I have a family member who has rented through Benson for almost 15 years. He has been battling stage 4 glioblastoma multiforme (brain cancer) and was just hospitalized due to a stroke. He is unable to live alone and when family members of mine let Benson management know what was going on, they refused to let him out of his lease. He is unable to care for himself. He cannot walk without help, and is almost legally blind due to thw cancer and stroke. His time with family and his young children is numbered. I am ashamed that a company that provides homes for many members of our community could be so heartless and money hungry. I could only assume if this was their family member they would have more compassion and things would be different. Our hearts are breaking. I truly hope no one else ever has to endure this kind of pain and would be treated with more grace and dignity than we were.

I just moved in to my new apartment. When I got here, I was able to write my name in the dust that was above the stove. There were dirt piles in the bathroom by the tub, cobwebs hanging from the ceiling, and crumbs on all of the carpets in every bedroom. I’m not usually one to complain, but I felt that the apartment should have been ready for me to move in on June 1st. I also found out that the latch on my bedroom door was completely busted to the point where my door won’t even close. Although I don’t need to have my door closed because I trust my roommates, it would still be nice to have some privacy. The reason why I am leaving a 4 star review is because as a business major, I understand that things like this can happen, and it’s not entirely their fault. I called Benson, explained the situation, and they had a landlord and a maintenance guy at our apartment no more than 5 minutes after my call. I was impressed. When I returned the next weekend, the apartment had been cleaned and looked MUCH better. They also promised to fix my door within 4-6 weeks (this was because of covid delaying the order of a new door) which was also greatly appreciated. I have since called their office with a few other questions regarding my internet service, etc., and the lady at the front desk has been very patient and helpful. I appreciate the prompt responses and patience that the Benson Management team has provided, and I look forward to living in my new apartment until my lease expires.

I have rented from Benson for 3 years and each year it seemed to get worse. They are more worried about money than their renters and it shows how inconsiderate they are. I know that is business, but sometimes when you are dealing with young adults, being rude is not necessary because as young adults we are learning. I lived in the new apartments on West Ave and my lease was up May 20th at noon and I was able to move into my new apartment on May 22nd. I asked if it would be possible for me to extend my lease only 24 hours so I would not have to pay for a storage unit for one day. (If you get a storage unit you have to pay for the entire month) So, I reached out to Debbie and did not hear back so I called Benson. To my dismay, when Debbie answered the phone she was rude and told me that “in business there is a 72 hour rule for e-mail responses.” I found this very unprofessional and rude to lecture me on this when I just needed to ask a question as a tenant and meant no harm. When I asked to extend my lease for 24 hours she said it would be difficult and practically impossible to do – I offered to clean the whole apartment more than it calls for. She said probably not but if anything would change she would reach out – she never reached out. AVOID BENSON AT ALL COSTS – just because they are a business does not give them an excuse to be cruel and not have a heart at some times.

I have rented through Benson for two years, and my roommate has for 3 years. They are terrible at communicating and will give you no notice for anything. They decided to show our apartment late Friday afternoon of Oktoberfest when we had already resigned. If you live with them for more than one year they will try to increase your rent without you knowing. I had a friend rent through Benson and they told them they were going to tear down their property in the spring once a majority of properties were rented out. Once everything was said and done, they didnt tear down the property and my friend had no where to live. Highly recommend avoiding them at all cost.

AVOID THEM AT ALL COSTS!! I have lived with benson for 3 years and each year gets worse and worse. Their communication is horrible with their tenants. Me and my roommates once received a notification that they would be pressure washing and painting our house and that we should move our vehicles so they don’t get damaged 2 hours after the painters were already done. They then would email us to say they were coming back and should move our cars again but nobody would show. They would notify us when there was nothing being done and not notify us when they did show up. You can imagine how frustrating that is to have to keep moving our cars not knowing if it’s even necessary. This went on for about a month or so.They also essentially stole a washer and dryer from my roommate. He brought his own washer and dryer to our house the previous year and before we moved to our new house made sure with benson that there was already a washer and dryer at the new place. They told us there was and so we decided to leave ours at the old house. They lied and there is no washer and dryer at this place. When we complained they briefly talked about putting in the proper equipment they promised and even sent someone to the house to see if they could. He said they could but then nothing was ever done. We complained again and were basically told tough luck. This house I am currently in has had a significant amount of problems as well. We have already had plumbing issues and the house has already needed the inside and outside painted. I also don’t understand why they didn’t do it over the summer when no one is here but they waited until a busy time of the year to get things done. Not to mention they left our basement a mess and almost seems like they use it as a storage area for all their junk. It’s pretty obvious our house was not inspected after the old tenants moved out or at least it was done horribly. They also promised to clean that up but never got to it. We’ll probably be charged for the mess in our security deposit though. Those are just some issues and I haven’t even included unfair pricing and random charges taken from the security deposits. If I could give them a lower score I would. Do not rent from them if you can help it.

As most folks out there, I do not typically occupy my free-time with general grievances about services that I have received from business. None the less, everyone has to start somewhere, and I started with Benson management in the summer of 2015. Through my time in college I made a plethora of bad choices but signing with Benson management had to be the most thoughtless, misguided, and careless one of them all. Much like any new relationship, things started out great, but as time went on the dirty laundry started to come to the surface (we’ll get to the literal dirty laundry part later). There were many notable moments of pure disbelief and unsatisfactory service from this landlord, but I hope to highlight a few of their proudest (or not so proud) moments in the hopes that anyone reading this will do anything else but sign with them. So please… LITERALLY close your computer and do anything else, walk your dog, read all 200 works of Aristotle, hell… go build your own place to live because it will be immensely more satisfactory.I was lucky to have lived with 4 business majors due to the simple fact that if I hadn’t, nobody in this contractual relationship (Benson and ourselves) would have any clue how to actually run a functioning business. Benson management was able to lose our security deposit checks and rent checks more frequently than any self-respecting management company should. Not only did they lose these checks and (subsequently threaten to evict us), but they thought it was proper etiquette to differ the blame to the people who pay to keep the lights on…US, the renters. After a couple printed out bank account statements as proof, the issue was laid to rest. Moving forward, the rent on every unit we had leased for some reason had increased in price every single year, despite the age of the unit. Living in a house built in 1890 that costs $2,100 a month to live in, you’d expect to be an eloquent manor, but this was quite the opposite. The staircase was half caved in, a trailer with a bumper sticker “Benson management” sat in our lawn the entire year, we had to pay to park in our own gravel driveway, 4 bats, 6 rats, and windows that felt more like screens were the brisk reality. In addition, if you think you will get a security deposit slip back at the end of your lease, think again. Despite the maniacal efforts to clean and tidy up, it appeared the amount they took from the deposit for “cleaning and repairs” was conveniently the same amount we had put down in the first place. To add further, the “updates” they make on the units are minimal and hardly noticeable and don’t compensate for the more glaring issues, like: the laundry rooms that always have broken machines (remember the dirty laundry I spoke of? I do, it started to pile up), the walls that were almost paper thin, poorly maintained vestibules, walkways and staircases, and increasing the price for parking every year.If you are a student and weighing out your options for where to live, I urge that you put Benson toward the bottom of your list, as the price you pay is not competitive for what you can get (amenities-wise) at other management companies. Being in a contractual relationship with Benson Management, (as the comedian John Mulaney says, and I paraphrase) “Is like being in a relationship with a stripper… they constantly take your money and you get little in return”.

I have loved renting from Benson for the past 2 years. They have always been so helpful and very understanding when I go to them with concerns. Their maintenance team always comes so fast after putting in a request and I’ve never had a problem with any staff treating me poorly. Yeah, the rent is high, but you’re paying for a very nice apartment that is safe and close to campus, so it’s worth it to me!

Prior to moving in it was difficult to get in contact with Benson, and when I did get a response the information provided was misleading and incomplete. This miscommunication lead to me incurring an additional fee prior to moving in.However, after an email that explained my frustration, benson management had reached out to me. The gentlemen that I spoke with was incredibly friendly and listened to exactly what was making me upset. They were ultimately willing to credit my account due to my experiences.

My husband and me will be renting a house from them and praying that things work out to buy this house forever.. It is our dream house. Everyone in the office was so friendly. They have been so polite to us and will recomend them to anyone looking for apartment or home to buy.

I have had 3 landlords in the past, and Benson is by far THE WORST I have ever had. I could write a 5 paragraph essay detailing the experience my roommates and I have had. There is mold in the house, our stove is from the what seems to be the 1930s and 2 burners have blown up out of nowhere (which we will likely be charged for). There is 0 communication or customer service with this company. We emailed them in December asking for our energy/electric bill, and the response was You will be billed monthly. Well, turns out we finally received the bill for the last 4 months, and now they want us to pay $205 each by May. $40-$50/month is a reasonable price for a college student in 2018. What is not, is telling college students you will be billed monthly, and slap them with one giant bill. On top of the energy/electric, we do not have heat even though we pay for it. The girls below us control our heat, and on the phone I was told that their heat was our heat. I asked the lady on the phone, So if that is my heat, can I walk into their house and turn it up or down? Her response, I will pass it on. Okay, whatever that means. Bottom line, they will scam college students, tack on as many little fees/fines as they can, also seems like they purposefully ignore students because they know they can get away with it. They are doing illegal things, and if there is any response from them to this, I will gladly post pictures and show people what is going on. Please note that they are averaging 2.7 stars and have a total of 18 reviews.

My husband and I are hard working individuals moving back to the La Crosse area. A family member wanted to sell us their house, but Benson rejected us for not having jobs in the La Crosse area before we relocated.

As a parent, I would be aware of how poor management is. How incredibly disappointing it is to see these people take advantage of college students.Things you should consider before choosing to rent from Benson Management:-Every tenant will sign a lengthy contract. Make sure you read it and understand what they will charge you for.-If you disagree with one part of the contract they will just tell you that you can go elsewhere because there are plenty of people wanting to rent that apartment.-Rates go up regardless if you stay in the same apartment. Usually $20+ a month.-Nothing is included for rent. Washer and dryer are in buildings but can get expensive if you are wanting to do more than one load.-Security deposit is worth one months rent plus Mays rent. Expect ALL tenants to pay that right away otherwise you will lose the apartment.-They do use the security deposit to pay for the water bill at the end of the year.-You will NOT get the rest of the deposit back. No matter how much you clean the apartment before you move out you will be charged for cleaning--even though the contract says otherwise.-They struggle with cleaning the buildings. After Oktoberfest there was a burrito smeared on the wall for roughly 3-4 weeks.-Parking went up from $35 a year in 2012 to $100 in 2014. If you change vehicles expect to pay the parking pass again.-Bike permit is around $50 as well.-Tow trucks come around frequently. $200+ to get the vehicle back.-If they are doing a showing for your apartment to new potential tenants they will email you that they could possibly be there from Monday - Friday between 10am & 6pm. Never give you a specific time.-Buildings all have poor insulation. You can hear neighbors conversations word for word. It also makes for Thursday through Saturday night very noisy.Overall you would be better off renting from smaller landlords in La Crosse.

They do not respond to any complaints in any way. I went into their office and informed them that a window was smashed on the backdoor to our apartment complex and it was not fixed for three weeks. There was glass on the ground outside my apartment for three weeks.Also, I have a friend who had an apartment in 1414 Pine that had no window, which is illegal.If you want to be treated like an adult, take your business elsewhere.The reason they get a star is because I have a place to live because of them.

So unhappy with this company. Was unaware of certain charges after we had thoroughly read and signed the lease, now they are claiming we are forced to pay the charges. They are scamming college students into spending all of their money. Awful spider problem, and have had mice in the windows. Do not ever rent with this company again unless you want to leave unhappy and broke.

Perfect landlords. Over the years Ive rented from 5 other landlords in La Crosse and Benson is by far the most organized, attentive Ive had. Maintenance issues were resolved quickly and the office staff is really nice.

This company is very unreasonable toward student tenants. My daughter took our Ford Edge back to Lacrosse as her car was in for repair, within 24 hours, the vehicle was towed. When I called the office, they claimed that the could not speak to anyone but who was on the lease, and that she would have to call to report the change in vehicles. This is a very unreasonable company to deal with, as they hide behind the law. Perhaps a better way for them to manage their parking lot is to assign specific stalls to specific tenants, when someone is parking where they shouldnt park, the rightful owner calls the police to report it directly. Of course people like this do not think of reasonable solutions, because they are unreasonable people. Think twice before signing a lease with this company.

I normally do not write reviews but in fact, the only reason I joined Google+ was to write this one. Benson Management is by far the worst landlord I have ever had. Although I am only in college and do not have much experience with renting, I am sure there are many respectable landlords out there who would not treat tenants in the rude, cold, and distasteful way that Benson Management treats theirs. Not only do they take forever when addressing maintenance calls, but they are extremely overpriced for the very poor quality of their properties. (You will also be nickel and dimed to death.) While some of their apartments may look nice while touring them, you can be sure there will be mold under the sinks, dirt and grime in the corners, and spiders galore. This can all be expected to come along with crappy college housing, but it is the manner the staff of Benson Management address their tenants about issues that drove me to write this review. It is probably my own fault, as I was warned to stay away and did not listen. Please dont make the same mistake I did!

Landlord and office personell are very nice but maybe too nice. No dogs are allowed in this mobile home park per lease but since they took over there are at least a dozen homes that have barking dogs. After numerous complaints all summer and fall of 2011, nothing has been done about it. We have been here for years and are always on time with payment and we keep our lot looking nice but that doesnt matter. Also, the people across the road have 4 vehicles and are parking in other peoples spots. I know the tenant next to them complained bit again, nothing done about it. They will eventually push us out. This park used to be nice but Its starting to have the typical trailer park look and sound to it. What a shame.
