Drove 40 minutes to look at a property. Literally as I was parking, Pam calls and tells me shes accepted a deposit on it. Are you kidding?! Why would you NOT show the property FIRST and then let me know instead of booking back to back with no courtesy KNOWING I was driving 40 minutes?? She didnt even apologize! How rude! The park looks run down anyway. Many have missing skirts, visible damage, covered windows and look like they havent been power washed in a very long time. Not to mention many have junk stacked up in their yards and around the homes and I saw 4 cats in the amount of time its taken me to post this. I cant imagine the fleas and cat piss smell in the summer! Thanks for wasting my time, Pam! Looks like I dodged a bullet!

Not bad the food could be a little better, but I did enjoy the milkshake stout and the Irish red ale. But the rest of the beers seem to market to the masses, but I definitely recommend to try this place at least once and see if its for you, the service was excellent and the environment was pleasant and family friendly, are bill was reasonable between 6 adults and 2 minors are bill was less than 145.00 not bad and I brought home a growler. So, great prices, good service mediocre food, good beers

It is no different than any other trailer park seeing as I had to live in one for a couple of years I can judge this, It is the people that make it have a low rating not the park itself seems to be a haven for Negativity first time I went there was to drop a lady and her 2 kids off that were walking on south blvd on the hottest day a year ago was at least 101 outside so a ride in a/c was due then she couldnt get into her own place for the first 10 min, second time. I bought a 1/2 broken AMP from a guy I suggest that you test all settings when buying electronic goods from anyone here, If folks realized that a trailer park is NOT A PERMANENT RESIDENCE but a place to save money to buy a home, life would be easier on all as for the parks they need to NOT CHARGE THE SAME RATE AS A RENTAL HOUSE FOR A TIN SARDINE CAN THAT IS NO PLACE FOR CHILDREN TO BE RAISED, to many kids are done wrong in these places because the owners are either not in the state and dont care or they are not even from or in this country this is why we need to put this country first for a decade to get it back on the track of MORALS!!! the truth hurts but thats life!

2 stars instead of 1 because the Office staff has gotten better recently. Wild cats everywhere! Yards are full of fleas and ticks! Raccoons galore and its your responsibility to catch them! Ive lived here for 10+ years for the schools or I would have been gone long ago! The staff is too busy writing up violations for parking in the street or yards (because there is NOWHERE else to park) instead of making sure felons and child molesters are not living in here! Instead of redoing the clubhouse (hardly anyone uses), invest in some better parker on the dead ends! 3 extra spots for the whole street is beyond ridiculous!

Weve been searching for mobile homes for while now, Rochester Estates definitely has the cheapest home prices. The lot rent is on the higher side but I guess its location. I really dont have any complaints and I love the leasing office staff.

I’ve lived here since I was 6 and personally it’s great. But y’all NEED TO ENFORCE it on people to make clean up there yards and make it look nice. And another thing is the park need to either be remodeled or taken down. It poor use for kids

This community has been around for years and is quite large and reasonably maintained. Quality has slipped a bit the last few years. Management can be a bit finicky, but if you play by their rules youre OK.

I lived there 8 years ago....it was okay then...but now its starting to look rundown and junky. A lot of trailers have a lot of junk in their yards and exteriors are not being power washed.That never was allowed to happen before.

Probably thee worst park Ive lived at. I got a violation for not mowing the back half of the yard, they came to weed whip instead around a live wire and the lady was screaming at me because I told her not to disturb the wire and that I have asked for it to be buried multiple times. So not only was the violation for the wrong thing, they dont care if you are put in danger. They cuss at you, they tell you your kids cant play in the yard, they dont care about anything here. They tell you not to park on the grass and then they park on the grass blocking hydrants, just to scream at kids. NOT A FAMILY FRIENDLY PLACE! DO NOT MOVE HERE!

Weve been here 10 years. There are rules but they are broken non stop. No Dogs over 20 lbs. No Pit Bulls. I see huge Dogs, Labs, German Shepherds, and, Pit Bulls. No parking in the street but its done all the time. I could go on & on. Rules need to be enforced! Im tired of seeing trashy yards. Rent & water goes up & up, its getting to be unaffordable!!

The community is great, but if you expect to have any type of pleasant experience with the office staff you wont get it. Not a single person in there seems to have the ability to communicate without an attitude.

The management at this place is horrible. All Gary cares about is making money and they are not “family oriented” like they claim to be. They are suppose to give you a citation for things like your grass being too long which they do not do and then they turn around and cut your grass without you knowing and charge you $50 dollars to cut it. When I moved in it was $25. The lady who cuts it is so bad at her job she is careless and wrecks your property! When you talk to Gary he acts as though he is going to take care of the problems but never follows through and sneaks charges onto your bill. DO NOT LIVE THERE! They are crooks and thieves and will do anything possible to keep getting more money out of you!

I dont personally reside here, but a close friend does. We took a walk through the complex and if there is one huge selling point here, its the fact that Rochester Estates backs right up to Bloomer Park, which is an excellent place for kids, family events, enjoying the outdoors in general. The layout of the one trailer I saw was quite nice. I particularly liked the open layout of the kitchen area.

Loved the place at first.... the issues here just keep piling up and the office will do nothing to help you. When I first moved here our house didn’t come with a mailbox. When I called the office I was told I had to purchase one myself and to set it on the porch. After doing that a year later it is now a problem. I called the office and they tell me I should have told them when I moved in that I didn’t have a mail box... I did... and I did what they told me... now they won’t even come put a post in my yard for the mailbox. We mow our own grass, weed whip, everything.... what do we pay lot rent for? Why is it so high when you do nothing?

Maintenance is well, office staff very respectful. Lots of children through out the park so you must be very mindful at all times.

I used to live there a few years ago. One of the best mobile home places with a great school district. Its within walkable distance to the park; i used to walk through the woods where kids have made walking trails

Rochester Estates is always well kept whenever I visit, in the Spring they plant lovey flowers and keep the landscaping well-groomed. I was there last night and the snow had been plowed and roads were clear. Its a very nice trailer park!!

Negative stars if possible!! This place is terrible!!!!! I had a leak under my trailer this past winter and my water skyrocketed. Had a plumber come out, paid out of pocket and he was here for two days fixing the problem and checking the rest of the trailer for leaks and made sure there wasn’t anything else wrong. The next month my water bill was even higher than when I had the leak!! I was paying over $400 for water and sewage after I had the leak fixed! Went to the park manager to ask what was going on and he didn’t do anything but tell us that it was our fault and not theirs! I then asked the park to work with me and they barely did anything to help. The staff is unprofessional and rude and don’t help you out and are quick to charge you for everything and anything they can and evict you. DO NOT MOVE HERE IT IS TERRIBLE!!!!!!

Lot rent & Water is Outrageous. People dont take care of their Yards, right now Im looking across the street, it looks like a Playground! Rules are not enforced.

Ive lived here 3 yrs and have constant issues. If its not the water being turned off, its insane water and sewer bills, one of the staff in the office can be extremely rude, short, and very unsympathetic. If there is any issues with your yard they are quick to send you notices with fines, but if it is a issue with something of theirs they will blow you off or partially fix it. I can say it is kept looking nice. They are NOT willing to work with anyone on lot rent.

Rochester Estates is a very nice place to live. Its clean and well maintained. They have a beautiful clubhouse and seasonal pool. We used the clubhouse for our daughters birthday party! Hey have a fitness room but I have yet to visit as there are woods in the back with beautiful walking trails that we prefer to frequent!Our street and neighbors are mostly quiet and respectful. Every neighborhood comes with a few bad apples but we are lucky to be surrounded by very nice people.We have been here 2 years and love it. It is close to schools, major parks, beautiful downtown Rochester, and Meijer and Kroger for convenient groceries.

Okay place to live as long as you are willing to take care of their property and to pay twice as much as any other mobile home community in the state.

Just visiting friends, but they seem to like living here. Poor parking for visitors.

Its an older trailer park. But its fine. Several of my friends or aquaintences live there and the rent it cheap.

Constantly raising rent prices. $546 base rent for a tiny lot in the center of the neighborhood. Go to any other park and that price is for a double lot in the corner backing to woods or a lake. Not worth the price here at all. I could go to any other park and pay $100 less. And I hope you dont expect drinkable water. In the spring and summer for the past 3 or 4 years they perform maintenance every Monday and Friday and you have to boil your water for the following three days. That adds up to never having clean water. Quite a few times it was done with no notice and my white family got extremely sick from it. And to top it off even when the water is finally drinkable in the fall and winter it smells and tastes like chlorine. No drinkable water here for years!When you pay rent you better go in and get a receipt (just a copy of check) or they might lose your payment and blame you for not paying it. Happened to me twice and they were adamant that I absolutely did not pay. Had to stop payment and get another money order. They tried charging me double boys a late fee the following month and I had to fight for them to correct their mistakes.A couple years ago we got a flea infestation and we dont have any animals. Theres tons of feral cats running around and Ive had skunks under my house multiple times now and had to wash every piece of clothing and linen in the house because it all smelled like skunk.Horrible park!!!Edit: base rent is now $569 for the smallest lots in a park where the water is undrinkable the few days a week you actually have water.

They charge for everything, literally. Rent goes up about $30 a year. They charged us $50 to mow our lawn since we didnt mow our lawn. We did mow our lawn, didnt even pass a week before they decided to mow and charge us. Our lawn had fleas? and I spent the whole summer trying to get rid of it from my dog. Since they are so picky about their lawn you would expect them to spray for bugs. Also, they kept spamming us with notes saying that we needed to mow our lawn when we already did! I guess they wanted a lawn just full of dirt since the grass wasnt short enough for them. When we first moved in, I asked about the rent and the lady replied in a rude way. They pretty much provide 2 parking spaces for each trailer. If you need an extra parking space youre going to have to walk very far. You cant park in the streets for awhile without getting ticketed. Dont expect the maintenance to help you with maintenance since they will charge you. They literally charge you everything they can. To be charged so much, Id suggest youd look for an apartment. Good luck trying to have some peace and quiet. It hasnt even been a year, and I had already heard gunshots(?) and our neighbors are so noisy at night that we have a hard time sleeping. When we moved in we also had our trash can stolen. I thought we were in Rochester hills not in Detroit hills. Since they charge for everything, I would expect them to do a proper job on removing snow and throwing salt. They only clean the main roads that leads to the entrances and dont even bother to do a proper job cleaning the roads that the trailers are in. Also, Im not sure if it was intentional but usually when people are removing snow with their trucks they try to avoid pedestrian. I happened to be by the edge of my parking lot and they truck came by and snow flew into me! They should also add some sidewalks since it would be nice to not walk in the streets trying to avoid cars driving by. When we first moved in the whole city seemed to have a black out? We had no power, nothing, for about a week. So if you do plan on living here, maybe it would be a good idea to pinch in for a generate since it was hell. They gym that they provide is very small, it could be a small parking garage. Doesnt even provide weights for people to lift and such. Theres no bathroom too so if you need to use the bathroom you probably have to walk back to your trailer. If your trailer isnt close to office then youre going to walk a lot. I have read comments saying that there is a lot of animals in this area but Im not sure where they have seen animals. Since all Ive seen are cats that are running around and you have to be careful not to run them over. I have seen several trailers that place a camera in their front window which can give you a sense that this may not be the safest area. Including the fact that theres a lot of cops patrolling the area.

Negative stars. Half the year theres no water or undrinkable water and the other half the year if you dare to drink it the water smells and tastes like chlorine. Been like this over 4 years now. Theres more bad about the park, but not having drinkable water ever should be enough reason to never live here.

Ive lived here for 28 years. Born and raised in this park and I have to agree about the previous management. They were horrible. However the new manager seems to be legit and cares about the residents. Ive met the owner on one occasion due to the maintenance staff blowing up my water heater. He was a nice fellow. All in all I keep to myself. I live in a double wide so those who say their rent is $500 then you must be in a double wide lot, singles are 300. You pay extra for the extra lot. It really is one of the nicer parks out there. Not the nicest as I think that belongs to the one in Leonard Mi. Anyway take this review as you will. Im still living here and like it most of the time.

To many trashy homes here. Some live horribly and most are in direct view of the main roads. This to me, brings the value of the homes around way down and if the people are half as bad as the way they live I will find somewhere else.

DO NOT LIVE HERE. PERIOD.Weve been on time with rent every month and have kept our lawn maintained and the outside of our place looking nice. Weve had no complaints until now. We were out of town and were 2 weeks late on rent. I got back and gave them a check, which they cashed, and then I received an eviction notice anyways from their lawyer. Not only that, theyre trying to bill over $100 for legal fees.

I have lived in Rochester Estates for 25 years, I had ordered a new trailer and waited 4 months back in 1993 to move in. I should have seen this as a warning. I would not recommend this park to anyone. I have been to court numerous times and yes I have won but the park just gets madder. This park does not inform you of them turning off the water, boil water alert and road closures within the park .

Power outages and crabby management and office people... Tons of feral cats.... Not large dog friendly at all but rotten kids are okay.

Dog poop EVERYWHERE! Dogs able to reach the street from their trailers. Some parts of the trailer park is just out right disgusting trash, poop, broke down cars, YOU NAME IT!

Quality homes is the biggest joke, they sold me a trailer that was falling apart and i didnt knotice because it was underneath the trailer. My furnace cought fire within the first week of using it, and there is people getting in fist fights every other day acrost the street. When quality homes did their inslection they said nothing was wrong, ya right

The place we moved into was fine and looks very nice. We paid cash, so wed have no payment or a mortgage on top of land rent. Looking back, that was pretty dumb. Ive looked around the website still because I like to see what is available for curious reasons.This is the point where I realize I was dumb. It wont take you long to meet the neighbors, believe me. So weve all talked about lot rent, I seem to be the one paying the most. Which at first I thought would be due to just moving in, but no. Some others have just moved in and pay only in the 300s for new and old, meanwhile Im over here with a paid off trailer, and getting ripped apart in lot rent. Now I look on this website they are offering free lot rent for up to four months for used trailers, and a billboard on location for new owners also in the 300s.The schools here are very good, and my child daily is learning new things and reading at a very high level.Now the fitness center is one of the biggest jokes Ive ever seen. Dont get caught up in that whole thing. Every single piece of equipment looks like a hand me down or something that was meant for garbage that they just so happen to pick up. The actual pool is very nice, and the pool tables are good as well.In conclusion if your like me and just so happen to run into some money and would like to just have something paid off and live life, Id say for now look elsewhere. I pay in the 500s for lot rent, so I might as well just opened a mortgage as it would of been cheaper! Believe it or not.

Its an alright trailer park, fairly quiet, lot rent is pretty pricey though.

I was trying to do something nice and report an issue and I was treated so rudely.I know the ladies name but I will keep it to my self this time.

This trailer park is awful and the staff presents themselves unprofessionally. They charge outrageous amounts for lot rent and look to violate you any chance they get. Your contract states you get one warning for your grass being too long and then they will send someone out to mow it for 50$. However, on multiple occasions I have had them come out with NO warning in a zero turn and completely destroy my yard. I have called about this issue multiple times only to be told I will get a call back and never do. Today was the last straw as it happened again yesterday and I spoke with Kim. A woman who began arguing with me about the length of my grass, cutting me off, disputed the fact that it should have been cut, laughed when I told her this has happened multiple times, and that every problem I was presenting to her was false-sounds professional, right? When I explained to her a zero turn will destroy a yard/garden that is that small and that I needed to obviously speak to the park manager at this point, she tried telling me she will just go ahead and add the charges on for the lawn service (hack job) as it was obviously removed. I replied that I will fight that tooth and nail as, once again, during every incident I received NO warning. She replied that she will have the manager call me (5th time I have heard that one) and hung up on me. If you want to be treated like your 600$ a month for a square of grass is appreciated, if you want to be treated with some decency and respect for throwing them your hard earned money every month and obiding by their ridiculous rules, if you dont want to be disregarded and want your voice heard when you are being wronged - DO NOT GO HERE!! Because my husband and I have lived here for your years and every week there is a new nightmare to overcome. Hear my warning, please... You do not want to live here. Try Dequindre estates instead- only a few miles difference, lot rent is way cheaper and they dont violate/over charge you for forgetting to mow your lawn!!

I moved in 3 years ago and regret it. We have a family of raccoons living in our tree. They basically said to get rid of them our selfs they wont do anything about it. Secondly we moved here in December and did not know about the smell .Across the street is a closed wast dump. It smells horrible on hot days. Are water gets shut off randomly with out us knowing sometimes they send us a note saying there turning off the water or if we have a boiling alert. I wish I read the reviews before I moved in.

Terrible office staff...rude and never help you just act irritated. They tore up my yard last summer after I complained for 3 months about my yard and under my house being flooded with water. They damaged my skirting, cracked my siding with their digging equipment, bent my gas meter, and left my yard a wasteland with no grass and still have not fixed any of it. They harass you endlessly with notices even though my yard is upkept. I have lived here for over 2 years and always paid my lot rent on time. I mind my own business and bother no one. I pay a pet fee but am constantly being threatened to be evicted because my dog is on a tie out for a few minutes while Im taking care of my sick boyfriend. But guys on the next street over are selling drugs and thats ok. Do NOT move here.

Maintenance tore up my back yard last fall and still nothing has been done to fix my yard, now for this month they put the wrong address on my bill so when check was sent for rent they cashed it and claimed rent wasnt paid and if not paid by this Friday my kids and I would be evicted! Poor management and staff!! If I could up and move out I would!!
