It was a terrible experience trying to rent a unit from these people. We got approved and set a move in date for next Friday (July 31.?) That following Wednesday I followed up with Shana about the unit, provided I had the power turned on in my name, she told me they sold the unit we were suppose to rent. All our stuff was packed and ready to leave our lease was up. Shana completely disregarded our agreement, even if sales come first you dont rent property to people KNOWING you have potential buyers, let alone give us all the info, including a welcome letter. Shana believed that she could replace what wed already agreed on. The unit she recommended was even worse, not to mention it was a unit offered to us previously. After telling us she spent hours looking and invested a lot of her time finding us a new home in time.Honestly the rug was swept under us, and Shana did not care nor did her manager Deborah I believe her name was. These people want your money. This is their job.Be careful people cause honestly if we didnt have people helping us, we would have been living out on the streets or in motels because of this happening.Ive lived around here most of my life. I would NOT recommend leasing/buying from the Waverly. Not until their management has made major corrections!

Absolute nightmare! These people steal money and let trees fall on your home and you have to pay for it, anytime you have a problem they provide you with a 1-800 number and they dont help either.... Do yourself a favor and turn around!! Do not rent and definitely do not buy it will be the worst mistake you will ever make in your life if you come here... Also dont trust anything Shana has to say... Trust me shell be the one to get you in and take your money but she will constantly lie and not help you at all shes a liar and she cares nothing about you or your family...

I was quite impressed with the community. Lovely trees and landscaping. Some older homes but well kept. I would live there.

Nothing like the pictures. Everyone has pitbulls dogs barking at all hours. Trees are old and could fall on your house at any moment. Trailers sit onto of one another. Just a sketchy place.

We have had plumbing after plumbing issues from the moment we moved in. Minor things here and there nothing a plunger cant fix but come may 3rd 2020 none of our toilets will go down our sink is clogged up and we cant even shower. We have tried all day to get a response from management and maintenance but no answer.

A few of the mobile homes are nice, but a lot of them are rundown and disgusting. Trailer Park Trash is what I call it. Not to mention that there are a lot of Hispanics who love to party, well into the night. They will keep you up at night.

I moved here last year and they had one home available. The main office was friendly and warm and was very understanding and helpful when it came to placing us in our new home. They worked with us and I really felt positive about living here. I hung out in the office while doing paperwork and was able to meet some of the residents. That was reassuring seeing as how they were nice people. It is a community of families and working people.

I would never in a million years recommend this place. Me, my boyfriend, and a friend filled out an application in the beginning of August. We picked a unit, paid a $90 application fee, and waited for a response. The women who helped us, SHANA, assured us we would have a response in a few days. Fast forward two weeks. I call SHANA and she is going on vacation. When I ask when we should have a move in date she says she is waiting on a “few more approvals”. What approvals you ask? Not sure, I was never told. When I asked what approvals she got all weird and said “from the big boss”... okay. Fast forward three weeks. I contact her the Tuesday after her vacation (yes I had to call her) and asked about our progress. She told me move in date would most likely be Friday! Awesome, thanks SHANA. Thursday comes around and still have not heard from her. I call, she tells me if not Friday (the next day) then definitely Monday. So I call her Friday. Guess what! Our house is SOLD! The DAY we are supposed to move in she tells us someone has “all of the sudden” bought the house we were supposed to be moving into that very day! So obviously at this point I am livid. I am moving down from Michigan the beginning of September and have no where to live. She tells me she “may have a few units available by then”.. I asked her if she could say for sure she would or if I should look elsewhere for housing, she tells me I shouldn’t but she can’t promise me it will be ready by the time I am moving down.Basically SHANA is not professional, trustworthy, helpful, or reliable. Thankfully we found a beautiful home to live in. But if we had waited for SHANA we would have been stuck with nothing. Basically, SHANA should not have a job.

I recently relocated to GA from MI. I was looking for a home to rent in the west Atlanta area so this seemed like a great option. I applied in the beginning of August for a 3 bed 2 bath with my girlfriend and friend. Paid their $90 application fee that wasnt mentioned until AFTER we filled out the paperwork. We were told we would find out if we were approved or not within days. Fast forward to a week later and Shana (leasing manager?) Will not return our calls. When we finally do get a hold of her she says shes going on vacation for a week and she can do it when she gets back. My application wasnt even submitted in that time. We call her every day after her week vacation with no answer. When we finally do get a hold of her she says shes waiting on approval from the big boss. Finally Shana calls 3 weeks after our application to tell us that we should be able to move in on Friday. This was a Tuesday. So we pack everything. Get a uhaul. Get it all set up. She calls on Friday to say that theyd sold the unit we were going to move into and nothing would be available until mid September at the earliest. Meanwhile my friend and I get a letter in the mail saying we werent approved. Next day Shana calls me asking for more paperwork. Shady business going on over here. Awful and stressful dealing with Shana.

We have been here 6 months and I love the place. We own our home so its a different experience than renting, but whenever we have a question the staff is always willing to help. Debbie in the office is a very kind and understanding lady. They do everything they can to make the park a fun and safe environment for the kids. The pool has already opened once or twice, and its all for the community.

I submitted my application Wednesday, 18 January 2017. I have called every business day since the application was submitted and have still not been contacted by anyone at the Waverley or yes communities. I pulled my credit report this afternoon and my credit had not been checked. If someone at the property answers the phone they tell me they will call me back or to call them back within 10 minutes. I do not receive a return phone call and they will not answer the return phone call. The mailbox is also full so I cannot leave a voicemail, though that doesnt seem to do much as Ive already left several. I paid $90 to have my application process completed and they have not done so. Im a blue-collar person who works every day and Im in desperate need of a place to live. I was told this process would take 24 to 48 hours and I am now in day six. I tried to reach out to US communities but they insulate themselves pretty well by not providing any sort of a phone number. With so many scams out there its hard to say whats going on at this point but I feel like Ive been taken for a fool

The let us move in w no screen door, infact it was in our living room for 3 weeks....thats trash. Stove light is broken, one bathroom sink is broken, had one broken window for 2 weeks, fan and light were broken for a whole month, the facing in the kitchen on the side of the cabinet wasnt glued right for weeks, the doors arent installed properly so ants get in, we have a shed in the back with broken windows as well as the lock plus its full of trash from the previous owner. We always have to subtract almost $100 dollars on our bill because some how we held a previous balance when we didnt even live here so no we dont have any previous balance, paid rent on time when the 1st fell on a sunday and recieved an eviction notice, random dogs with no leash beg for food everyday and will walk up your porch no hesitation at all, plus they love to stand in the street too even with cars speeding by, mailbox was broken for weeks so the postman had to hold mail or we had to come home at an exact time. They never pick up the phone dont even bother calling.....but the dishwasher works and the air blows cold but really thats it cause we even had trash left on the porch from the painters and it looks as if no sealant was even applied to the wooden porches that also lack any type of awning or cover in case if rain or any other precipitation but the porch lights work just fine. Panels to cover the foundation are complete garbage super thin, so thin the guy I hired to cut the grass chipped a few with the weed whacker, plus they come up all the time. There is a large hole in the back yard for some reason right by the electricity and some piping too. Im always greatful with what the lord blesses me with but why have us move in if its not ready.....thats quite inconsiderate.
