Dry Branch Village

I lived there and it was awful. I had to spray treat the trailer for bed bugs. The toilet was not molded to the floor until a week before going to court, so the crawl space where you got get to the toilet was never placed back, I had two mice to chew a hole through the bedroom wall. THE PORCH ON THE FRONT AND BACK IS DRY ROTTEN.They filed an eviction that was not legal also turned the water off on me for two months, we attempted to pay 3 times and they never came to get paymentI have photos. Oh, you never see the owner just the maintenance person.

Very reasonably priced rental units not to mention the trailers are well-maintained. Management and the owner are very good people and very down-to-earth. They welcome everyone with open arms, whether it be temporary or a little more long-term they treat everyone with respect and its a very safe and easy-going environment

It is a very nice, family oriented place to call home. Management is very attentive to any issues that arise which hasnt been much (a thermastat) but fixed within 24 hours of me making them aware.

This is the most mixed up, confusing place to try to find an address!!

I wanna move here but you can never get in contact with anyone

Know several people who live or has lived out there the bumpy roads and drive way are my only complaints. How ever I have never lived out there.

Dry branch village is a very well maintained community. The owner Is very kind and takes great care of the community. Other people who live in this area are not loud or annoying of any kind and Ive had no complaints thus far. I highly recommend you check this place out if you plan on moving.

I have been here two years and never had any problems. Neighbors dont bother you. Most of us work every day so we respect each others space and privacy. Landlord isnt nasty unless you dont pay or rip him off!

Dont waste ur time!!! Every time you call landlord they never answer the phone. U have to jump through hoops just to pay rent. I shouldnt have to keep calling and texting just to pay u! If i could give -5 stars I would

Not good. Landlord will not fix anything. Overcharges for rent and water.

You just cant never get in touch with nobody or when you call them or text will never pick up the phone call.I cant never get in touch with nobody or no call or answer never return back all way excuses

Trailers are old and the kids are unsupervised and rude

Moved here as a last resort due to medical reasons and having to relocate last year, thought it would be doable considering 13 years ago I stayed in the trailer park next to it and it was decent at that time. Lived there for 10 months the first 3 months we battled w a non working water heater that they would not properly fix and kept breaking every week. The mobile home was very run down and over charged on rent. When you tell them your planning on moving they get mad and start turning your water off, intentionally breaking things, to get you out quicker. The flooring was mix matched w holes in the wall w no insulation. During the winter you could feel the cold air blowing through the ceilings and window sills. In the summer you cant even keep the house cool. 93 degrees w the AC on is ridiculous and thats when and if the AC works you pay more than rent on your electricity bill. The AC broke every other week. The maintenance man James would only half way fix something then leave for it to break again. You never see the actual owner nor does he reply. The only stand up character is Steve that handled payments. The maintenance man intentionally would break things to either come in your house to be nosey or to hit on you. They turned the water off even though the bill was paid up which was against the law. Not the most stand up ppl to be living next too, unfit parents screaming outside to their kids saying they wish their kids were dead allowing their kids to run around in bathing suits in 40 degree weather. Drug dealers and a rude neighbor that thinks its a circus and has a tower w tons of lights that keep you up at night, another neighbor that abuses his disabled mother out in front of every one. Shady ppl that drive by staring at your children and you which makes it impossible to even enjoy being outside. God forbid you use a water hose to water your flowers bc the landlord will send message to not use it or else you got to move. Bathroom flooring was sinking in due to wood rot and garbage and parts of a car body underneath your trailer. I could go on but I believe Ive said enough. Just please beware this place is not good to raise your kids or even live. IdIrather live in a tent and I am glad we finally got away from that area.
