Ive lived here for 2 years. Over a year of this they had me in a place that was falling apart & wouldnt fix it. Then I had to pay another deposit to move into a different house. Most of the houses here are falling apart so it took them a while to find a place that I would accept. Their book keeping & continuation l communication between offices is the worst. They have proven to be racist on numerous occasions. When you pay your rent they will try to say you didnt which is why theyre being investigated by the feds for embezzlement or something to that effect. Theyre also being investigated by the dea for having meth labs in these vacant run down units which is obvious is being done by the head maintenance guy who drives a red 2 door older suv. They wait until summer is almost over to fill the pool when summer comes at the same time every year. There are sewage back ups all the time so it makes it smell really bad. I would give 0 stars if I could. Stay away at all costs.UPDATE: They were taking me thru eviction when they went thru the supposed new ownership & the new owners told me everything would be ok, just continue paying my rent to them & not to worry about going to court. Then i see on case net that a judgement was entered against me after I was told not to worry about it. They said it was their mistake and they promised me theyd correct it but wouldnt give me anything in writing which i why i took video of all our meetings and recorded our phone calls to prove their wrong which does me no immediate relief because its too late to get the judge to hear it. They gave me a notice on a Thursday to be out the following Tuesday after they gave me a reciept that said zero balance. In the renters handbook it says if they accept even a partial payment they have to start the process over again. On top of that how does a new owner execute a judgement from a previous owner. How is any of this legal? Im glad to be getting away from these people but they put my family in a situation where we dont have anywhere to go due to their incompetence & scandalousness. In my opinion there is no new ownership because they do the exact same things as the last people.

I absolutely love our new company saddle back valley and our office manager Brian is super amazing! If You ever have a question or a need Brian is always there to help. The new company is also going threw cleaning up the park and the old trailers Im super excited to see whats to come!!

Great place to live nice landlady really quick on maintenance all around good place

I have had the best experience with the new office manager Brian he is so helpful and sweet sense our living here it has been a mess but now that we have brain and the new company saddle back valley they are giving the park a complete new look and fixing the trailers up and I cant wait to see whats to come ty so much !!

It needs pride in ownership both in the community side and the corporate side and it needs a sharp honest crew in management. It could be a nice place.

This is a great park!!! the new owners are really trying to make this place even better!! I would definitely stop by and see all the new homes they are moving in!! and the staff is wonderful!!

This place is going threw alot of changes. Management is fantastic she always has a smile. They will have a new pool this summer.. I love this place... I am very happy

Nasty dirty place that refuses to do proper maintenance. Lies to people to get them to move in then refuses everything and harasses the tenants. They go so far as to go into you home when you are not home.

This park SUCKS! They have no in-park management to pay rent to or to call for maintenance issues. It has gone down hill since it got bought by out-of-town company.

We live there and have to boil our water all the time sometimes they dont tell you to do so in the summer the pool was open for two weeks at the most no WiFi no cable no laundry have to pay for all utilizes now after they said only bill would be electric had to buy own air-conditioning when it was suppose to have central heat and air people are not helpful at office still have no electric in bathroom. Our trailer constantly is blowing fuses and no fire alarms makes very difficult to get a good nights rest when you are worried about fire we pay $595 for a glorified storage shelter!!!!

Management is here one week gone the next. I have lived here for 18 years. When I moved here it was a decent place. We had rules and they were enforced. No one was treated different than anyone else. Now certain people can do things that other people cant.Drugs are rampant and all they are worried about are stray cats. There are 10 kittens and 2 mothers that live under a nearby trailer where the skirting has fallen down and never replaced. I was told not to feed them that the park had made arraignments with animal control to come pick them up. 2 weeks later and still no animal control. The kittens are starving to death! How can anyone be so inhumane?A month has passed and still no animal control. There are only 3 kittens left. I dont think they are really going to be doing anything about it.Well she didnt last long. New management 3 weeks later.We will just have to wait and see if they last a month.If I could move out of here I would.This not a place for children and young adults. There are too many drug problems.Until the owners take some interest in the park and do something about it nothing will change.

I have rented a unit here for 2years, as a truck driver Im not home much, so I send in my money order for rent in letter, come to find out the girl in charge at the time is poxketi g not only mine but others hard earn rent money, just completely poor management, as well as owners offer no budgeting for repairs, homes are in poor conditions, but owners are bringing in new models and have fired the thief, but justice still must be served and tenants must be attended too, maintenance needs more help as well as pay, the one guy does all he can to help everyone out,

This park is very nice, close to the big stores is a Walmart mile away manager and staff very friendly they can help you to get you I recommended

Ghetto of republic bug infested nasty ran down place

These are true and accurate pictures of conditions of the trailers. This is actually the inside of one pictured. We were evicted after paying $2,500 to avoid eviction. I have receipts and proof we paid until they deactivated our acct and gave us no way of paying rent. They will have a different story because they lie and screw people over. They are on their 5th on site manager in less than 2 years due to how they treat tenants and employees. Long story short, they broke a verbal agreement we made with them and their lawyer and evicted us even though all attempts were made to avoid eviction.I fell through rotting floors which required medical attention and they have yet to pay the medical bills. Im still suffering d u e to these injuries and was forced to quit my job. These trailers are inhabitable due to leaks, clogged sewage pipes, mold, mushroom fungus growing through carpets, black mold, and so much more. We are guilty of trusting them and their lawyers to keep their word and not getting things in writing. We should have gotten EVERYTHING in writing. They are guilty of lying, bullying(even bully disabled senior citizens), not fixing any problems, and so much more. I have proof of payment until they deactivated our acct so we could not pay. I have proof of all attempts to pay after our acct was deactivated. They will respond with lies I promise. Please do yourself a favor and do not even consider this place. If you do move in please document EVERYTHING and get it all in writing. Consult with a lawyer the first time they lie to you(trust me and everyone else who left a review)They are shady and will screw you every chance they get!! Just fyi the 2 decent reviews are not even legitimate

Been living here 11 yrs. New owners have taken over and they plan to make improvements. Not a bad place I like it here

We are paying for a pool we cant use. And its not even being worked on. Its blazing hot outside and no pool, even though we pay for it. Plus we have a huge water/sewer leak and they wont fix it. We have been trying for a month. No one knows or will tell you anything and the office in Texas is a nightmare!!! We have had druggies and transients behind our house. And a nosey neighbor who takes pictures and complains about everything... If you like drama and paying for nothing move in here!!!

Not happy. They never fix anything now our heater is out and floors are falling in but u never talk to the owner of the place its always the office manger which she said that without the owner telling her to she can do anything.

We are getting better manegment and the last time I said the water was broken. Its fixed but there was a busted pipe underground. The mantnece people are nice and will help you out when you first moving in. Still its not a great place for kids and there is still many people who steal so be carefull

Really need to keep up the landscaping and grass cutting. Its bad. Not to mention the pond is horrible something needs to be done with it so residents can enjoy it. The geese are a disruptive messy pain. They just fixed and opened the pool. Water service and sewer service to the park needs serious repair.

This place is awful. So many people selling drugs they have even been notified and hasnt anything been done about it! Not a good safe environment for children or the elderly

The pool isnt even filled and its June. The staff cant even keep track of their appointments, I watched a drug deal happen while driving to look at the home for sale and rent because the office lady wouldnt show me. I dont think Ill be staying at this pathetic dump.
