Quiet, relatively safe and helpful community . The trailers and lots themselves need some work though. Nice location as far placement to walking distance from local convenience stores. Also a bonus being close to the interstate at the edge of virginia beach just into norfolk. All in all id say if you shack up there then be at ease relative ease; there are way worse places to be. It does need some work though, to the roads, trailers and especially the condition in which they are kept in should be in a higher state if not altogether standard.
The park manager is very abusive with the residents, she always treats them badly, the main entrance is all damaged, full holes they do not want to fix, which is a lack of respect for the residents since there are elderly and people with disabilities, she always puts you die without reason and when you complain they dont want to give you evidence. If you talk to the owners, the manager does not allow it, likes to steal money and sets rules which are not according to the law. I think the residents there have to take action on their rights, they are robbing them. Every year the rent increases and if you ask the manager, his hostile response is to move, the place is not worth it, additionally I remove the maintenance, each one has to do their maintenance when there are elderly people who cannot.
Quiet, people very mindful of eachother, not to mention almost timid so to speak. I have never really encountered any hostility here, yet the quality of the trailers are something to be desired. I found many of them to be in very wanty condition. They are run down, need new appliances or major remodeling are required to even Live successfully as per standards.
This place will seek out a reason to fine you. They refuse to discuss things in a professional manner. When I signed my lease the woman in the office was cussing and swearing. Very unprofessional. I was desperate and they took advantage of that. Now they continue to fine me for things before any warning is given. Not at all compassionate during the quarantine when people are out of work, they continue to fine you and have 0 F***s to give. Shameful!!!!

The management here always has an attitude. They dont treat the residence right. When we get fined it has to be in cash which goes into their pockets. Rent goes up every year.
Management is very fair and the cost of rent very low. Its a little run down, and is infested with cats. But there is low crime and the place is pretty quiet. Over all I enjoy living here.

If you like block parties, this is the place for you. Trailer 122 deals drugs, thinks hes a musician, plays loud bass thumping music all hours of the night, and has tons of drug traffic coming through his trailer every night. Management allows this behavior and will do nothing about it. So if youre a drug dealer this is the place for you. Roaches are commonplace here, so if youre single, youll have someone to hang out and eat dinner with. The mice are especially fun. They dig nice holes in your walls so theres free air conditioning. The pot holes are great for four wheeling, so get out your ATVs. Tons of half dressed shorty short wearing young girls walking through pushing umbrella strollers. Tons of non English speaking people that have 52 people living with them. But dont worry the neighbors are friendly! They sit on their front porch drinking booze and smoking weed and watch you walk past. Sometimes theyll even say hello in their own way by whistling at you. Thats always a plus. Management is so much fun. They have the loveliest attitudes ever. If you like being talked down to and treated like trash, that is. So, come on down to Smittys. Youll feel right at home if youre from the slums. Highly recommend.

Every trailer in this park is disgusting, mold riddled, and horrifically sad overpopulation of stray cats, management is HORRIBLE and will do nothing about the terrible road conditions or the water that they turn off on you with NO NOTICE on a near regular basis. Management will also give you multiple fines giving you a week to fix the trailers that they happily sell as is only to say its in unacceptable conditions as soon as its in your hands, giving you multiple illegal fines before the first week is even up forcing you to either pay the ridiculous fees or going to court. By far the worst place to live in the entirety of Virginia. Keep your children safe and choose literally anywhere else to live.

The landlord is required to give the tenant a copy of the signedagreement, along with a copy of the MHLRA (The Manufactured Home Lot Rental Act ) or a clear description of the laws in the MHLRA, within 7 days after the tenant signs the lease.The MHLRA says that the tenant must be given a choice of a one-year or a shorter lease to be agreed upon with the landlord.They do not offer you a one year lease so that they have less paperwork to do. They also do NOT give you a copy of the MHLRA, because they dont want you to know what laws theyre breaking.They refuse to fix the roads We cant find a company that will fix such a small area honestly, stop messing with people and fix the problems you have.
Its an old trailer park surrounded by developed property. Not very well kept. Wouldnt be surprised if some developer but it and puts condos there.

We thought we had found a hidden gem and wouldnt have the issues other people had with this place. Parties and cats? No big deal right?The issue is pettiness and my ESA dog.You are not required to let your apartment management company know that you need or may need an emotional support animal. There have been a few property management companies that have been known to discriminate against emotional support animal owners by not extending leases or flat out rejecting their applications. This is not only unethical, but illegal as well. This extends to creating tenants undue stress, or making it hard to have peace of mind. (We were told in a very rude manner it was illegal what we were doing) No we have to do what we did because of the discrimination we are even still facing.Renters have a right to “quiet enjoyment” and this extends beyond “noise” unlike people are aware of. If a rental office/leasing company is deterring renters from partaking in “quiet enjoyment” or the renter feels they are being harassed for anything/everything, it is also considered discrimination because the owner of an emotional support animal knows that they’re being harassed because the rental property is upset at them over their case.In laymans terms the woman up front is salty because I have a dog that Im trying to be able to bring on the premises I didnt tell her about. That I went above and beyond my legal requirement and got a PRESCRIPTION for this dog. I had 2 letters from 2 separate therapists. She doesnt want to know my issues but I am being asked to provide everything but the kitchen sink to be able to live with my dog that helps me when I have panic attacks. I cant even have him right now while I wait in our trailer that we had no idea didnt even have the septic hooked up, and shes creating a huge amount of drama that isnt necessary and hindering my ability to function.Please, avoid this place (oh and there are lots of potholes and excuses given for that as well)

Would give negative if it were an option. This place SUCKS big-time! Lived there for 8 years & when we tried to leave management says we have to find someone who qualifies to move in our trailer. Have been trying to find someone for over a year now & anyone who has applied has been denied or the management offers them a cheaper trailer. The qualifications for this TRAILER PARK are outrageous. They want you to make over $1600 to live here so they can raise the lot rent year after year with zero upgrades to the park. Roads are awful, laundry room is a joke, over run with dirty stray cats & your car is at risk of getting towed daily. They completely take advantage of people with no where else to move or have bad credit. No wonder people are moving their trailers out of this drug infested seriously poorly managed place.

How do I apply for property manager of this park...Real tlc is needed here..Real management is in need..Exterior ground maintance needed throughout,Trailors owners need on call maintance, (myself and Father law),Helps keep good tenants present and feeling secure.Traps are needed throughout to control cats.Background checks should be thorough and run through local,state,and federal channels.Roads whether state or private should be addressed vigorously,for repairs.As a community,there should be a landscape crew for lawns and curb appeal that should be maintained to appeal to public,not an eye sore as has been last 4yrs.Trailor relocating or moving in,should be on schedule,not middle night.Waste removal seems to be the only scheduled amenity in this park you can rely on...Dont know who management is,But beware they have one hell a scam for you..I wont release my friends name,but shall never visit again while here,or until I fill new property management..so probably never.Need find out what or who is going cover the cost of this cat urine smell in my car,neglected put Windows all way up..thanks 70° weather and Smittys cat park..Aside the terrible management and its priorities,the urine smell has to be overwhelming in the summer..ewwwwwww

We found a trailer there for sale that we had the money to pay for in full and all we would have to pay is the lot rent ... We applied in the office and we explained to the receptionist that we had a previous eviction the reseptionist then said we needed a co signer ... We found a co signer with the owner of the trailer who had lived there for over five years and paid their rent on time ... Yet we were still not approved and the two ladies in the office said it was due to the very same eviction that required us to get a co signer ... They basicaly ripped us off for 135 dollar that was the amount of money they charged for us to apply witj a cosigner... They legally scamed us and had no remorse... Anyone who lives there or tries to should watch their back... Uou are dealing with shameless thirsty individuals ... Its very sad .... We are decent good people and they took advantage of us ... They will do it to anyone
Very poor place to live you have miss willson in the office that dose anything she wants from pulling in illegal trailers in the middle of the night to harboring a fugitive recently miss willson and her side kick Luke Kohne allowed a family to move into lot 9 thats wanted by law enforcement warrents are warrents so much for back ground checks but to make matters worse they new but they continue the house this man and employ this man huw works on miss willsons house and for Luke kohne several trailers have been remodeled in the trailer park by this wanted man and under Luke kohne its a shame wen good hard working people can get a job because people would rather have a wanted person working for them that lies to them from the beginning housing a person and writing them pay checks on smittys mobile home parks account shore sounds like harboring a wanted fugitive to me maybe the true owners of the park should step up to the plate and take back over these two have made a mess of things and im shore theres more to come charges should be brought against all involved has the system failed us or are these people standing on the threshold of prison themselves there is first hand knowledge of these crimes and more!!! how far dose the rabbit hole really fall in this park and now that we now the true players why cant something be done maybe the true owners should step now before its to late and someone else dose it for them
