It would be nice if you would not delete the posts you do not like. Not all is all smiles and rainbows here. Many have moved out that have lived here for years because of the new management. Did not like the old one either. There has been some improvements that have been nice but you are picking who you want to buy trailers not who can really afford them. Giving the run around to others.There are new ones you have approved that are being warned already with eviction. How is the system working out for you. You even have a bad rating with the BBB. Yes real people do thier homework. Delete this and see where it ends up!
We are starting over, from Pine Ridge to North Ridge Cove LLC. With Pine Ridge we have seen many new changes since 2014. Under North Ridge Cove LLC we hope to finish things. By adding more than 30 New Homes, we plan on continuing to improve our curb appeal, utilizing the old office for a community room, and adding a pavilion with other features to make our community more attractive for our homeowners.
Sad to see all the unhappy residents, here. I hope they have some sense and get their selves a Tennant Laws and Rights book from the Attorney Generals office. As far as any maintenance of the Rented portion of the park, such as lots, utility lines, etc. If they dont rectify or respond to a tenants request to fix a problem, a tenant has a right to Escrow the lot rent at the Elyria Municipal Court, where the court gives them 30 days to rectify the situation or forfeit each months rent to the tenant until it is rectified. Also, the park would have to pay the tenant back for the filing fees at the court. Just so you know!

Ive lived here with my girlfriend since February and we remodeled the entire house all new plumbing and everything once it was done we found out we have almost no water pressure in the house only enough to run one faucet at a time. So i called the office to tell them and they said it was our problem since we are getting water pressure to findout later that the park is responsible for the water supply in the ground which is now leaking 6 months layer after we called many times to tell them the problem so they finally approved the fix to findout that the shut off for the house is broken and cant be turned off after them telling us the plumber came out and said eveything was alright they dinally found something is wrong so it only took 6 months of phone calls to get it foxed!! And oh ya we are still waiting for it to get fixed but we have to wait for the utilities company to mark the lines which was supposed to be yesterday but no showed so the plumber now cant do his job again tomorrow. We have a 3 month old daughter in which takes an hour to fill the bath tub because the water still isnt fixed. So the park gets 1 star and stars because of the nice neighbors!!
This is a good sized park which was recently purchased by a group out in the middle of the country.While they promptly raised the rent, they have been rapidly pulling out old units and are replacing them with much nicer, modern units. There is a mix of single and double wide units and they are all getting central air conditioning and have their own gas lines.It will be interesting to see the eventual finished park. I hope the city stops by, when the upgrades are done, to see first hand, the beautiful improvements.The reason there are only 4 stars is because while there is a playground for the kids, there are no games (i.e. shuffleboard, pickleball, basketball or volleyball) for the older kids/adults. A designated exercise area for dogs would be wise as well (with a bag dispenser for the resulting exercise pickup).
I visited this place today. I am amazed by the welcome I received and happy to say I applied. Regardless the outcome this place is worth a visit. The office staff, manager and Another gentleman I’m assuming maintenance of some kind(excuse me if I am wrong) were very warm and inviting. They are currently doing work in the park (moving in new homes) and what it looks like to me to be revamping the park. I see other reviews about change of ownership. Though I’m no resident as of now, I see they take pride in their homes and helping answering questions. The pricing (leasing) are more than fair in my opinion. I’ve looked around in every city around Cleveland. The manager seems fair and honest and friendly. This place is in a VERY Accessible location and only 20 minutes to where I work in Parma.Anyways. Pleasant experience and please keep up the good work staff and residents try and keep an open mind. Change is scary but also has the potential to be great!
Pine ridge mobile home park was a nice place to live at when the 2 Sues ran the park. A lot of people are on fixed incomes and cannot afford the price increases. They are bringing in all the new mobile homes.what are they going to do if they dont sell raise. Our rent again
Lived at Pine Ridge Mobile Home Park a few years ago, was excited to see what the new manager was doing. My boyfriend now husband, said he was a great guy new him a long time ago. He was always nice to talk to and worked very hard. Its not Pine Ridge Mobile Home Park anymore. The new owners should keep this man, he has done a lot for that mobile home park.
I lived there exactly 1 year. This was an affordable place to live before all the Lol “improvements”! I still don’t understand why the residents don’t form a homeowners association. The management believes he is a king in a little village of old and frail people 80% living on SS. If that’s where you think you should spend $70-90k plus $500 per month lot fee. Knock yourself out.
Like the place talked to the man in the office and he was friendly. Looked at the new homes and was major impressed. Really liked the prices and the rent was only 400 man i saw some places between 500 and almost 600. looked good to me.

Park got new owners and they dont back the lease that we signed and added stuff in it like pay for water that clearly say in lease that trash and water were included and now im takein lease to my lawyer
Records at auditors office show new owners did not legally own our park until Sept. 3rd. Yet on Sept 3rd we received a 60 day notice backdated to August 29th of rent increases and to sign a new lease by Oct 1st. 60 days from their ownership is Nov 3rd. Whats wrong with this picture? This 1 rating is for blindsiding us on the sale of mobile home park, raising rents for doing regular maintainence (which we got last three rent increases for) and for trying to double dip us again by charging us 2 rent increases, having us sign 2 leases and pay water even though we dont have water meters. In August rent increase of $15. was supposed to be for our water. Our present lease should be honored with no rent increases (or water charges)until August 2020! Now, do you understand?Just got another unregistered, hand delivered letter saying they will honor our leases which they also purchased on Sept 3rd. Still insisting on us paying water, sewer, and trash per the rules and regulations section? (Sounds like a wierd place to stick water ect.) Only thing I read was about us paying our heating costs. There is a difference in the word heat and water. They are not really honoring it if they are trying to do this. We just paid $15. extra in August to cover the water, sewer, and trash. on our lot. We have not been getting these utilities free! Since our new manager was hired our increases each year doubled what they were and In August was raised even more..
It really confuses me that delayed maintenance for 20 / 25 years being done over the last 5 years can be considered as improvements ??? stilll doesnt explain why they are considered improvements if they would have maintained the property properly they wouldnt have had to put 2 million into the property to sell it and then use tthat point in answers
Place is being very unfair to the older people that live in the park. Some are unableto pay the new lot payment. So guess what were moving out.
Owners are trying to charge way too much to live here might as well go live at a apartment or rent to own a house for what theyre asking no way would never pay that. Trying to charge individually for water when you dont even have a meter so your bill will be in estimated

Why does Google let the park artifically inflate their rating by allowing them to post reviews ? They also allow the manager of the park to post and inflate their ratings Mr miller first of all you are the property manager not the owner next all I did is ask a question didnt expect a novel about how you have worked so hard on this property as far as giving the new owners a chance I wouldnt have a problem doing this but I dont know who the owners are but looking on the Internet I can come up with nothing but issues with the parent company HAVENPARK bad ratings an F rating with the BBB going on what I can find i think my post was reasonable
If we pay utilities then the park should pay the property tax then after all we would not want to pay for something that we do not own
