Cave Creek

The property is well kept and certainly one of the nicer parks in the area. There is a welcoming neighborhood pool! Off street parking is not allowed, which seems to keep the neighborhood visually appealing, as well. Most of the homes have 2-3 parking spaces and the units themselves are generously sized. They also allow for more privacy and most feature 1-2 deck/patio areas as well as grassy areas for kids and pets.

Very clean neighborhood. They are very forceful about their rules, but its clear that is the reason this doesnt look like a run down crack head trailer park like some of those in the area.*edited 5 mo after move in... am renting and have had major issues with getting maint. issues resolved. Kept saying theyd take care of a water leak, but it got to the point of an ice flow out of my yard before anything was resolved.* edited after 1 yr of living here - if they were as good at completing maintenance tasks as they are at threatening the tenants they might not have as many vacancies as they do. I rented here under the assumption that i would be able to renew my lease for another year while i got financing together for a purchase. After the first year, all of a sudden they no longer lease trailers, (however Ive found one of their trailers for rent on zillow) they had me fill out a loan application for their company and tried to get me approved for a loan higher than what they originally told me they were selling the place for. It feels like they just want us out so they can raise the rent or the purchase price to the next poor soul who comes along.

Bought our home here in may of this year, and absolutely love this community. Its a nice quiet area. So glad that of all the places we looked we chose cave creek.

Saw the story on Facebook about what you guys did to a nurse who is there trying to take care of a patient during the pandemic and you guys have your car towed holy cow that’s classy glad I don’t live in your neighborhood

We just read about this story online where your company had a nurses car towed and it even said the name of the company on the side of the vehicle. She was in there taking care of a patient at a very vulnerable time for people during the COVID-19 pandemic you guys showed that you are heartless

Lovely place to raise your family.

Good place for mom. Dad has been gone 2.5 years and she needed a new start. Well- maintained neighborhood with activities that include all residents in the area (picnics, etc.) Nice pool, park, and clubhouse. Safe area, she seems very happy and comfortable there.

Good place for the most part

I should have seen the red flags when I put a deposit down to buy a home and the office lost it and had it in a different file. Do not move here, they pick at everything you do and try to fine you for the most ridiculous things. This place is a joke, the office cant keep anything straight and lost my dogs registration paper work, so now we are in trouble. And dont even think about getting someone to call you back, bunch of cowards dont want to deal with the problems, just tape paper to your door and run away.

They towed a nurses car which is visibly marked

Ive been here15 years, Ive seen so many changes but this new change might be the worst, yes the lot rent is so high I pay almost 700 that includes my water but my water only runs 60 to 65 a month. When I first moved in my checking account got messed up because going through a bad divorce, now because of that I can never write a check again and they wont automatically take it out of my bank account

We rent here an been here for over 5 months an we added a second trash can because they said they would fine us for overflowing trash... We used the can one time for a month an called in May 11ths to see if they would take Id off for may so we didnt get charged because we havent used it and is empty. Told us no an we have to wait a whole month.....

The Park has standards they expect the tenants to adhere to, therefore the Park is clean and well maintained. There is not a lot of excess items laying around causing a cluttered, unkempt look. The neighborhood is quiet, folks are friendly. The Staff are friendly and helpful. In my own opinion the few people who have problems with the Park, its Maintaience Crew or Office Staff bring a lot of trouble on themselves. Follow the rules of the Park, pay your lot rent and water bill on time and keep your place cleaned up you wont have any problems

I am not one to write reviews but this place is awful! Do not move here! They towed my car even when I went to go park it in the office because I didn’t want it to get towed in my street! They complain about everything I can’t even have my bikes out because they will immediately send a note! It’s not worth to live in a pretty place when you are miserable:/

Loved this place when I first moved in, but what they provide in services compared to what you pay in lot rent is minimal. Youd be better off buying a house with an HOA where more services are provided. They cant even keep the common areas maintained.

Candy is piece of work. Does not have any knowledge of being realtor. Contradict herself tremendously. Thank God she saved me from purchasing home there by her stupidity. I imagined dealing with her on daily basis, basically talking to incompetent.

OMG! I just sold my home through Cave Creek/Sun Communities with Candy Lopez! The WORST experience that I have ever been through. It took them 25 days from the closing to finally fund us our money for the sale of our home! DO NOT SELL OR BUY YOUR HOME THROUGH THEM. It is not a bad place to live overall. I have no complaints on how the management handles things! I enjoyed living there for the most part. If you are looking to live at Cave Creek I would certainly advice you to look for a home listed with a real estate company. NOT CAVE CREEK! I hope this review helps.

Went to Cave Creek to inquire about housing available and visit the site for amenities and environment. Shannon Long was personable and kind answering all of my questions, showing me around the Village and taking me to specific houses that are available. I felt very comfortable and cared for in the process. Thank you, Shannon for all your kindness and availability to me twice. You made an impression on my little grandson, Bentley, too! ******THIS POST WAS FROM 2015! Shannon took our money and stranded us for months with no where to live and being fired from CAVE CREEK! We had to finish our home because no one came back to take care of finishing the property! Horrible LOUD AND OBNOXIOUS people bought a home across the street disrupting our beautiful quiet neighborhood. Picked to death by the smallest of issues and nothing done about huge multiple violations of disturbing behavior from other occupants! Disappointing! ***I will amend this by saying that the folks in the office who had nothing to do with the previous sales persons behavior to several of us causing great stress have been kind and helpful in every situation! Iappreciate

This place sucks. Dont ever live here. It may look nice but once youre in, they try to trap you into staying there. Its weird. They also hand out park violations about every other day. They wouldnt even allow me to have a tree swing. Look to live somewhere else. Youve been warned...

Beautiful community, okay staff. It isnt your normal trailer park because they enforce the rules that they have in place. I echo the others sentiments about knowing the rules when you move in. They make it clear and give you a copy of what you signed. They give many warnings before they just start charging people willy nilly, but if you dont take care of it they will. Staff is hit and miss on any given day unfortunately but overall not a bad place to live.

My family and I love living here! Its al all ages park, nicest modular home Ive ever seen. Reasonably priced. The staff is VERY nice and are always willing to help and do what they can when they can.The neighborhood is safe, but there are some kids around here that suck, but thats in any neighborhood.I would for sure recommend this place to my family and friends.

Horrible management and Maintenance they expect residents to take care what they are responsible for but they dont keep up with their responsibility when it comes to snow and weed and management and if a resident doesnt keep up on their lot maintenance they charge them. They are more concerned with aesthetics and their bottom line. After a year as a renter they require you to move or buy your home. Dont let the amenities and community events fool you it is nothing but sugar cover BS. Like a book with a pretty cover and it ends up being a horror story.

The reason I wanted to live here is because it was pristine. I dont know what happened but over the past 4-5 months it is just filthy. No one is taking care of their lawns, weeds or outside of their homes. I am honestly looking at selling my home asap before it gets run down anymore. My neighbor has had his yard torn up for going on 2 years now and management wont make him fix it. What happened Cave Creek management????

Horrible people running a scam. They buy cheap trailers, then sell to you for a huge profit, then try and force you out so they can scam other people. They management make it almost impossible to resell. you will lose a lot of money. Do not try to live in this place there is a lot of theft. The management are some of the most horrible people in the world. They probably write the positive reviews, the wicked lying cons. We all should get together for a class action suit against them

Staff is rude to the point of harassing and discriminates openly against those with disabilities. Some disabled residents are/were denied the right to add a ramp for access. Some were refused a swamp cooler or fan in windows despite other homes have such. Some homes are allowed numerous yard ornaments and other residents have been forced to remove all plant pots and decor. They prey on poor struggling home owners, newly widowed (witnessed two separate widows) by harassing and serving up violations and fines at a constant to force them to loose their home to the park. They pay low on homes and sell high. Staff picks favorite residents who never get violations despite doing or having something others are instructed is against the park. This park is a nightmare once youre stuck in it. Move into this park as a last resort.

This woman just called my 10-year-old daughters phone at asking for somebody named Laura and my daughter told her she had the wrong number she proceeded to tell my daughter don’t give me that bull beep B word . So I called her back and this nasty unprofessional disgusting waist of human flesh told me my daughter don’t need to be snotty on the phone .... we are talking about a 10 year old ! How pathetic ! Also I might add we don’t even know a Laura or even live in Greeley ..

This is not really a friendly place very expensive to live. You do not own the land you rent it. Every year the lot rent goes up higher than your mortgage. They do not do anything to help. The exercise room is never open. The pool is always to full with kids no parents. The lifeguard does not have a cpr or first aid card. This is not a good place to live I wish we had kept looking for a house to live. The people are not nice or helpful they are more or less unhappy with what they do and take it out on you. And if you want to sell your house they make it very difficult to sell. You can sell it back to them for a loss. If you buy a house here for 45,000.00 they will buy it back for 15,000.00 so you will not get what you paid. It is like living in a naze camp. They are very discriminating against I would say white people.

Worst place to live honestly. One violation after another even if its corrected, but they still complain about it. As if they were trying to kick us out. As well as a $250 fee if towed even if its the smallest thing. Glad I got out.

So disappointed at how quickly this community has fallen apart. I used to be proud to say I lived here but now it is filthy. Seeing more and more home exteriors falling apart, no lawn maintenance, big oil stains in drives, trash left outside. Street parking is at an all time high, causing traffic to come to a standstill. For what I pay in lot rent, I could move and pay an HOA fee and they would maintain my lawn, provide snow removal and allow access to a pool and play grounds. Just sad that my once lovely community is now like any other trailer park around.

Very unprofessional and unorganized. This community is falling apart by the day and there is no push from the front office. Broke down cars, Christmas lights up until March, oh not to mention raids at 2 in the morning that kicks you and your children out of your home ( the people were still allowed to stay) not to mention the house stood with shattered winows for almost a month. If you are trying to raise a family, live in peace or expect the front office to help you with anything don’t count on it. Sun communities will hold nobody accountable and the front office does as they want not following any contract or agreement only hold you to their rules.

Place is a joke run by rude, difficult management. Will site you non stop for violations but can look down the street to the exact violation and nothing done or said to them. Its like they pick favorites and harass the rest. Get a truck towed for expired tags to a recent stroke victim brother, truck was parked in driveway. People across the street still have expired tags going on 7 months now? Its more stress than its worth folks. OTHER COMMENTS CLAIMING SCAM IS REAL!

What happened management???? Starting to get run down, fast. Street parking everywhere, weeds out of control, outside storage and garbage, houses need painted, etc. Why dont you take pride in this place anymore? I have talked to the maintenance guy on numerous occasions about neighbors yards and street parking but nothing is done. I will be contacting your corporate office with pictures of the entire community and how bad it looks.

This is an awful place to live. The office manager is on a power trip 24/7. They harass residents about everything and threaten with fines and fees frequently. There is NO understanding on the part of management if you havent had time to keep your lot in pristine condition because of work, family responsibilities or anything else. WHAT EVER YOU DO, DO NOT MOVE HERE!. You have been warned......

I moved in here and its been nothing but problems every since! I got two notices on my door the same day because they were to lazy to take the notice to me the first day. I got a notice for the where my trash location was but everyone elses trash is still in the same spot. I cant wait to leave! When we moved in the driveway was snow packed and there were cosmetic things in the house. I threw my sons birthday party there and they held the deposit because I didnt shut a hallway door. It took them two weeks to have someone fix my heater. I wouldnt recommend them to anyone!

This is a nice reasonably priced neighborhood.

The manager is incredibly rude, Pete. His goal is to get extra money through fines and harassment of people. Myself and others in the community are ready to leave due to his nonsense.I will be filing a negative revue with the BBB and moving at the end of my lease. It looks good on the outside but they dont live up to the agreements for renters. They havent mowed my lawn, they didnt prorate my rent for days I didnt live there the first month as agreed and when I call to ask the manager hangs up on you. He is very very rude.

Do not sign a lease/ buy here! This is a horrible place to live!I was forced to live without electricity in my kitchen for 2 MONTHS. No lights, no dish washer, no garbage disposal. I had to was dishes in my bathroom sink because the kitchen sink was plugged and I couldnt turn on the garbage disposal to fix it. Finally when an electrician was sent out to fix it, he had to take apart the wall and completely re wire everything. It was awful!Management harasses its tenants. We get between 2-5 notices a week informing us that outdoor storage is not allowed (we had a bbq) and oil stains are not allowed in the driveway I can definitely not afford to just go buy a new car so there isnt oil on the driveway. Astethics matter way too much to much to them.My boyfriend came to visit for Christmas and they TOWED his car. I informed them he would be leaving his car in their parking lot for a few days and they said okay. 2 days later they had it towed because it was abandoned. We had to pay $200 to get his car back.Do not live here! Its not a good place to be!

Extremely poor customer service. Had a party at their clubhouse and they are keeping the deposit. At first their reasoning was that it wasnt cleaned (6 of us spent 2 hours cleaning). Then they said there was trash left in dumpsters where it wasnt supposed to be (we took all trash to our house). Then they said it was because people were parking on the street (all of our guests parked in the designated spaces). After explaining all of this to the manager she said she didnt care and hung up on me. If this is the kind of service they exhibit for a simple party, imagine what they must do to their home owners and renters.I would not put that kind of money on the line with a company of such ill repute and careless customer service.

Do not let the curb appeal and allure of the trimmed lawns and maintained structures fool you. I give Cave Creek a bad review for their poor management, lack of professionalism, and terrible manners. I rented from Cave Creek for a year and a half. For the last 6 months I was month-to-month. Three people in the office told me that I was on a month-to-month plan, however, when I gave my 30-day notice they claimed to have no record of that change and charged me a lease cancellation fee. During my stay, though they claimed to own their own water rights and give their residents a cheap price, I paid more for water here than any other place I have lived. In months such as those in the spring or fall, where I watered my lawn twice a week (apx. 80 minutes total), two of us living in the house were paying up to $130 in water a month. The water bill is broken up into three sections, water usage, sewage, and trash. I took this card in to the office for clarification on how did they measure or calculate price and gallons used. The woman I asked at the front desk proceeded to read the card to me word for word as if I were illiterate and stupid and in the end could not answer my question. Also during my stay, I had several maintenance requests. Cave Creek did always come and fix it… eventually (they were not speedy in service) and the people they hired/recruited to do the maintenance I was not impressed with their professionalism or kindness either. My final issue with Cave Creek is the incident with receiving my deposit back. I left the 10th of October. Typically, within 30 days of your lease end date, you receive some kind of deposit back from your rental agency or person. Management of Cave Creek looked over my house and concluded that I would receive all of the deposit back. 60 days went by and there was still no check. When I called them, they claimed it was my fault for giving them a false address, although, upon review of the information I gave them, I indeed gave them the correct address; they made the mistake and sent it to the wrong address. They said they would take a re-send fee out of my next check that did not arrive until mid-January…. $200 short! It took a total of 5 months of calling the Evans office, corporate, and several people around the US to receive a check that was still $72 short with no explanation as to why. Corporate was somewhat helpful; however, the management in the Evans, CO office treated me with incredible disrespect and unprofessionalism. I would skip the hassle of over paying for water, and dealing with such people and find a different place to live.

Julie Lowe is one of the worst community mangers ever. When her and Shannon were there together it was even worse all they do is try to get $$$ out of you and continually charge you for things you shouldnt be charged for ! This place is corrupt and they find ways to make your life difficult while living there its always something .Cannot wait to move out of here away from these greedy people.

Most harassed Ive ever felt in my home. Father in law came from out of town and notified them my vehicle would be in guest parking for 2 days and father in law would park in the driveway. They told me this was fine, until they put a notice to toe on the car. Reason being my car is inoperative, my car works fine and has good tags. ( I have pictures to prove all of this.)When I moved in many things where missing from the home. Broken crown molding defective door handles. (Brand new home) Told me I was not allowed to replace or fix things. Took 3 months to get crown molding fixed and 6 months to get blinds into my home. The list goes on. Biggest thing was my lease started on December 1st and that was the move in date, or so I was told. They told me there was some delays that I might be in on the 5th or the 10th at latest. My final move in date was the 18th.Will never be back and will never recommend to anyone.

Gotta be the most horrible modular community ever harassment on things constantly management has got to be the absolute worst ever you cant do anything with your property as a home owner and sun homes wont take care of there portions like the rock beds i wont fix that they put in! There quick to write you up over your financial inability to fix your siding the way they want but wont fix the siding on there own dam property E.G. rental house that THEIR now selling and dont want to fix or invest after the slobs that lived next door trashed it i feel bad for whoever buys it... It once had central air sun homes idea was to put a ugly swamp cooler years ago on it... Over all crappy place! No TRUE RENT CONTROL 20$+ a year increase on lot rent it definitely adds up theres nicer modular communities im looking at one in san diego same price for home you get fences you can have for your yard chain link or wood etc car ports roofs on your porch rent is 408 a month for the modular i want to buy rent goes up 8-10$ a year thats it! My neighbors dont do there parts in cleaning there weeds etc so it makes my place look like crap i can invest 3000 in my yard but the renters and owners can have piles of weeds laying for a year in there rock bed etc
