drama wagon moved in few doors down. Rumors, and Drama, not from me and my wife...but from rolling drama on wheels. This park is always full.. lots of good people getting pushed out over ugly peoples words... shame. Nice office managers tho... just kicking the wrong people out is all....
Managers are nice. Normal trailer park drama. Cant beat the price if you need a cheap place to stay I would definatly recommend it. Not fancy at all.
