Sugarberry is crowded, loud, and at the rate they tow cars it is amazing. Do NOT leave your ride unattended in this hood. If it doesnt get broken into they will make up a reason to tow it.

Sugarberry place is the name of a road n a mobile trailer house subdivision look to be very well maintained homes spaced out far enough apart from each other to give you some living room. Grandson a maintenance man there. Looks like a nice place to live

I will sum this up for you. I read the reviews before i moved here i said it can’t be that bad. At first it wasn’t that bad honestly i didn’t have anyone living next to me. Then it happened i had a family move next door. I was like okay not to bad. Needless to say i have received 3 broken widows my tires slashed 6 different times (police notified) it became summer the pool was open fo 3 days i believe Memorial Day it’s been green since. They mow the yard when they want ( you pay for it) sometimes they skip you and u have to deal.. now fines if you are late by 1 day on rent they charge you around 60-80 dollars if you have a pet make sure u don’t take him/her off the leash 250$ fine if you. If you can not fit your cars in the drive way park and walk they will tow your car in the middle of the night you’ll wake up and it will be gone. About 280 to get it out of your lucky. Trash you pay for doesn’t always get picked up. If you have a water pipe break in your house ( your on your own) maintenance people are always and hour away. Positive it can be quite. This place is not for you if you have small children or pets. If you want to live in a mobile home park look anywhere but here. I’ll save you the time.. pour insulation in housing these are all fixed up to look nice hard as hell to cool you’ll pay just as much in rent that you do electric. People speed and break your stuff office don’t care the rule only apply for some not all. Office in under new management (even worse than before) these people are not lying on these reviews. Don’t move here

Ive lived here since 2012. I bought a new mobile home so I just rent lot. Lot rent goes up every year. I started at 299$ now Im pay 538$ Be smart buy a piece of land. Front of the neighborhood is quite. I hear alot of bad happens in back. I love that my kids go to good schools.

I truly love my community, not too many places get that kind of a review from me. Management is really understanding

We just went to this place and I love it. Very clean and well taken care of. The neighborhood seems very safe for my kids and instantly you get that nice feeling of it. Excellent service from a guy who works there Marco Garcia he has been helping me and my husband with all the help we need. Over all a great experience when looking for a place to live.

All these ratings that you see that have five stars for that was the people in the office. The manager in the office shes rude. racist people. Kids out of control little kids screaming and cursing .some people driving over the speed limt.

I realized a lot of the good reviews are actually written by people who work there. I have lived here two years it isnt the place is bad its the customer service. the pool has been opened maybe 3 times for maybe 2 days at a time, the So call gym is nothing but one piece of equipment with small weights and yoga mats. ( It smell horrible people use it for sex) My rent is has never been late. CUSTOMER SERVICE IS HORRIBLE BUT THE PLACE AND LOCATION IS GOOD

If you are thinking of moving here dont, if you are white or black they hate you, the rent is almost a thousand dollars a month, every home has black mold, alot of them are infested with German roaches and is getting worse, yes they will tow your car is its on the road after ten or if its anywhere on the grass even if its a tire, the maintenance people dont want to work there for they wont if they do its because they have to and even then it will break again.The worst place to live ever and if you are unfortunately living here good luck finding a way out its like a trap that will put you financially in debt.Its so bad, please if anyone can help please report this place it needs to die.

I really had imagined this place would be really good to live at with my boyfriend and our kids.. But the people at the office and including the person who sold us the mobile home have proved us wrong! We hired an attorney because they always have an excuse to not give us the proper and fixed contract so that we can have the title of the mobile home when we finish paying it in March of this year. I read the reviews before coming here. But I said to myself maybe its not that bad maybe people are exaggerating... But no.. They where not... I cant wait to leave this place! I went through a horrible divorce and finally was able to be with the man of my dreams thinking we would have peace and no... Every damn week something new happens. Your truck gets towed, you try to get charged for having your dog in the house $350 dollars... They never answer the phones if you just show up they cant help you.. Excuses excuses.. Dont live here this place sucks! I wish I would have listened to all the bad reviews!

This place is just bad. The people who run this place make it very bad. They never help you fix anything in the time THEY give you before they cant do anything. When buying the mobile home they make it sound like they are not the people to leave you with anything that you are not satisfied with, however, when I tried to contact them or complain about the mold and mildew growing under my kitchen sink its always they will see what they can do and they never do anything! They really are just trying to make a sell. The last time I tried to have them come fix something before anything they asked if I was buying or renting and when I said buying the rude guy Marcos said well its your problem even though we have been trying to get things fixed since we moved in. They have had at least 4 different people working there that I had left messages with about getting things fixed. You can never talk to the manager after the buy because its always she is busy and you have to make an appointment even though she is right in the other room. We eventually just got tired of going to the office just to get hassled and get no where. We havent even been here a year. We are moving as soon as we hit the year mark as we are able to break contract. At this point we couldnt care less about our deposit if thats what it takes to leave.

My husband and I and our 2 teenage daughters live here and love it!!!! Our move it was horrible the company that moved our trailer destroyed it and the management here has gone out of the way to help us in our time of need. We have no idea what we would have done with out Darcia, Marco, and Maria!!!! They are even working with our attorney. Pay your rent, follow the rules (their arent that many) the complex and people living here are respectful and decent working folk.....Its clean and quiet. Klein schools a plus!!! What more do you want. The bad reviews are false and trouble makers that needed to move out anyway.... Just drive through and see how beautiful it is anytime if the day or night you wont be disappointed

So sad that i am moving. Iv lived here for for 5 years and it been pretty good. Managment is a little picky but i love the area, i love the clean community, and i love my mobile home. Iv have had my car towed for parking on the street thats the most stupid rule iv ever heard but for the most part management is ok.

The people who run this place make this place uncomfortable. The manager with the blonde hair threatened me by telling my landlord that I was lucky I didnt talk to her is there something I can do about it because she threatened me with that. What was she going to do to me? I went in & asked a question and they complained that I had attitude. When its customer service, your going to have A LOT OF people with attitude. But what I did wasnt nothing. I did not raise my voice at anyone. Or said bad names. When you pay a lot of money to have a roof over your head, you deserve some answers. They took it to the heart! They made a very big deal when it was nothing. very un - professional. I even called to apologize, & they repeatedly said I had attitude when I did not! Need some grown people working here not children. They cant even open in time & if they do, the close super early. Mamy times I went to the office & it has the hours they are open & they ARE NOT THERE.couple of lazys. They couldnt even open the pool in the summer. I saw it open about 3 times.

If i could leave a negative review i would. This place does absolutely nothing but try to scam people out of their money. We have unfortunately lived here for around 2 and a half years now. It seemed so nice at first thdn turned horrible. They do not fix issues around the house. They look for any and every reason to fine you. And they do not keep up with thet paperwork. I turned in a money order and they cashed it and didnt put it on my account and tried to charge me late fees afterwards.

PLEASE READ!!!!I came here sometime around the 5-8th of November and decided with my husband that we were going to buy. Marco, he works in the office was helping us and we decided to set the 25th for the contract date as well as the day to start moving in as we needed to leave before the 1st of December. We connected the light and sewer. We receive a phone call I believe a week before saying that he was sorry and forgot about them closing that week due to thanksgiving, but said next week on a Monday or Tuesday he was going to walk it and it should be ready. We go the 1st and we walk it, and its still not ready, I go the 2nd and according to the manager it was even though a overheard management say they accidentally fixed the wrong trailer and not the one that was supposed to be ready for me and my husband, so no it was not ready. There were doors missing, rust and mold by the stove and roaches. I decided to go and say we were not signing the contract and not moving in any time soon or ever and asked for my money back trusting it would be refunded because Marco assured that the money is refunded, but according to the manager that money is not refunded, so he lied to us just to get us to say yes, he told the manager that he never set the day for the 25th even though he did and denies ever saying that the money was refundable and wasnt processed till you sign the contract, which by the way clearly states that the home will not be yours in 5 years as there are costs afterwards, and that they will increase your rent whenever because their property taxes go up. I tried working things out and my husband got into an argument with them, and then they called later trying to insult him over the phone, but he hung up once he knew it was them. They are LIARS, they tell you what you want to hear, NOT what the contract or living there is like. Dont make the same mistake we did, save your money for something thats worth it. Take note of the bad reviews, they are telling you something, something I should have looked at before going and believing this was a good place with wonderful ppl in the office. They sure proved me wrong.

At first I thought this place was nice an all for my fiancé an me to live in but now I clearly see what everyone is talking about the reviews on this place is horrible they condemned the pool bc they cant keep up the water people break in to your homes an cars when ur gone or at home two truck drivers tow ur car if its on the grass or on the side of the road after 10 pm or when they feel like it u cant get the adjusters name an phone number when u need to complain about what you got going on the mangement office an tow truck drivers think its ok to park on the side of the road an on the grass with out getting towed. The management get anything they want like new homes new everything it is as if they are useing people rent to fix there places instead of the ones that need to be fixed #DO NOT MOVE HERE LOOK AT THE REVIEWS

I hear now that they dont give anyone their deposit back.. The pool stays nasty Erin in office is rude ....I could be offered to live there free of charge and i still would never lived there again..
