Family park. Managers dont care owner only does what he absolutely cannot ignore (like the fence having been broken for four years before he finally dealt with it) if you want independence and no real rules buy your home here. The neighbors are mostly nice and the place is pretty.

The property owner wants to change the home owner for the upkeep of the streets & important repair that need to be taken care of. It took the manager 8 months to fix leak on McCoy ave. The tenant that have to pay for sewage to cover there own experiences of Sonoma county property tax. They do not treat resident equal. Once you move in your screwed

Im currently staying here with a friend its clean people are friendly they have showers and bathrooms for residents and washers and dryers it used to be alot worse but new help has slowly made some pleasant changes its getting better however Ive never lived in a trailer park like this one all I can say is theres no trailer trash anymore .

Management is not fair, they tend to favor some more than others. They dont fix things in a timely manner. They have the water off more often than not. Theres a lot of broken down homes. You can buy your house there but cant rent it out but their do rent out some units that have been left there by past tents. The playground is a joke, the toys are broken-down and unsafe for the kids to use!!!

I think many things could be added to this review that would perhaps cause trepidation in the minds of anyone considering moving into this park.I have witnessed things that would make a wise person NEVER move here if they went to the records office at the Sheriffs Department and asked for a crime report on this location.Drug deals, prostitution, domestic violence, active drug use, constant trespassing, loitering, drug production (in mobile homes) and distribution. But those things aside, ALL of which I have witnessed, there are a few things to consider that may make living here a bit tough, aside from the fact that the maintenance of this community is sub-par due to the lack of motivation from the property manager (whose office isnt even in the city limits - Not even in the county for that matter). The office management struggles as it is to provide someone who is actually presently active during office hours. They dont use a computer, sorry, let me be more specific - they dont HAVE a computer in the office. Everything is analog, most everything is written by hand, and there is no way to pay your rent via digital or internet transfers. There is no way to email the park, much less get someone on the phone. Oh, the office will be open, when rent is due, but besides that, youll usually find the office locked. They have no official method of putting in a maintenance ticket / request - if you do happen to get a form (official), youll have to wait for it to ever be taken seriously. Many residents have been waiting for their fences to be fixed for over 12 years!! Mine has been waiting for almost 15 years now and the hand of God Himself is whats keeping it up.Today, we had our water turned off. This was not the first time this has happened. I called to get info on why it was turned off. Lo and behold - the message machine picked up. Ok, so I left a message sharing the fact that I was pretty sure they were required to notify tenants if the water is going to be off. Toilets need to be flushed, clothes are in a half filled washing machine and dishes need to be washed. Life right? I had to listen to the poorly recorded message twice to remotely interpret the phone number given by the office assistant (whom I could name but lets leave that aside for now), but I finally interpreted the phone # for the answering service. Which I called. Wow, they were super sweet, courteous and respectful! They said theyd check out what they could and get back to me ASAP. A few minutes later I get a call from a very heated office assistant (her title may be manager at this point, not sure). She starts with saying we dont need to notify anyone of there is a water emergencyTheres no, hello Sir, thanks for calling, we apologize no one was there to answer your call because... (No one was in the office today - MAYBE?!)To spare you the sad, VERY sad, and non-intellectual dialogue, let me skip to the end:The assistant was holding back some heated words, for whatever reason, and tried to tell me that they were under no obligation to notify the whole park, unit by unit that there was a water emergency thereby informing everyone that their water was off. I responded with that would be logical - she was flabbergasted and stammered & struggled for composure.- Can I help answer any more questions- NoThis is Not the first time a water emergency has occured. Maybe, JUST Maybe, creating a Community Facebook page and giving the tenants a notice to TURN Notifications ON to get immediate updates on Park Emergencies would keep you from needing to walk to everyone unit to notify them of the break in water service!!! And this would cost $0.00, and save you TIME and grief.* But no, I dont want someone to experience an anuerysm due to an over-abundance of logic. So I didnt share this. Besides, they dont have a computer remember? How would they notify the park of a break in water service if they dont have working staff, a PC, and FB.Anyway, please choose your home wisely. Go to a place that cares. God bless.

Neighborehood is good. management is what it is! But they should update the play ground, make more deicent,put soft ground,updated slides how about picnick tables outside playground area.I know I could come up with so many ideas, to, its a great place for familys but I do like the neighborehood too.

Not a Goog place to live two older ladies brought a Home here thought it was a good place to live until the assistance Manger moved in next Door and started to have Sex on their Front Porch they told me what had happened and I went to the manager and told Him and he said well they had a good Show. They sold their Home. Not really good people running this place.
