First I would like to start out sayings that Ive been here roughly 13 years and everything pretty much has been good until about 2 years ago they installed water meter at first I did not realize my water spicket did not get reinstalled but as soon as I realized I notified the office several several times wrote a letter called the office during all this time has accumulated up to almost two years now and also spoke with the maintenance guy all it is is a water spicket very simple you did not realize how important one is until it gets taken away I own my home here and I cannot wash the exterior of my home the exterior of my home is turning green mold green Brown and starting to turn black also even my truck I cannot wash very preposterous I dont know what to do anymore exhausted every alternative going about it to have ones professional installed or just installed would you please just come install one for me please I would super appreciate it

Living in a ROTTING trailer that management knows about, because I told them since I moved in, but nothing is being done.

They were some nice trailers. Went there for a Halloween party. Had fun.

My house is just perfect matches my hole decorations of taste to decorate the colors are perfect. My Family loves it. Staff are super friendly, nice and if I have eany question they have help me out. A nice clean place to live at. It perfect for us. And a safe environment for kids love the view I have down the pond.

I have lived at Smokecreek for about about a year now and they have helped us out so much to when we were late with rent, to when we didnt have a working stove. They have a great maintenance staff. The leacing agents are amazing and are willing to work with you. We were late with are rent for a few months and they helped us through out the whole month until we paid it. Smokecreek is very resourceful and have reasonable prices. I would recommend small families to look into smokecreek homes.

Its a Great área and love the place thats why we decided to move here. Down side is that we are just in our 3rd month and thier customer service is in desperate need. I have 1 month trying to get in contact with someone at the office and for information that I need about my lot and no one have returned my calls. But I do see them get my money they definitely dont have any backup on that. I didnt know how bad it was to communicate to the property manager or the leasing.

First, its not apartments. Its ok livable trailers. Second, on touring a facility, the manager was quick to meet her corporate quotas by renting the place while negotiating terms of rental with myself. I was then offered another trailer for $200 more when i walked out. Unprofessional. Probably hasent been in management long.

Just visiting a friend but the place is well kept and clean no run diwn trailers.Would give it a 5 but I dont live there so I only can rate it based on being a guest.

Been here for five years and love it! The staff is friendly and helpful. They stood with us when we faced serious personal issues. Many of the other residents wave when they see you and are often ready to time to discuss the weather.

Very nice place Rachel was so good and professional, lovely personality.

Nice retirement area no transit system so you will need a car

Please dont buy a house year they charge way too much they say they will help as soon as you rent a home and they never do weve rented a home for a very long time and they never here to help and they are so slow a service we called for them to fix something and it took them six months to fix it... Look for somewhere way better

We are having a great experience here. Friendly staff, Friendly Maintenance, Friendly Office staff, Friendly neighbors and very quiet and noisy just right fine. All kinds of people live here and we love it. Best kept secret. This place could really be a paradise right smack in middle of Snellville. I’d love to own A community of my own someday. Community is a must! Smile at your neighbors and watch out for their children. Be good to each other & keep the place clean and sweet.#ELECTRIFYATLANTA

Nice place to rent a home

Love it its HOME !!Been here 2 years now, Have had some trying times. But as far as the ladies in the Office and maintenance they are on Top of things. However the mobile home we are in was NOT all that it Looked to be. Has had a lot work done to it since we have been here and still needs a lot more.But My over all expereince with the people has been pleasant and friendly.

Been living here for close to 3 years and the experience has degraded. Hidden fees that seem to increase every month. Charged for sewage when my home has a septic tank. Premium rent prices for lackluster modular home. Constantly trying to raise prices although it wasnt agreed on lease Trash is never picked up on time so trash and clutter always in the streets. Stray cats everywhere and the list goes on. Will be moving very soon.

I am a resident of this place the truth is very bad administration with the people who work in the office I have 5 months trying to put the land in my name and those in the offices do nothing to help

Good atmosphere I like it there

Very clean and well-kept neighborhood amenities are very nice pool basketball court Clubhouse and the ladies in the office are very professional from the manager and the staff. All of the new homes I would definitely try to buy one of them they are very nice.

Great location but the rental trailers are small. But I believe that is the nature of the beast (TRAILER HOMES)

Been here for a few years and this place sucks. Il start off by saying that the lot rent itself is very expensive, the bill has these water fees that im being charged twice doesnt make sense. Then the park enforced new changes which they had a contractor come and rip everybodys plumbing pipes to set water meters and damaged property while doing so. And on top of that the park seems to always keep the dumpster gate in the back of the park closed and say that they’re full every time. (If your always full then buy another roll off look at how big the community is). Old maintenance man is extremely rude thinks he owns the place. Lady at the front office is rude . People getting shot in here, neighbors having domestic problems at night . Water always being cut off .. this place is just not good to raise a family.

I believe this complex is a scam I spoke to one of the neighbors and even though they advertise the price of 999 they didn’t say anything about the lot rental which I found out could be up to 550 so instead of you paying 999 you may get a rental bill for 1450 how would that make sense they are not upfront and I had to get my money back

They are not upfront and honest. Hide extra money costs. Do not follow through on repairs or questions. Premium prices for below average housingUpdate 8/23/2018Drug deals in road up the street from us. Garbage outside trailer next to us for 2 months. Our complaint falls on deaf ears. Even regional office for yes will not respond. We refuse to do anything without writing. Their promises are empty.

Called to schedule an appointment. Talked to a chick named christy or Christine. Told me I could at a house that would be ready in a few weeks. I drive an hour in traffic only to be told they have nothing show me. No apologies or anything. ILL NEVER COME BACK! !!!

Very rude hispanic lady that works here. Water goes out every month that i have lived here so much so that almost everyone i talk to says they keep jugs of water just so they can take showers and drink clean water. Kid got shot and killed here and drugs are sold across the street from me. Cops dont really do anything because it is a norm. And any complaints they will yell at you. That is just a few, so ready to move and never look back and corporate never calls back.

I really appreciate the ladies in our leasing office.. Tanya Green an Mrs Odem they are awesome an a big help.

The people are friendly, very clean, the staff always doing activities for the community. It has a beautiful lake that is stocked with fish for fishing.

Been living here close to a year. I love my home BUT the experienced i had have is that when ever i need to contact the leasing office they never pick up the phone!! I can call 5 times a day with a voicemail and no one calls back besides the not picking up the phone maintaince dont come till 3 months later or so. Not to mention i still waiting for them to fix things around my house since i moved in 8 months ago. I dont get any apologises i dont get a reason why they take so long, if im on some type of waiting list or what. Its really unprofessional of the leasing people for not caring for their residents or new residents. I expected something different.

They promised my mother before she passed away that she could have a fence but once we started building it they told us to take it down. Then they promised they wouldnt put another house next to us with the little room they got and they did anyway. Unprofessional.

Not a place where I would raise my family. But if I had to, then I would the best way I knew how.

We evacuated to my cousin Amandas which lives here we came from Kingsland Georgia because of Hurricane Matthew this is a beautiful place Im so coming back

This place is horrible, dont move . they break into your house and take everything . The office and Maintenance people break into your houseSave your time . the staff is not professional, they dont help at all

I have rated this community 5 stars only so that they post it and people can see it . But my back yard has had a sewer problem that the community has failed to address.They have started to dig on my backyard however they have left the job unfinished.Now the smell of feces in my backyard has become WORST and it’s DANGEROUS.My backyard is flooded with water you can tell it’s sewer water because it smells like feces.This is a very uncomfortable situation and management has failed to address the problem.All I want is for the problem to be fixed so we can move on from this very unpleasant situation.

The local hood rats are a pain in the arse, and the local gangbanger who is getting out of jail on murder charges kinda makes me want to move NOW! Its just too bad I cant afford anything else.
