So my aunt is looking for a mobile home or manufactured home to move into. She is on Social Security and this was one of the 1st places I recommend for her because they seem clean and nice,but we were treated very rude. The lady never would schedule an appointment to meet with us.. my aunt doesnt text or use emails and clearly there was some misunderstanding from both parties but the lady looked down on my aunt and that was obviously by her tone of voice and outright communication. She said that my aunt stood no chances at all because she didnt make three times the lot fee. And stated that they did no renting whatsoever to anyone but as we were walking out of the door, she admitted that there was one family in the place that was renting. I felt so judged and looked at as trash because we werent rolling around with over $1,800 dollars a month. People like that should not be working in a field where they have to act superior or that they are better than anyone. Shame on you trailer park manager.! Some people have clearly gone through tough times in their lives and not had a silver spoon in her mouth her whole life. May karma be with you.

We were going to close on a mobile home here but dealing with the manager was absolute hell we asked 4 times for the HOA bylaws and she refused to give them to us everytime my fiance or I spoke with her she was rude and short theres no way I would purchase a home there and have to deal with that all the time so we back out of the sale if youre considering his property because of its great location think again if Becky is still the manager

Was going to get a trailer there cash in hand but did not close on sale due to the manager Becky, dealing with her was literal hell, do not move here if she is still the manager. She was very rude, and down right mean and nasty. Im not sure if it is a mental health thing given the other reviews but her behavior was honestly borderline bizarre. She is the only reason we backed out of the sale.

The manager at this property is horrible disrespectful and inappropriate how she behaves! She Is disrespectful to all the residents and cruel! People here have complained about her and nothing is done ever! My sister and brother in law have health complications and she treats them like trash something needs to be done about the manager on this property she needs to be fired or transferred to another location! I do not recommend moving here while this manager is working at this location she drives around in her gold SUV unsafe not watching the road while on the phone and she illegally parks on the street which is hypocritical seeing that she says we are not allowed to park on the street and calls a tow truck. She is horrible and needs to be disciplined and move to another location

I have lived here for 10 years. They raise the lot rent $35 each year and now with the new manager Becky an extra $10 for lot size, probably for her own pockets. I could understand the increase if it was an actual HOA and they did more than snow plow the roads, paint the speed bumps and water the flowers every year. My children have nothing to do here, I pay $1300 a month with a yearly increase and my kids cant even have a basketball hoop and the park has no ammentitites (pool, excersice equipment, basketball court) what so ever, only A infants playground pretty much. To use our new and improved club house with just new couches the deposit went up from $100 to $350 (SMH)!! Great location but buy somewhere else where they take care of residents without the worst manager I have ever seen in my 10 years

Nice trailer park

Good stores and restaurants and a lot of them just wait until they invent the flying car or build a stacked roadway. I am a huge believer in traffic being anything but ridiculous and riverdale has never had moderate or light traffic always ridiculous always.

This is the place where I grew up, its a great area to live.

This place is terrible.Dont ever come live here.If you buy a trailer outright and put anything you want ON THE TRAILER, you will get a violation notice when its on your trailer and not on their lot specifically.They constantly come up with new rules to try and make you fit to their personal standards instead of the company standards.They are lacking professionals and instead have fat ladies running the office that literally do nothing but complain about how youre living and doesnt even leave the office if there was a complaint.They wouldnt go see for themselves.We live right across the street from the office and they dont even come talk to us about their issues.They call us.Lazy management and terrible community.I advise once again.Dont live here.The worst place to live.

This community does not deserve all the negative reviews they have been getting. I have lived here for a while now, me and my wife absolutely love it. The location cant be beat. With every store you can think of within walking distance, and the freeway right by the park it is a perfect place to live. As far as the staff goes they have been good to work with. just like anywhere you go if you treat people with respect you will be treated with respect. IT GOES A LONG WAY. I never post reviews because it mostly deals with people who are unsatisfied or feel like they feel like the world owes them something. I had to post this because this park deserves 5 stars.

The new management of the park is amazing. My family and I purchased a home from someone who lived here and then royally screwed us over. Thomas, on his first day managing the park, helped us out so much, and we are very happy with the service him and his team have provided us.

Its ok to visit just dont stay. Obey the speed limit and dont get caught up there though.

Riverdale mobile estates is a nice manufactured home park i love living here. Nice area, lots of kids. And it accepts pets as well. Close to river trail.

Manager Becky was very rude and Everytime I had any sort of interaction with her she felt very combative. Rent went up 1 to 2 times per year. Manager felt to be racist.

Love living here. Would highly recommend people to live here.

Terrible and unprofessional managers - specially Becky. They lack common courtesy, are rude and have absolutely no good customer service. They dont communicate with each other when requests are made by residents then act like theres a violation going on even though another manager has approved said request while the other was on vacation. Its not the residents fault theyre taking time off their job and are coming back clueless on whats going on because of poor communication between them! What a mess!!

They do so many fun things for kids! There easter egg hunt was awesome! They are always so kind and caring! They make sure its a safe place for everyone who lives here! We have been here for 2 months and have no complaints. Thank you bayshore and the employees!

They raise the lot fees every year without any improvements to the community! They have lot fees higher than any other park. Its very difficult to reach anyone at the office. They loose paperwork; we have submitted verification of insurance and deed 3 times, took three years to get our name corrected on the lease from previous owners! They are quick to issue violations, yet the grass where there are empty lots look horrific and full of weeds - lazy maintenance!

Management is rude.. impossible to get ahold of .have had to call corporate several times just to speak to someone. Lot rent is rediculous and you end up paying everyone elses gas bill. Definitely not worth the price

Its hard to get Michelle in the office, and when you finally do, she is so rude its unbelievable! Maintainence is really bad also. He goes around the park with this gas lawn edger, and kills 4 inches of grass at the curb.after all the deposits to move here, I wonder who is really leasing this lot. (Not me it seems) the park will do whatever they want, and management will hold their hand out when the rent is due.

It seems to me that all places that rent out modular or mobile homes are no longer offering this due to the way the world is or how its not beneficial to them I however believe that this is not true I think that would be more beneficial because there are people looking for cheap housing and in a way modular housing like this would be the way to do that the other thing is the person I spoke with over the phone said that they rented out properties upon arriving there I was told that they do not that they require a down payment or $4,500 for any applicant and thats even with good credit

They do not deserve the one star I had to give.. This is the worst place to live and when you move they come up with many reason to charge you more. I paid 2 deposits and first and last months rent and they say I still owe them 1854.00 this place is a rip off. Also your heat is ranged with all the community members, so if you dont use the heater like us you still get a heating bill of 130.00 if not more because the older people have their heaters blasting all winter long!! BEWARE DO NOT LIVE HERE!!!

These guys are trash the managers are lazy crooks I went through an awful divorce received the trailer from a judge beat them In court and they ran out like little rats called the owners who refused to renew my paperwork to live there the people who run it lied in court and are never in the office the people they hire to fix things are not licensed I even caught one as I was moving out playing with him self looking at my children and dont call it a trailer park it hurts their feelings and they push you out we never even had a late payment they are awful people people warned me before we moved in I wish I would have listened worst place to live and dont think you can make your yard how you want even if you buy they break the rules but hold you to what they call a standard so they dont feel like trailer trash but really thats what they are they have been in the news paper multiple times watch out they wont even allow the hoa come out to let people know what laws they are breaking heartless lazy worthless people
