Decent for the area but the management company needs to do better at ensuring all residents are abiding by all rules. Well kept for the most part but you can tell the few that dont take care of their lots!

The water here is undrinkable. Everyone has to use bottled water. The management will not do anything unless threatened by the health department. Any time I tried to get the management to fix something like the stinking sewer and holes in the yard I was told I could move. Wish I never would have come here. I bought a trailer and I cannot get out.

This is a very nice area and the people here are very friendly, but the parking here is terrible. Many people park in the front lot without a visitors pass and stay in that same spot for days on end. Everyday I make the long walk from my car to the house because of this.

Decent baseball field with a couple soccer fields too. It was a little confusing coming into the area and finding the field the first trip, but was easier than it seemed the second time. Parking is a bit limited near the fields, but there is more at the school with only a short walk added.

This used to be one of the bad spots in town. Today, its so much nicer and upkept comparatively. Im assuming new owners, and if not, they took someones advice.

Home sweet home. Lived here most of my life and loved it. Excellent location, being someone who walks a lot its amazing living here. Very clean and safe with two trails to walk to as well as within walking distance to fasmart and if your willing to make the trek Harrison Crossing. Friendly neighbors(usually) and a nice elementary, middle and high school near by.

Meadows Park is the most sought after manufactured home community in the Fredericksburg area, mainly due to its excellent management and maintenance. With a full-time, onsite manager who has years of experience managing manufactured housing communities, Meadows Park residents and management show camaraderie by keeping the appearance of their homes and lots well maintained and in turn, ownership/management routinely perform upgrades and improvements and are prompt to handle any maintenance needed. At $420/mo. lot rental fee, this bargain rate, which includes trash service twice weekly, keeps the community filled to capacity with rarely a vacant lot.

Several car break ins, Mobile home break ins, Strange cars hanging around with either people getting action or drug deals going down. Unsafe, Non professional upkeep. The owner charges an arm and a leg for folks to live there with little or no care to their tenants personal belongings. There used to be a private security company that would drive around and monitor the place. Now? there isnt one. People from other neighborhoods come and go as they please, leave trash laying around, vandalize random places throughout the park periodically, graffiti left behind. People do not care how fast they go around corners when little ones are out playing. There is only one set of cameras at the beginning of the neighborhood nothing is on any other street. We moved out because of this mess happening and found it very unsafe for a child. Used to be a very quiet, safe neighborhood where older families could live with little to no worry with security guards watching out and park fees were fairly cheap at $350.00 per family and that included 24hr security. Now there is nothing except the younger crowd, litter filling yards with no care in the world. I would not move back if it were the last thing on earth. Kids have been known to stay out past dark with no parents in sight. Parents allow their 2-3yros unwatched run out in front of cars while the not so much older sibling watches as if: cool, doo da doo da doo. I have taken a drive around on a few occasions over the past 3 years since we moved and its the same old stuff every day. Kids get off the bus, eventually goes out to play, parents inside, OOOPS KID IN THE ROAD, still no parents, oh look someones house or property got robbed cause theres a car door open or house door open and no cars in driveway. Good Luck Folks I Feel Bad For All Of You Who Live There. Simply because there are better parks.
