Overall Impression. Gaps in finding quality customer driven equine management leadership and professionalism.Owner(s) are off site hire outside persons to manage day to day issues, concerns and barriers.Depending on the day it can be confusing who is or has authority from the trainer, boarding leadership or owner(s).Length of Boarding. Over a year.Reason for Leaving. Employee(s) drama transference spearhead by newly promoted barn leadership and trainer regarding total dislike for using a former employee to simply ride our horse, terminating trainer and not using trainer services.Return in Future. Not at this time. Moving to Legends where owner is onsite and has structure, high standards, boarding leadership, along with a very large covered arena, clean stalls and shavings, especially no drama.Staff Management. Below my standard, lacking personal skills and professionalism.Boarding Fee. Under $600/month.Horse care. Horse was taken out daily in a separate pasture to graze. But due to the black muddy clay cause hoof abscesses. Bring two horses at at time. Horses were feed generally on time and taken care of without concern from a more experience co-worker facility manager. After she was terminated we placed our 14 day notice to vacate. Paid $50 for huge run that we could only use during non-rainy season due to black clay and poor drainage. I added 5 cubic yards of cushion sand at my expense and was not reimbursed and power washed the main barn as well.Stalls: Below standard.Rules of Facility. Not posted anywhere.Facility. Not asesthetic appealing, dusty, dirt and muddy stall walk ways especially when it rains due to poor drainage and adding cushion sand in many places. If you do not care about who hauls your horse in/out or whether you have enough shavings in your stall, or black clay mud t going in the pasture section hen this place be a great choice for the welfare of your horse.Cover arena. Not large and never raked on regular basis - no tractor. Be aware if another boarder comes in there are no standard rules for use of covered arena.Open arena. Located near main barn. Great place to ride, train and lunge horse and 20 feet from main facility.Pasture: Electric band with plastic post and multiple separate pasturing. Grass not seeded. Multiple and separate pastures. Great asset to pair horses.Tact Rooms. Small. Expect pest. Storage of your property is out in the open in a large storage trunk that will get dirty and dusty.Bathroom. Located offsite half distance of a football field.Land. Black clay.Trainer. Always be present if she states she rode your horse before you write her a check, and oversee her training schedule and plans. If you terminate her expect critical and distasteful communications outside the business circle.Wash area - No hot water. Dirty and not cleaned on a regular basis.Horse grooming area - Standard. Depends which one you use. Near the wash area it is seldom clean.Drainage. Poor.Runs. No cushion sand muddy black clay.Entrance. Expect huge pot holes.Pest/rodent control. Unclear if under control. 6-8 months ago if you checked on your horse around 7-8 pm you would see huge rats running in the stalls rails and above the stalls, as well as wash area and tact room.Landscape. None. Now cutting grass on regular basis.Leadership. Boarding is a choice. I would not base a decision on cost or location.
