If only I could give zero or negative stars...I have never had a near altercation at a park with an employee before today. We pulled into this park, paid and drove to our site. The site had the water and sewer hook ups under the RV. Yes, under the RV. Once you pull in over the hookups, you get to climb under your RV to connect a hose and the sewer hose. Hopefully you have enough room between the hook up and the bottom of your rig, otherwise you are out of luck. While we were hooking up, the park manager stopped by for the second time during our parking and I asked him why the hookups were under the pad as that is horribly bad for RVers. He jumped in my face, poking his finger at my nose, telling me that he didnt like my attitude. I asked him with a please to not poke his finger in my face and he asked me if I wanted to try to assault him. LOL. I told him it was just a bad set up for a full size RV and he proceeded to lecture me about how he was doing me a favor by letting us stay at the park and that I could F off and leave. My wife and I went to the office to see if we could talk to someone more reasonable and he was waiting in the office with who we guess is his wife. She started in on us before the door closed that we had a bad attitude and that we should leave because they had no use for our bad attitude. My wife asked if we would get our money back and the office manager threw our check at her, gave us a few more F offs and told us not to ever come back. Deal! The park is seriously sketchy. They would have gotten a 1 star review even before the altercations. The park is mostly long term/full time residents that have super old park models, trailers, etc. with junk all over the place. They have cars parked randomly around the sites and along the streets making it nearly impossible to get to your site. I try not to be negative about the parks, but the managers here and the trashiness of the park in general make this one to avoid at all costs.
Nice park. Lived there for a year and loved it.Recieved my deposit back
Very quiet as youd expect in an over 55, dog free mobile home park. Nice facilities. The pool was just being refilled for summer but it looked nice. Decent slabs beside each RV site. Could have rated higher if lady in reception would smile and be helpful. Manager was a nice guy.
Good location and the residents I met were very welcoming. Unfortunately Shannon put me of referring people there. After working in much larger parks in Australia and staying at over 50 parks here in the USA Shannon really needs to understand guests. Just because she didnt leave details for our site (knowing she was leaving the park) she expected us to remain in where we were, blocking a road until she called me back some 1.5 hrs after we arrived. We did what a staff member told us to do, pick a site. It turned out the site Shannon had allocated us was far to short for our rig even though they had all the details they requested when I booked.
DO NOT COME HERE!!! They gave my reservation to someone else!!!! I was on my way up to stay here with my cat while my wife had surgery since it was two hours away from our home. I found this out as I was driving up a few hours before my wife’s surgery as we called to see what our lot entailed for hook ups because we requested full hook ups and they never got back to us if the lot they assigned us to did. This was Shannon. Then my wife calls to confirm everything two days prior. How can you over book!!!!??? We talk to Barb who was rude as can be. “Well we don’t have a reservation for you so I don’t know what to tell you.” They don’t accept credit cards or cash. They have a ton of rules. This place is ridiculous and should be shut down.
Definitely more a mobile home park but was ok for 5th wheel short term. Office staff wasnt very friendly. Lots of amenities and convenient location.
Because my friends live there
Excellent place! been here for six months. The staff is very friendly and helpful. They take a lot of pride in maintaining the Park . It is nice and quiet and the Neighbors are friendly. I am glad we picked this park. Update we have been here now for a year and just love the place, it is quiet and well kept. Management keeps an eye on things. Everybody is friendly.
This is primarily a mobile home park with one street dedicated to short stay RVers. Its clean and well maintained, with a nice pool, a community center, and large laundry room. Staff is friendly. On the negative side, there is constant road noise but thats a given with any convenient RV park in a big city.
Nice older mobile home park with some rv sites. Convenient to most of Denver. Some sites are a little tight.
Zero sense of respect and consideration for guests.Upon arrival, its obvious that the park is less than well-kept, and the water and sewer RV hookups are close together, which could mean cross-contamination. Theyre also fully under the RV once parked.Staff are quick to fly off the handle and are overall unnecessarily aggressive—theyll get in your face, throw things at you, and shout at you.Would not recommend!
Very nice trailer park
Nice place to stay in Denver. Paved roads, but very tight spaces.
Very private and clean privately-owned and impeccably kept park. Call Barb for friendly prompt service and reservations. This park boasts a very nice Clubhouse, laundry facility and pool. No pets allowed.
Because it looks like a trash place now the new managers are no good everything is blocked off looks like a communist not a nice place to live
We were through the park just last week and there werent any RVers in the Square, and very few in other lots on the North side of the park. Management has adopted the mantra of dont make waves. I find it very difficult;lt to believe the claims of current management, being that we are still in constant communication with tenants and know whats going on behind the scenes. Current management is offering discounts for anyone who will give them a good review. Meanwhile, many, many people have been turned away or kicked out for a myriad of reasons by current management. When we ran the park, we tried to make it more resort-like, offering bang for the buck, Unfortunately, current management does nothing for its full-time residents and just counts the money and put people off. zgo visit the Flying Saucer and see the difference.
We were not sure about staying here but ended up being very glad we did. As stated, this is a park community with some RV sites. Office staff was top notch and very informative. Park is urban but in a secure/secluded setting and is easily accessible with paved drives. Site was gravel (fairly level) with concrete patios and sidewalks. Sites are slightly narrow and tow vehicle parking is on the street next to your site. We stayed in the RV section next to the pool. Utilities were accessible and operable. Pool was immaculate. Laundry room was spacious, modern, and fairly priced. Just know that there are rules to follow in this 55+ park and your kids will be very welcome. This location is great for sightseeing in any direction. We were here for a few nights before pushing further west. We would stay here again. We camped here in a 38 fifth wheel.
Quiet, nicely maintained, no dogs and folks over 55. Loving it thus far!!!We stayed for 4 months and loved it. Quiet courteous neighbors, beautifully maintained and sweet staff. Our stay got cut short and the staff was very understanding and supportive. Ive seen reviews where people complained about silly stuff only because they didnt follow the rules or felt they didnt apply to them. Lease is spelt out very clearly. Rules apply to everyone for a reason.....just saying. One of the nicest parks we have stayed in. Enjoy!!!These folks have a website, please use it. It spells everything out for you PRIOR to calling or dropping by. Dogs are NOT allowed, sad as we had one the first time I checked on this park. Obviously we lost our furbaby. Cats are welcome either on a leash or kept inside at all times. Ive seen complaints about the electricity costs. Ours was very reasonable and considering we were there through the winter months and using our fireplace allot, we found that the cost was very reasonable. They tell you UP front what the cost is per kilowatt hour. This applies to long term stay.Shannon and Tom were friendly and courteous and funny. You become a problem it will be taken seriously and dealt with swiftly. This is a quiet, safe and beautiful environment. There are rules that apply to everyone, no exceptions. The old saying of do unto others is applicable.
Friendly staff, got us right in. Reasonable price. Near walking/biking trails. Enjoyed our stay.
We are regular people who make every effort to treat others with respect. The first time we came to this park my husband was accused of wrongdoing in his first interaction with the (golf cart-riding) maintenance man (Tom). My husband simply told Tom that the electricity to our site was not working and Toms first words were an accusation! The next morning, bright and early, Tom was pounding on our door to demand we move our car. When I told him the office had told me to park there, he said I could not use that spot and had to move it immediately, which I did.His expression was always annoyed and his manner rude. We avoided him as much as possible. We planned to stay here briefly a couple of weeks ago as the park is a convenient distance from our childrens homes. When we arrived, a different golf cart-riding assistant manager approached us as we pulled up to the office and told us in a confrontational tone, You cant park here! When my husband asked why, he told us we had an attitude. He became agitated and told us we werent welcome and ordered us to leave. We did. This park is basically just a trailer park with a few spots for RVs. The administration seems to find RVers pretty annoying. I have never, in my long life, encountered ruder or more surly individuals than the two men who work there. Their bad behavior was absolutely unprovoked. I am honestly surprised this park has any positive reviews. I seldom write reviews, but felt compelled this time to warn those who might otherwise suffer similar mistreatment.
Visiting a friend!
I have been staying here since June 1 for work. Fabulous place. Excellent management. I will stay here again if work brings me back to Denver.
Absolutely horrible experience. They rented us a spot they didnt have available. Then moved us to a mobile site. Roomy enough but not set-up for RV (water and sewer underneath the rig). Also threatened us with a $4000 repair if we broke the water or sewer even though that was how we had to park. We parked on the concrete pad instead of over the hook-ups. The grounds manager (really full of himself) threw us out as violators. Do not stay here. It is not an RV Park
They r very clean and quite..very helpful as well..cheap on electric also..
I arrived on a Wednesday. I attempted to check in and was informed by Jill that credit cards were not accepted. She was very helpful and assisted in parking my camper.Thursday I contacted our daughter, who lives in Denver, she gave us cash to pay for site rental. I visited the office four times to pay for the site. The office was closed.Friday I went to the office as soon as it opened and attempted to pay with cash and was told they would not accept cash, only check or money order.I told them we had family activities all day Friday and would not be returning until after office hours. When we travel we do not take a checkbook. We returned the money to our daughter and she gave us a check for the site rent. The office was not open Saturday or Sunday. I was waiting for the office to open on Monday so I could pay.A man came to our door on Sunday. And I gave him payment with a check. I asked for a receipt, since I didnt know who he was. He replied I might get a receipt after a period of time, since it took me so long too pay.I let him get out of sight, then followed him making sure he went to the office.I approached the office door and overheard Jill and a man in a very heated discussion. It was clear they were angry and shouting. I could hear them very clearly outside.i knocked on the door and asked the man why he was so rude, since I had made several attempts to pay. He YELLED something about it not being free, Jill was YELLING and pointing at a sign on the wall behind her desk. With both YELLING at THE SAME TIME I turned around and walked out.As I left I mentioned to the man that it was illegal not to accept cash in the U.S. which was told to me by another camper, who had experienced the same treatment by these folks. The man very rudely stated he could do anything he wanted and he would put me on his black list.
I deliver food here all the time.Very good tippers and very friendly residents.
Doesn’t allow dogs. Must be another Denver crack den posing as a RV Park.
Clean, well run for both permanent and short-term stays. Quiet and pet- friendly
Very clean nice park
The management is weird, flaky, and hostile. They also regularly overcharge for electricity by a lot. In addition to charging 12 cents a kilowatt, they claim many more kilowatts than is factual. We kept records of our usage, and on the day we were packing up to go, they gave us a bill for about twice that. We told Shannon that our records didnt match hers, and she said shed go to the office and get her records from Xcel Energy and we should come in a few minutes to see it. However, a few minutes later, the goons (Tom and another) showed up to yell at us. And they really YELLED. They wouldt let us talk, because they overshouted us. All we asked for was to see the Xcel records. We never threatened, never said we wouldnt pay, didnt even accuse them of lying, just asked to see their records. At one point, Tom even SHOVED my husband. Interestingly, we realized later, that there never would have been records from the energy company for individual sites - she was lying all along when she said she had them.Since they required a security deposit to stay, they eventually took the price of the electricity out of our deposit refund. Another park resident had told us before that he was leaving the park because they overcharged him for electricity every month. The other major management problem was that they were very difficult to get in touch with. The office was usually closed during office hours, they didnt answer email, they didnt answer the phone, and the voice mailbox was full so we couldnt even leave a message. We never really felt welcome.Other issues: They will send RVs to sites with hookups under the RV (appropriate for a mobile home - not a motor home) and its a real pain to go crawling under the rig to get at the utilities. They dont take credit cards.Positives: Fairly pretty place, well lit, nice residents, functioning laundry room. We would be happy to go back if they replaced all the management!
Very nice staff, well kept up and friendly, love this place. I wish there were more like it !!!
Cant say enough good things about Jill, in this park. She bent over backwards to help us spend a night at this park when we could find no other place to stay. We were supposed to stay 2 nights, but thanks to the person who decided to move from his assigned space to the space we had reserved, we were not able to park the first night. I only hope he was charged for both spaces. Thanks again Jill for getting our space back the next day so we didnt have to stay in the Safeway parking lot again.
Cramped and awful. Police where seen numerous times with having disruptive fiery arguments with the staff. Long-time residents complain of theft (but no worries, management put oil on the fences to stop that problem, regardless of the environmental consensuses of that..and the smell). I especially loved the sexist demur the management showed towards myself and other women I met the community.Edit: I find it very interesting that management responds to every negative comment, not with fixing the problems, but with personal attacks on the customer.
Dont let the almost in the hood location deter you, this is a very nice, quiet community. The staff was very nice and the grounds were well kept.
It would so sooooo sooo be 5 stars if they simply allowed dogs under 30 pounds especially service animals or service/ companion animals..... I love the people they are very friendly and community oriented... I was made to feel very welcome by my neighbors... Whom i would like to thank for your patience understanding and tolerance.... All of ARE THE MOST AWESOME PEOPLE I HAVE MET IN A VERY LONG TIME... I CANT DESCRIBE IN WORDS WHAT A HELP IT IS JUST FEELING LIKE I AM NOT BEING. JUDGED. OR CRITIQUED ON EVERY LIL THING SO AGAIN THANK U VERY OH SO SOOO SO VERY MUCH !!!!
Nice quiet motor home park.
Love this place! It is great quiet community, many fifty plus residents who some have lived here a long time and want to keep the community welcoming to part time RVers. The Managers are very accommodating and helpful. I know that they take great pride in the work they do as managers, from the monthly newsletters to the planning of the resident get togethers at the community clubhouse. Thank you to the Wilbers for all you do!
What a safe, quite, relaxing place to call home! I love it here!
What a horrible place. You cant stay there unless youre camper is a 2000 year or newer. Thats almost being racist in my eyes. Who are you to say what year my camper has to be to stay a a RV park. As long as everything is intact and doesnt leak they who are they to tell me my camper is not welcome there. This place should be put out of business for allowing such a stupid rule.
Very kind, caring people.

Dank, dirty, infested with rodents and vermins. Police have been seen many times in open and loud arguments with the management. Security fences at 5 ft, topped with axel geese, an environmental hazard, and smelly. Break ins have happend. Open hostility from management twords individual thinkers. No help given to elderly persons in need. This is an establishment for and I quote elderly persons.Ok pool up too 6ft deep. Within walking distance of a few bars, you will need them.
