The office manager james seems to single out certain families and give them fees and notices while let others slide on the same issues. Over all the neighborhood is nice with friendly residents.

I am greatly disappointed in the poor service and incompetence I have experienced by the property manager of this location. I have a random judgment against me from this location, THATS NOT EVEN THE ISSUE! First the office is closed due to Covid (perfectly understandable) but not a single phone call has been answered. I have called over 10 times at least and not a single call to be answered is unacceptable. The community manager I finally spoke to (after siting outside his office window staring at him on the phone) said to talk to courts which was not correct. After getting the run around between the court, the lawyer team representing them and the community themselves I couldn’t even get a simple follow up call with the status. All these issues don’t even answer why I left the poorly managed property long ago.

Not a bad community, the neighbors are nice and keep to themselves and its quite peaceful and nice little homes very affordable, but the property manager and staff may appear nice at first but in my experience, the first manager she was sweet and easy to go to if you had issues, this new manager hes rude and hard to get ahold of and in the middle of the covid-19 crisis he harrassed many people in the community about having money issues and trouble with payments and losing jobs. Very unprofessional and disrespectful.

I give 1 star because of tha management person he is so rude and doesnt care about the people renting the properties, i cant even describe how nasty this person he is please if the owner read this fired this guy thank God that our contract expires otherwise we will be leaving there... please dont leave here find other communities... this guy thinks that he is God or something else but maybe he is the devil in person!!

The manager Aracely is wonderful very sweet and very helpful. Melinda was awesome and walked us through everything we needed to do to buy our home. The lady Vickie at the front desk is super sweet. The maintenance guy Andy is very friendly and really nice. Everything that needed to be fixed in our home from the first walk through to the finale walk through he took care of it. We love our home and the community very convenient for our children as well as they are right next door to their school.

Family lives here, looks clean and so far my family likes it.

Huge upgrade from where we lived before! Everything is so nice & well kept. Any maintenance request is done exceptionally fast. Not to mention the staff that are very helpful. So glad me and my family live here. We plan on staying for a long time.

PLEASE READ: ONLY put 5 stars so people would see. I DO NOT reccomend living here, they pick favorites big time and maintenance is TERRIBLE. Weve had to wait months for them to come fix an electrical issue that they didnt even fix they told us to pay for it ourselves. And they yell at us for our dog pooping in someones yard and walking through peoples yards but people freely roam peoples yards and steal things and Ive seen people let there dogs out and let them poop EVERYWHERE and not pick it up. Another issue is the stray cats getting into the vents!! And they refuse to do anything about it. And the lady at the desk was so disrespectful to us and rude and told us our property ended as soon as we stepped off our porch but we were paying for the trailer AND the lot. Im glad we are gone

I like it here, just moved in about 2 months ago and it was a breeze. Thanks to the ladys in the office Araceli, Melinda and Monica are all great in their jobs and are just awesome people. The landscaper Jesus, maintenance Joseph and Robert are always out here taking care of our park. Thank you so much for what you do this is to all of you and Im glad my family could join this community.

The have a really bad cat problem and the manager just keeps putting it off. The mobile homes look in great shape and have a decent yard size. But would not recommend if you are allergic to cats.

Seems well kept but everytime I went outside all I smelled was marijuana.

Went here yesterday loved the staff was extremely clean and proffessional well kept up spoke to neighbors and they had no complaints

It is much quieter people wise than I expected. There are a lot of children but they have not caused any problems I can see and I feel safe here. I have noticed in this month, October, there is a lot of loud jet plane noises and the train is loud at about 3 am every morning. If you are looking for a safe place for a reasonable price this works, but be prepared for the less than pristine conditions The yards are for the most part not maintained but they do for the most part keep all junk heaps out of the yards.

Melinda was so pushy to get our paperwork once she had it, she was awful at communicating with us, never recieved a phone call so we took it as we didnt qualify and looked elsewhere we are happy at sun garden estates!!

Management has definitely gotten worse since we moved in. The old manager Tina would drive around she knew everyones name. Now we rarely see the manager. Actually had no idea it had changed. Definitely nothing in the park for kids to do. One maintenance guy is extremely rude cusses people out the other one is very nice and does an excellent job. All in all it definitely could be a better place with more active management.

When I first moved here a few years ago everything was fine the management was fine and was living in a safe neighborhood but ever since weve got new management there are kids running around in peoples yard destroying property and getting away with it and when you report it to the office they dont even do anything about it we even got kids outside the trailer park who dont live here coming through the gate roaming down the street doing the exact same these kids do to other peoples property and the office doesnt even do anything about that either THERE WAS EVEN A STABBING!!! Im not sure about this safe neighborhood anymore

Theyre very selective when they enforce rules, and parking sucks. Its pretty quiet, but bicycles will disappear if left unlocked even in the day.

Here we sit yet once again without water It is 103 outside and I cant even drink water from my faucet, or take a shower, yet I am being charged for the water that is gushing out of the fire hydrants onto the pavement! There was no warning or notice that we were going to be without water. The management here is Poor at best. The favoritism is out of control The management here harasses disabled veterans and does not care about the safety of their residents. If u like random stabbings, ghetto punks, and No amenities. As well as going without water for days on end, then this is the place for you!The only reason I give them one star is because I had to in order to write review. Dont live here. It seems great at first, but this place is seriously horrible. My sister and I have rented from here for 3 years, and I hate it. First of all people come up on your property and steal stuff, or try to break into your car, or go through your belongings outside, all the time-which apparently isnt managements problem. Someone has even come into our home before (when we first moved in) and the management doesnt do anything, youll be lucky to even get a call back. By the way, management is a JOKE. Theyve traded managers several times, and there have been a couple fine managers, but overall, theyre horrid. IF they call you back, they are condescending and rude. Theres never any negotiating if there is an issue. When I called and spoke with the current manager, she told me there was no truth to what I was complaining about, and I actually had to yell for her to stop Interuppting me ! They often charge for yard maintenance, whether or not you already cleaned your yard. They WILL NOT come fix anything in your house no matter how many times you have called it in. They are meant to do inspections once a quarter, to fix the house/check smoke alarms/etc.(per the lease agreement) and they come once in a blue moon, and all they do is change the air filters. Everyone else has trash literally sprawled across their yard and theyre mad we have toys outside ! When we had first moved in, the manager had accused us of selling drugs because we had too much traffic. There is one resident that begs for money and walks around the streets in front of cars! And more than us have had problems, several friends/neighbors have come and gone from here for there own issues. Overall, this place is not worth it. I know places with always have a few bad reviews and you think, you cant please everyone, its probably not that bad, but this place is the WORST.

Ok. Im not gonna say its perfect right now got a couple questions to clear up, but they always get cleared up and Ive been here 4 years. I actually enjoy living here. Ive got good neighbors. Im within a 5 mile shopping /eating frenzy just about anything I could want. Ive had a sewer backup, I turned off my water, called the office and they had someone out here the same night. And since the bug guy comes no bugs especially ants in my home. Ive always been treated with kindness and respect.

Currently live here now. If I could rate a 0 I definitely would. Office is unorganized and maintenance guy at lot #116 is very disrespectful. Cussing at kids with extreme foul language. Neighbors complain constantly about NOTHING. This will be our last resort and I recommend people to not choose this spot of living.

Sometimes its great other times not so. Rules do not apply to all only certain people. Office isnt always open during business hours.

* Cost of rent plus BS fees, double taxes, etc. = A house with double Sq.Ft., yard and garage*Poor insulation means INSANE ($400+) electric bills for 1,000sq.ft. (Winter: 70°, Summer 80°)* Druggies/Drunks hanging out outside on the streets*Homeless people roam around looking for stuff to grab* Office is not always open during business hours. Staff shows up very late, takes extended lunches and leaves early.* Pool is rarely open. Just there for show.* TowTrucks patrol the area looking to tow anyone parked on the street - even GUESTS. 5min or 5hrs, doesnt matter, they will tow you.* Rules for yard weeds, trash, decor, etc. are only enfored on SOME people (Steep fees for each of these and you can not appeal)*Major bug problems in some units.

They dont even deserve 1 star but its the only way to give a review. The worst experience I have ever had. We lived there for almost 2 years. We told them multiple times we wanted to do a month to month lease. When it came time to move they said that since month to month wasnt in their computer system we would be breaking our lease. When we put in a complaint about it the manager said he would fix it and said there would be no problems with us moving. When it came time for us to get our deposit back they had not only charged us for Junes rent when our vacate date was may 31st but also kept the deposit saying we broke the lease. We left that house in outstanding condition and they werent able to charge us for any actual damages. The yes communities are money hungry liers and will do whatever they want to rob you of your money! Moving into this community was a huge mistake and I highly recommend not living here especially if you have children they are not a family friendly community!!!

If I could place a negative, I certainly would. Made a 3:30 appointment to look at 7 places they had available on their website. Drove in rush hour traffic, bumper to bumper only to be met by a woman who could have cared less to help anyone. She was more concerned about laughing and flirting with the guy in the office. I was told that they are full and would only have new ones available in 3 weeks for a much higher price. Whats worse is I made the appointment at 7am that morning. An email or phone call would have been nice to let me know. Not to mention how ghetto the area has become. They sure dont show that in the pictures. WOW!!! Im glad I dont run my business like this. Needless to say, I would be out of business very quickly. But hey, maybe they have all they need for now but when the market turns, I hope they can float because if they treat the tenants the way they treat potential tenants/homebuyers, than watch the real good people who live here say good riddance! The only thing that comes to mind is FALSE ADVERTISING! Dont waste your time. They drag you in because of the great pricing shown on the website only to tell you their new ones go for over $1,015 per month!

Why would you call a tow truck on your neighbors and their guest instead of asking them not to park there. Last night many cars were towed. Why would a business want to jeopardize their customers livelihood?

The cliche yes, all the jokes so very true when you speak of a mobile home park. Rosewood Estates in particular is the exact example of that. 4 years ago was quite nice, great stuff, I was painted the perfect future picture of being a homeowner . I was very excited that my on Time Rental lease payments would go towards my credibility after 6 months, to go ahead and buy the mobile home that I was Leasing. Not a bad deal for becoming first time homeowner. The amenities have always been horrible but we do the best we can with what we have. There was lots of talks in the office of new playground upgraded accommodations for the residence lots of broken promises of fixing things in the home that were broken Etc. We did have some really great Neighbors. Unfortunately neither of those neighbors live here anymore and they were both home owners very good people . Today the turnaround in these homes are unbelievable . The last six months the worst people are moving in and moving out, moving in moving and out. I do know? The office staff used to do background check for criminals, but I can honestly tell you this there is no way half of the people coming in here would have qualified. These people are living here for 2 and 3 months at a time oh, you may see your neighbor with one other person all of a sudden there looks like 10 people there then the next thing you know you have new neighbors. Lots of after-hours chaos, lots of damage, rule-breakers, yes lots of favoritism and lots of one nationality being moved in. the pool got shut down for vandalism and it is one of the only amenities we are able to take advantage of. If you have children, there is nowhere for them to go play. And there are lots of kids living here? The old manager attempted to create a cute Library outdoor box that you could borrow a book and return a book for free also they used to have an after school program that would help kids with their homework in the office. Due to management change and the change and type of people moving in here some one has vandalized and destroyed the cute Library box. These are the people that are living here, they are stealing from some of our mobile homes. I have no idea if they live here but, office doesnt seem to be concerned with them, this is a gated community??? There were some older kids standing in the entry. And people were trying to drive in and the kids would not move? Rocks thrown in the street and in the pool . I dont even recognize some of my neighbors anymore, so I cannot judge I have no idea if they are tenants or not. Besides you know that they are dealing in drugs lots of traffic very intimidated looking almost like Glendale apartment living. with the gangs when we were renting an apartment . Late this morning approximately 10:30 a.m. there was a stabbing a woman entering her home to be greeted by unexpected guests the men in her home beat her and stabbed her badly. When people tried to go to the office to find out information on if the girl was okay and what was happening the staff locked the door, locked themselves inside the office and refused to answer any questions responding just let the cops handle it. What kind of property management runs and hides when her community is in a devastating moment and people are scared. Lots of confusion. If you have other options I would highly recommend to seek and investigate what those are. Take note in comparison with what you get here. Anybody can definitely afford a nicer well-kept place with friendly professional people that come to work daily and are there to answer any questions or help when you have issues with your home. You can certainly understand when things go to s*** but usually thats when a community comes together to watch out for each other. If you want to notice the value of your money I recommend lease elsewhere. We can talk all day about how unfortunate of a turn this place took so Ill end with this. The nicest thing I can say about this place is really good location.
