When we moved from Minnesota to Oregon they were very helpful in making the move go smoothly. Esp. in helping us pick a place sight unseen. Back then the place was great. Amy was the manager at the time and although many people hated her I thought she was pretty good. She was always fair, considerate and helpful. At least to us she was. Then she transfer and it went down hill from there and from what Ive heard its gotten even worse. So good luck to ya if you decide to move there. The 4 stars was for my initial experience when we first moved there cuz a move like that was extremely hard and stressful and they did wonders to help ease that pain for us. After that Id have to drop it down to 2 stars and from what Ive heard from people I know that live there or have lived there its down to 1 lonely star. So good luck to ya if you decide to move there.
Its a nice place. The manager Kelly is 100% a karen just rude and judgemental. Makes me not want to live there.

This park is a great community for families, you know its a good place to stay where kids are ACTUALLY outside playing and enjoying themselves. They have a neighborhood watch who have perfectly balanced privacy & concern. Everyone looks out for each other. They also have an indoor pool available year round. The homes here are nice as well, if youre looking for a good starter home this place may be worth looking into further.

Houses are good, neighbors are NOT.Our neighbor ( not gonna say exactly where i live ) BUT one of the people who live close to us house number 31, they are really loud and yell on the phone every night outside after 11 o clock and talk really loud with their friends at like 3 o clock in the morning and its NOT OKAY the management I hope has gotten many complaints about these people and i hope they get told off.
I absolutely am loving living here.There are a lot of rules here and thats what attracted me to this place.If youre not motivated and dont want to pay for upkeep or keep it up yourself, it isnt the place for you.I feel very safe, dont worry about my stuff getting ripped off and staff is more than supportive of timelines to fix things.(I mean they are reasonable, dont make excuses. )They have great amenities. Space rent may be a little high, but youre definitely paying for what you get.I also appreciate the activities and community gatherings that they do that give you the opportunities to meet the neighbors and be involved.
Ive never once seen the pool or gym open at all have been living here for about a month

Nice place to live. Should have bought a place there myself. Got burned on my house just a mile down the road. Went to lawyers, Department of Justice, BBB, DeFazios office, and everyone else. Buyer beware!

This is a clean and quiet mobile home park with some very nice amenities; pool, park with basketball court and gym
Quiet neighbors and family friendly. Most of the homes are well maintained by homeowners. Office staff is helpful and usually leaves the homeowners alone. The only thing I dont like is the gated entry/exit. At night there is a line of cars to get in and the gates are often in need of repair.
Lived here six years and still happy with our choice. Great gated FAMILY park with guidelines that residents must adhere to and are enforced making living here a pleasure.

Great place. My grandma lives in the park and we have lots of events there that always turn out nice!! The pool and hot tub are another bonus...especially after working out in the gym!!
Lived there 20+ years, almost evicted with 30 days to move my house because of having 2 dogs and not having them approved by management. Had dogs the entire time and never had them approved.Had to board my dogs with a kennel,(thank you west Eugene kennels). Took 9 months to sell, buy and move, difficult to do with added expenses of boarding dogs. Next door neighbors thought Everytime a dog barked it was mine.After first getting dogs boarded, and then having proved that dogs no longer lived there. I received a park notice of correction to mow lawn, while I was mowing my lawn. Literally handed it to me while I was mowing?!?!?!Some people living there are great people. In 20 years I think there were 12 or 13 new neighbors on one side and 8 or 9 on the other.Make sure you are a serious rule follower if you move here. Good luck

Really nice park with beautiful houses and a great rec center. The rec center workout room they have is small but it gets the job done. The pool and hot tub are amazing. It also features a pool table and library which is always nice.

They are very strict, very nice if you like that sort of thing, just cant handle that you have to have permission to make any and all improvements, they even tell you what color to paint your home. It is a glorified trailer park.
What can I say. It is a manufactured home community. We got a house here for way less then we would have paid for anywhere else. Their is a clubhouse with a weight room and pool. I like that the place is pretty clean and kept up well.

So glad that I moved out of there. From illegal partnerships with a mortgage company (google it!!) To gestspoesque manegerial atrocities, this may not be the worse place to live in Oregon, but its a close second
#55 is Bedbug heaven. They love them and raise them as pets. Wouldnt want to be their neighbor.
Club house was clean and easy to access
My mom is quite settled and happy there, its quite as far as crime goes I think largely due to the unastablished but ever present naghborhood watch. They are one of the nice ones, a good balence of young and old, the club house is perfect for events up to about 100people, huge kitchen pool, hot tub, work out room library, and a pool table, and I love that they have actual stalls to change in before heading to the pool too :)Im 31 and I have been apart of woodland park estates by asotiation sence I was about 8yo when my great grandmother lived in the house she gave my mom....even though I dont like the stereotype of gated communities or mobile home parks, woodland park is one of the good ones not filling that stereotype and will always feel like home :)

They raise their space rent 3 percent per year. They are slow on park maintenance. They are unfair on resident complaints.
Rent increases every year while cutting back on services. Storm drains have not been cleaned out for over 5 years and flood in winter. Speed bumps are needed for safety but not installed. Pool is cold but rents keep increasing
Manager isnt very friendly, we wanted to buy a home from inside this park and the manager always blew us off and seemed like she no care to work with us or be helpful

25 years and never missed a month of rent...I had a stroke and the Wife was already suffering from a back injury(bedridden) The health field said the stroke was in October 2015, but by my side effects it was earlier by a couple months...Woodland Park had started eviction proceedings in Oct.2015..They possessed our home for abandonment after Nov.30th,2015 and we were disabled and homeless...Now its May 16th 2017 and were still homeless...I made 40K a year for 19 years...dont live hear its a Stalage...
