This is a small Adult Park only 216 homes Age 55 and over but some exceptions if younger with no kids.Lot rent is $635/month and includes water, sewage, trash pickup, yard waste pickup, recycle pickup and all amenities. 2 fenced in dog parks and dog waste stations with bags and trash cans on streets for your convince. Pool, clubhouse exercise equipment and pool table and shuffle board and Boonce ball court.
One of my favorite mobile home communities in the Sebastian/Micco area. Situated right on the Indian River and low lot rents this place is a winner. Dealing with community management is always pleasant and informative. A must community to see !
Very spacious, like Germany, neighbors out sweeping, and cleaning. Very friendly, personal, and professional staff.
Beautiful 55+ community with friendly neighbors. Nice amenities. The fishing pier is a huge plus. The location is away from urban areas yet minutes away from groceries and other needs. WATER QUALITY HAS DIMINISHED, and the corporate people appear to have no interest in rectifying it. Plan on an extra expense for whole house filtering.
Park is full of amazing people. However, Barbara Fiore at 104 harborhill is the parks one problem. Rude to her neighbors and rude to contractors that come through the park. Be aware when traveling down harborhill.
Have been here since 2012 . Have had 5 wait 6 managers all play to a different tune, we have a prospectus and rules that some residents are allowed to ignore and others must follow and then some! The water has been an issue since day one the Dep and health dept needed to get involved the pool is often over crowded and is basically a Roman bath very unclean ! If you need the truth don’t ask management. Some residents don’t need to maintain their homes or mow their lawns for some reason. So in short if you don’t want to use the amenities and hide in your home then this is the place for you . There are a couple of park favorites that race there golf carts around drunk swearing if told to slow down. If you’re a single woman good luck as there are a couple of Stalkers that are relentless.

Substandard drinking water conditions exist. Some of the homes have very little space between them, very little privacy. Lock your car at night and chain-up your golf cart, security issues. Nice location, not far from a beach or shopping. NOTE: Pelican Bay is now owned by Sun Communities, Southfield, Michigan.
I agree with Mr. Graysons review, substandard drinking water conditions exist. We have been owners/residents of PB for over 5 years, the poor quality drinking water is no better now than it was when we bought our home here. Think about this statement regards your health now and in the future. Lock your car at night and chain-up your golf cart. We cannot personally attest to the rash of criminal activity that plauges our community currently as we were not living there at this time. Perhaps the County of Brevard, local law enforcement and the Sun Community Management at Pelican Bay should be more assertive about frequent inspections on both the north and south overgrown areas to seek out homeless and undesirable individuals. One of the chief complaints is the RR track. We, personally, have no problems with the RR being so close. It seems the nature of several LONG-term residents to complain about petty things. Pelican Bay is now owned by Sun Communities, Southfield Michigan. Good location.
