The residents are nice and helpful. Its always quiet and the grounds are kept clean. My stay here has been delightful so far.

All in all this is a good place to live. I have lived here nine years. Usually it is quite until the children start roaming the streets. The office has come under new management but still requires either check or money order, it is 2019 they need to learn about electronic money collection.

Not real pleased with the park at all,it seems like they want to get people out and brand new trailers and younger people in its worse than have a homeowners association. We ad homeowners have no say and when there are complaints they dont ever answer them but if you kiss their buts they send you a thank you and kiss your butt

I like it here ( A place to live) but i do think they pick on certain people. I go to work mind my own business and try to pay on time.

Its a quaint little park my mom lives in. The neighbors are very nice. A little expensive but great for retired folks.

Worst place to live ever, the office staff are like the Gestapo and the park is Nazi Germany...... the office staff are rude and have no sense of cooperation. I just did over $9K dollars in work on the outside of my home and they keep hanging harassing notices on my door to fix this and that..... not to mention that everytime the send out a new 1 it has something else they want me to do and this is you think that the idiot who is going out and inspecting the homes would be able to inspect the right way the 1st time but I guess thats what happens when you have incompetent employees working for you. Ive lived in this park since 2003 and had no issues with the previous office staff and it was so much better when the old company owned the park.

Do not waste your time or money getting into this place. The management is terrible. They get you in there and constantly nit pick on everything. Think long and hard because they will make your life miserable!!!!

From what ive seen a very nice little neighborhood with friendly neighbors. Very appealing to the eye and well kept up with all around. Had a great time while i was there.

It is a horrible place to live. My kids and I are currently being discriminated against. They are currently treating drug dealers families better then ours in my opinion. I was just told that my son looks like a kid on a video rummaging through a car. What exactly does that mean. My children have never been arrested. The white kids here have criminal records and when u show them proof they act like you are wrong for not risking your own safety or your own childrens safety. They have an increasing level of violence here. I feel bad for the elderly people. The new management has very poor people and communication skills. She is also very rude. If u have bi racial children or black children I would highly recommend finding somewhere else to live. Every time something happens here they blame it on the kids across the highway and never investigate anything. They believe hear say and not facts. I have been here 6 years. 3 rental managers later they have yet to do anything positive for our youth or elderly people here. They dont do their jobs and then want to fault the tenants. There was a 36% water bill increase this year already. I could go on for days but honestly believe what u want.

Nice area alot of stores and places to eat.

This community would rather your children stay inside to play video games and do drugs, instead of having things to play with outside. Banning Basketball hoops and swing sets? These people hate your children. Theres no good reason for these rules, otherwise.

Beautiful peaceful Quiet Area

One of the absolute worst mobile home parks you could live in. Littered with drugs and crime, unruly kids no one pays attention to. The office has some of the worst property managers you could ever see. Literally living under a slum lord would be better than dealing with these incompetent people. They lose money, do not properly alert tenants when problems arise such as the entire park not having water for days on end, if a neighbor was to say you did something (you didnt do), youre labeled guilty automatically. They will charge you $65 saying they cut your grass when they never did. The water taste like pool water constantly. If damage happens to your home because of their mess up on the outside (water lines, power etc) and them not notifying you properly its still on you to fix. Best advice, dont ever live here. You will not enjoy it!!

Good atmosphere and affordable

I had the worst experience trying to purchase a home there!!! I have been looking to buy a home and i thought this mobile home park would be perfect for my small family since they have a pool and park. I ended up paying for a background and credit check to get approval to purchase a home there.Then we got approved and we have been to a few open houses. I told him my budget and I was interested in a fixer upper. I never got any call backs,instead I ended up calling them and still didnt get a call back. The front desk is also no help. Then when I finally found another home being sold in their community by a home owner, all the sudden this community sends me a letter saying if I move here that I will have to pay over $1,400 for security and office fees?? I understand the security for their lot that i would of rented but this was just too steep.I have lived in a MHP before and never once had to pay this outrageous amount they were asking. Never mind!!! So I strongly suggest you do your math and expect horrible services from them.DO NOT MOVE THERE!!!!!!!!!!!!

Excellent Place to Live

Worst place to live not family friendly at all. The so called management dont do anything to fix things, stray cats everywhere, as well as water leaks, horrible place DONT MOVE HERE especially if you have children. No basketball hoops, no bike riding, no skateboarding, nothing for the kids to do.Its so sad.

My friend lives there. When I found out how much the ground rent was I was very frankly shocked.

Ive lived here for 5 years and will have to say that I dont mind it. New management and ownership deserve a high rating, unless proven to be otherwise! I was given the oppertunity here, that my family really needed during a struggle. We are now comfortable and home owners. Thanks for everything HMV

Well kept property

Unprofessional, dont give tenants 30 day notices to any increases in rent or water, lack of communication, dont accept pitbull registers service dogs ! Charge diff tenants diff prices for water depending on if they like you or not !!!! They are very incompetent and dont know how to run the park or the business itself ! New management is very un knowledgeable and dont know what shes doing .. Tiffany and Chrissy talked to their tenants like POS

If someone calls and reports you even if it wasnt you they dont care. A lady complained that I parked in front of someones house. Yet I had permission from that resident. Then a white dog was running around yet do I have a white dog? No. Then supposedly I dumped dead crabs into a vacant trash can. They dont care if you didnt do it even after you tell them it wasnt you they said they have to follow up anyway then wouldnt re new my lease because of all the complaints. They also complained about my 45lb lab but say nothing to the people who lived here for years with pitbulls huge boxers etc. They will find any little thing wrong with the condition of your trailer and have you fix it or fine you for it. They mailed me a letter for rusty screws in the winter. And in the middle of winter wanted me to power wash my trailer. Then they told me my sons bikes and riding toys couldnt be on my porch only a grill and patio furniture. They are too picky especially with a neighbor hood that has nothing but dope addicts .( and always lock your doors kids steal from cars all night long had someone break in threw the window someone even took the window off my shed to take things..)They then give you 30 days to sell your trailer if you dont they keep it. So your out of money if you cant sell it that fast for the price you need even if you owe money on it.tried giving it to family and they said i couldnt and refused to approve anyine who applied to move in to my trailer. Its a scam. Dont waste your time cheap trailers but itll cost you a lot more in the long run. Not to mention they took my trailer with out even going to going to court and filing for an eviction then charged me for living their until April when I moved out when my lease was up in December LOL charged me electric and everything when i changed it the day i moved to my new place. then took all my property out the trailer and decided the washer and dryer the paint and air conditioning units where suddenly not mine? Lol ! They mailed me a demolishing letter about destroying the trailer to the trailer knowing I dont live their yet mailed everything else to the right address ? And the trailer is still their and now being sold for 20k on Zillow This place is a SET UP

Rent increase every year since Ive moved in. Rent has to be mailed in or dropped off at a different trailer park, 45 miles away. Received eviction notices with my address that were meant for other people. .. they wrote MY address on someone elses eviction notice! Glad I wasnt on vacation. $5 fee each day if you want to bring a friend to their swimming pool. Park can charge you $60 without notice if your grass gets too tall by their standards. Leasing office staff is rude, unorganized. They lost the copy of the title I gave them and requested another one by mail. Contacting management requires something in writing; and you never receive a call back, always a written response. Also received a letter from HV stating Someone is living in your home that is not registered on your lease.. how would they know? I went to them and demanded answers, I live alone. They stated We have to respond to all complaints. They did not check with me on the validity of the complaint before requesting action. Completely unprofessional.Sherriffs office patrols the park by HVs request. Patrols seems to mean hiding around corners and ticketing tenants for making rolling stops through unnecessarily placed stop signs.

Quite possibly the worst management staff I’ve ever come across. They are not willing to talk to you at all and are very snobby and rude. If I could go lower than 1 Star I would
