I use FS houses to manage several rental houses (as well as purchase) and I could not be happier.  On point communication, and expert, experienced opinions when issues do arise.  Ive had horrible property managers in the past so when you find a good one you know it! ...  and they are the best in the biz.  I know from the owner perspective just how well they treat the tenants too, because they are always immediately on top of any problems.  I owe all of my investing success in Indy on FS houses and it feels good knowing that the tenants are well taken care of.

The finishes in my home are quality and the home was actually cleaned before I moved in, this is first place that I have not had to deep clean myself upon moving in! This Company is horrible and fraudulent. I looked at two homes in person and then applied with this agency and paid an application fee. I was then told as soon as i put my apps in that the homes were rented the next day. So i was told to go online to look to see if i liked anyother homes and i found one went and met Brendan there who told me that i was the only app on the home and that i should hear something back the next day i was told again that this home has been rented the same day. All they do is take your money and give you false information on getting approved and the homes that they rent. PLEASE DONT WASTE YOUR MONEY OR TIME LIKE I DID

I have worked with FS Houses now for 5+ years. They manage our rentals, list our renovations for sale, and they’ve also purchased properties from us. They are consistently responsive, knowledgeable, trustworthy, on top of any issues, and overall very easy to work with. I highly recommend them to anyone from a first time home buyer to experienced investors!! Great company!!!

The entire team is rude, and could care less about their tenants. We have stayed in two properties and experienced numerous issues with both houses. Maintenance doesnt fix problems. The coordinator who you are forced to work with (Natalie Watson) is rude and petty. And the Mangager (Ashley Mullins) is no better. Avoid renting with them at all costs unless you like slum lords.

I just did a cross transaction with Ray Podesta and it was very smooth and he was great to work with. We are typically both the listing agent and the seller so it is of utmost importance that we work with quality agents and Ray was a pleasure to work with.

I love working with FS Houses owners Ryan and Ashley. They helped me buy my first rental in indy and now that has quickly expanded to many. They are open, honest, and darn good at what they do. Their crew natalie, amy, steve, tyler, margaret, and everyone else ive met have been wonderful to work with.

For the most part my rental was fine. There were issues with heat and hot water going out in the middle of the winter (2017-2018) multiple times. There isn’t an emergency line, so I had to email a bunch of people.They also had workers do house maintenance things; roof, pipes, and other things for about 2 months straight during the summer.Pest control is not included in their rent, so I had to have someone come out at least 3 times. Which never took care of the roach problem. Hopefully after I moved out they took care of it.

1 Star for taking advantage of young + inexperienced home renters. Upon moving in there was mold covering the walls in our basement, mold covering the walls in our garage, holes in the foundation of the bedroom floors that were never filled in. There was animal droppings from the previous owner’s dog all over the garage and basement. They had some contractors come out who did a lackluster job of washing the mold off in the basement and then painted over it. The only thing fixed was the mold in the garage.One time we came home to sewage water backed up in the basement and they didn’t come to fix it until weeks later. My partner had to take off work for a week because he became ill from breathing in who knows what bacteria and leftover mold coming from the standing water every night.There was already a mice infestation prior to moving in which became a severe problem when me and my partner had moved in. We had emailed them about pest control after a mouse had climbed into our bed that night and they said that pests were our burden to bear and even insulted us more by emailing us tips to keep pests away (ie. Not leaving food out). Mind you, my partner and I both come from good homes. My mother HATES mice and was very strict on how to keep a clean home. I know how to keep pests out. This was something that existed prior.We had not been living there a full year nor did we have enough items to fill the house yet. We both just had started new full time jobs so the only time we would spend at home would be at night. I would break out in rashes every night when I got home from work because of the rodent issue. We eventually called the board of health to come and inspect the house involved because it was just unlivable. Our daily lives were severely interrupted and stressful to get through. We had to pack our things and stay on many different friends couches. We would have stayed with one of our families but it’s nowhere near our jobs. All we wanted was for them to just take care of the prexisting rodent issue and to have a safe n peaceful home to relax in after a long day of work. Like everyone else.According to the Indiana tenant law, It is the landlords responsibility to provide livable housing for the tenant upon moving in. The board of health report showed that the house was in violation of many things. The landlord fixed one, which was an installation of a smoke detector.The rodents and mold should have been taken care of prior to our move in date. If the house needed more time to be cleaned up before we moved in they should have communicated that instead of presenting it as “tenant ready”The staff was very rude, dismissive, and did not demonstrate one ounce of sympathy whenever we communicated these issues. We were being cordial yet they responded to our issues like we were punks on the street. When my partner went to the office to speak with the actual owner of the house, they refused to speak with him at all. The house was nowhere near the standard of living and yet they tried to make it seem like it was our fault. We eventually became so emotionally exhausted and fed up from living in such terrible conditions that we ended up refusing to go forward with our lease which was settled in court. We are very happy to say that we are renting from a much more established agency that responds with quality care for their tenants & their concerns.

Ryan and Ashley Mullin and Margaret Wilson were great to work with. I was a seller and they were always quick to answer all of my questions and were very easy to work with to come to a deal we could all agree on. I contacted them at the end of June and we closed last week. Quick and painless process!

Highly recommend FS Houses! Ask to work with Margaret Wilson. She is incredibly personable, thorough, and great at working with your schedule. We saw houses at 8am on weekdays and 7pm on Sundays...no problem! She was a great guide in helping us navigate the ins and outs of the mortgage process and even met with us just to walk us through our loan questions when the loan officer wasnt able to make time for us. 5 star service that I couldnt be happier with!

This company is a complete joke. We have rented from them for 3 plus years before. They will nickel and dime you for everything when it comes to getting a deposit back, but expect you to repair everything yourself while living at a property of theirs. Our actual landlord was a slum lord when dealing with his property as well. Avoid this company if you are looking to rent. Cheaper rent is not worth the squalor they put you in. The office ladies all have really awful attitudes and are snarky as well.

FSHouses is a solid property management company. Ask for Ashley and Ryan and you will be taken care of. Natalie and Margaret make for a great team, great customer service. They work hard to get all your vacancies filled. They are very reasonable with repairs, maintenance issues. They do have the investors interest at heart, and its comforting to have a team on the ground that knows Indianapolis so well. Five stars.

They will keep your security deposit and blame pre existing issues on you.

Can run a Home daycare in your property ?

I currently live in Austin TX and have used FS Houses to buy two investment properties in Indianapolis. As an out of state investor, I have not been disappointed. They are friendly, prompt and very communicative through out the whole process As soon as I save enough money to buy another one I will go straight back to them.Highly recommend!
