Preston On The Lake

Streets are narrow not enough driveway space for all the cars so driving down a street can be quite close and forget turning around! Homes are too close to each other. Can not get my cell phone service to work in there. Otherwise it was very clean looking.

Access is a bit difficult, and we asked the keeper of the was much plane noise, she replied that they dont hear them often... Evidently she is just used to them, there were bunches of them!!!

I have been looking for a good walking trail for a while now. Im really glad I found this place. Its about 4 miles each way. Beautiful scenery the whole way. Very quiet with nice trees. Not too many people since its so big. Very enjoyable place to walk.

Its not a bad place to live. They do have some rules that are silly like no basketball nets. They play favorites and pick and chose who has to follow the rules and who doesnt. A few lots need to be cleaned up. There needs to be better control over the amount of noise after a certain time. Parking is a nightmare if you have more than two vehicles or guests. All that said its still a pretty nice neighborhood. The people are friendly (at least on my street anyway). The crime rate seems to be lower than the nicer neighborhoods in LE. Weve been here 8 years and havent had as many issues as compared to apartment living.

If I could give an big 0 to this place I would, yes the place is ok but since we purchased a home here is been a pain in the butt, they have try to give us violations that we were skeptical that we didnt do, they never fix the problems they said they will in our home, worse is that my husband complained and they said that maintenance guy reported that everything was done wich the only thing he did is change the dishwasher thats all, now they are all the time removing cars from our own home because water hydrants so where I suppose to park???? They should either move my house or take the stupid hydrant away from my house cant with all this stress anymore wish we didnt purchased and move out already

Racist people work here, the office people treat everyone like trash, the Manager a RACIST person, she is also very RUDE! Maintence dont do nothing! DO NOT MOVE HERE THIS PLACE IS LIKE A PRISON! I WARN YOU DO NOT MOVE HERE! IT SUCKS!!!!

Great staff, nice amenities. Very clean community.

They will only cut and maintain the trees that are on trailer lots with mobile homes that Y.E.S. communities owns..and not the mobile homes that are individually owned but rent the lot space I think thats pretty screwed up... they own the lot space therefore they own the trees and shouldnt maintain those trees..

I would like to know why my vehicle was towed today from my drive way. I received a call last night around 7pm from Rosa in the parks office advising that I have a violation a flat tire. I advised h I aired up the tire. I left for work this morning at 6am, and then received a call from my husband stating our truck was towed away due to the flat tire. The vehicle was towed around noon. I went in and talked to Stephanie the office manager advising her we didn’t even have 24 hrs to fix the issue since she had it towed. I advised her of the conversation I had with Rosa, then Stephanie believed me. I was told she would call her supervisor to see what they could do to help get the vehicle back. Stephanie then called me to say that Yes Communities would pay for ½ of the illegal tow that it would be reimbursed back to my lot rent, at that time I advised her the tow company wanted 300.00 to get the vehicle back which again should have never been towed. This vehicle was covered with no issues and has been since I moved it, it did run up until a month ago when the transmission was pulled for repair. Now Im having to paying for the offices mistake. Because I talked to Rosa last night and Rosa wasn’t in the office to tell her about the tire this morning, so Stephanie took it upon herself to tow the vehicle.My husband and I lived in this park for almost 4 yrs or a little better give or take, we filled out all the paperwork that needed to be filled, guess what the office can’t find the paper work, so now it’s up to me to provide the information again b/c they can’t keep up with their stuff. COME ON REALLY!!!I have had nothing but problems since the new manager Stephanie took over.IM WARNING ANYONE AND EVERYONE DO NOT MOVE IN HERE, YOU WILL HATE, THIS PLACE IS A HUGE JOKE. KIDS CANT PLAY WHILE THE OFFICE IS OPEN, THEY TAKE THINGS OFF YOUR PORCH THEY ARE MORE CONCERNED ABOUT THE GRASS GROWING THEN SEEING DOG CHAINED UP OUTSIDE IN 100+ HEAT.THIS PLACE IS BLEEP BLEEP & MORE BLEEP!!!!

Absolutely awful! they lose your payments for rent or mortgage then try to tack on late fees for their mistake. they mow your yard right after you mow and try to charge you for it. its literally always something. i regret buying my first home here. i thought it would be a great place to start and they have caused nothing but problems for me and my family. they constantly make up fees and rules as they go. please do not buy or rent from here it will only cause you problems.

As you see in other reviews i made the mistake of moving in here and the lot fee has jumped from 375 when i first moved in to 500 im posting today because preston on the lake stole my car infront of my home saying it had a flat tire when asked about it the manager is running away hiding from me when i call and ask and they said my car was inoperable when i just got done driving my car the very very rude girl thats that work there said what you dont know what inoperable means and pulled put a rule book for the place yes i fallow the rules yes i do as im told and yes these people are crooks and steal from there community DONT MOVE HERE im stuck dont fall into the same trick they got me ITS A Trap

I live in Preston On The Lake in Little Elm, TX, I’ve lived here for 3 ½ years and it’s been nothing but lies and hell. To start it Kym sold me the trailer and made several remarks on how yes you can have a garden yes kids can play we have no issues this park is kid friendly and family oriented,,,,, MY ASS!!!!!We have gone thru several managers everything has been taken away from the kids, the office is constantly bullying you, but yet the drug dealers and thugs can stay, and break into people’s homes when you tell the office they say call the police, WHERES THE SECURITY YOU SAID YOU HAD FOR THIS PLACE.My mortgage is due on the 15th of each month and not late until 16 days after the payment is due. Ive tried to make several payments to the Office, and to YES Communities all parties refuse the payment. Then I get note on my door, saying they are going to foreclose on my property, FOR WHAT YOU ASK? I admit I owe for Jan 2018, again tried to make the payment in the office and it was refused, then I was told I owe for Feb 2018, true the payment was due on the 15th, as of today the 26th I’m not late, and will not be late until after the 3rd of March, and then March 30th I will officially be 30 days later. Ive tried talking to all parties YES Communities, Preston on the Lake and get nothing but deaf ears.I told YES Communities if that’s what they need to do is file for foreclosure do it, honestly I can’t take this hell hole of a place any more.Please do not move in here it’s a trap, my lot rent which is paid on the 3rd of each month, continues to go up every year in the 3 yrs I’ve been here my lot rent now exceeds my mortgage payment, which included my mortgage, taxes and insurance, and the lot rent continues to go up every year. By the time my trailer is paid for I will be paying 4 times or more for lot rent and my trailer will have been paid for. Just think about it before you rush in here to buy or to even place a trailer in here. This park tries to charge for mowing your lawn even if they drove by and seen you mowing it, they walk up and take peoples things off their porches, it like the movie “The Colony” it’s like you can never leave.PLEASE LISTEN TO MY ADVISE STAY AWAY!!!!

The park is peaceful and well kept, but as for the office one in particular is RUDE, argumentative, down talks to you like you’re an idiot, very unprofessional manner of treating tenants.

Nice place to live. Good neighbors, a playground, swimming pool, open fields and surrounded by the Little Elm nature trail.

Very beautiful place, they have a park with a basketball court and soccer field with is also connected to the new trail Little Elm is making . So many homes to choose from and they have a company (YES) thats helps around daily . The pool connected to the office is perfect for families . So much more i could about this area but you have to visit to see it for ypur own eyes

Lived here for a year. On my 11th month, I was 12 hours late with rent, and they immediately sent me an eviction notice, completely against lease procedures. We would now Monday night, then they would now Tuesday or Wednesday and say we didnt now, then they charged us $60-90 a month for their lawn services.. even though we were doing it ourselves. I just got my final statement. I had a sizeable deposit and I am getting just over half of it back. They are charging me for the outside skirting having holes in it (even though that is from the hail storm and from THEIR lawn services, as we had a little reel mower, nothing powerful), paint in two bedrooms (even though the entire trailer had TERRIBLE paint jobs, mismatched paint, etc), and apparently every single door had a mark on it.. so they are replacing every damn door. That is ridiculous. The lady who had us sign our lease was great, but she was transferred to a different city. Since then, I could never get a return phone call, the agents were always out, and even when I went up to the office to talk with someone, no one would take the time to talk with me. So basically... They are never there when you need them, they try to kick you out immediately after the first mishap even if its against your lease agreement and they are nitpicky to the point of stealing. I suggest spending your money elsewhere.
