The location of the park is the best in town with easy walking and biking access to the river trail and downtown. The private island is also a huge asset. Its great bang for your buck.I really appreciate the appearance of the park as well. There is an eclectic mix of vintage trailers, tiny homes, a historic log cabin, and newer manufactured homes. Residents do a good job keeping the exterior of their homes tidy while management is continually working to beautify the common areas with landscaping, signage, seasonal flowers, and built features like the new community garden.Most of all, I really enjoy the community of residents at the park. It is a very diverse group of families, young couples, single residents, retirees and all are welcoming and friendly. Ive had great conversations with the musicians, teachers, tiny home enthusiasts, artists, FLC staff, medical professionals, and service professionals who live in this park. Its definitely my neighbors that make me feel at home here.

I lived here for 20 years and never once paid a late rent, I tried repeatedly to work with them as the Herald article notes. I ended up in a year and a half legal battle that was settled by them having to pay me $25,000 to leave. We feel certain they spent much more than that on lawyers.These new owners really are unbelievable! Ive seen them repeatedly intimidate people out of their trailers then resell the trailers at a profit! One they got w/ intimidation for $3000 then resold it two months later for some $17,900!They come on nice but are manipulative in the extreme! The owners husband goes off on people in screaming jags, threatening people, myself included. He raised my rent 50% and wouldnt reduce it when I bent over backwards to please them. The reason he wouldnt lower my rent I was told at a meeting by him Dan Smith on Feb. 14th 2016? You didnt have your tail between your legs He was so belligerent,..changing the rules and arbitrary I decided to record his comments, and that made all the difference. Rent increases due to retribution is illegal in Colorado. Shannon Brook is his wife, .... and she is OK to deal with,.. she tied to get Dan to stop his but it did no good. Their reviews of potential renters is also VERY controlling, ...it is more common to be rejected which makes buying a place here even more difficult. Given the way I was treated repeatedly by Dan I decided to record him. (legal in Colorado) Ive never recorded anyone before my meeting w/ Dan. Im glad I did, t made a huge difference in proving retribution. IF you buy a place here guard yourself in the extreme! The people who live here all know what it is like but are afraid to make negative comments for fear of retribution. The positive comments,..are new people who have yet to find out. It is a great location,..till they sell if for condos.

The island and river is a sanctuary for us, and we have so enjoyed growing our own food alongside our neighbors in the community garden.

My husband and I have lived in Island Cove Park for about 26 years. It has truly been a wonderful place to call home from the first day we arrived. The natural beauty throughout and surrounding the park, and nearby island, is so lovely and quite remarkable. Its amazing to live in such a secluded area, yet be in walking distance to downtown Durango. We feel so fortunate and blessed to have had the opportunity to enjoy such an ideal setting for all these years. We are also very grateful to the most recent owners of Island Cove, Shannon and Dan. They have invested a great deal of their time and resources to make such significant enhancements to the park, and have been so gracious to us as we have made efforts to keep our home looking its best; for our own benefit and for that of the entire community. Our experience has been that they truly care about keeping Island Cove a most beautiful place for all to enjoy. That takes commitment; and a willingness to invest their time, care and financial resources into helping make our lives better. They, as well as the park manager, Mark, are very approachable and caring, which is so comforting. THANK YOU Shannon, Dan and Mark:) Without reservation, we would HIGHLY RECOMMEND Island Cove Park as a place to live!

Hello!My wife and I have been island cove residents for about 6 years now.Ill start by saying that we absolutely love being at Island Cove.It is impossible to beat the location, the island and the affordability for us.We are within walking distance of Main ave, the river-trail, countless hiking trails and Chapman Hill Ski area.We have lived here through the transition between owners.The trade-off was abrupt at first, the new owners poured a lot of resources into renovating the park.At first these changes were jarring and we thought that that all the yard work and construction would never end.Many of the overgrowth and trees had been cut back considerably and changed the feel of the park. Much of the wildlife that lived in the area had been scarred off during this time as well (something that I think everyone at IC really enjoys).That was in the beginning, but after all the dust has settled we can see now that all the work in renovation has really been an improvement to Island Cove. The park had fallen into disrepair and the new owners Dan and Shannon have really put a lot of work into fixing the place up.The deer came back, the trees filled out again and the park looks great.We really enjoy our lives here at Island Cove, and have never had any issues or conflict with the new owners (admittedly the park manager Mark can be a bit intimidating). Things weve learned, keep a tidy space and go through due process on housework and renovation. Shannon and Dan have always approached us with respect and integrity.In closing, Island Cove is a beautiful, affordable and safe place to live.We very much trust and enjoy all of our neighbors and are so grateful to be a part of this little community!

I love living here and can easily say it’s been the best experience I’ve had in my eight years of renting in Durango. The park management is exactly what you want from your landlords; they respond immediately to any problems or issues, and leave tenants alone otherwise. The property is calm and peaceful, the island is beautiful and the sense of quiet community is worth every penny. I have truly loved my year here and am sad to be moving on!

After being promised the new owners wouldnt change anything, they changed everything. Not only did they selectively hike rent for individuals, raise our cost of living by increasing our bills and rent, disallow us to even decorate our homes by our own choosing, and destroyed the beautiful island, but I just heard on the news this morning that Island Cove Park has been approved for town home construction. I knew it was their plans all along to run us all out of there so they could build rich people housing instead of letting us low income folks enjoy our spot along the river. Just goes to show, no one really cares about the little guys.

The current owners explicitly engage in intimidation, threats, relentless badgering, and inconsistent expectations. I observed them engage in coercion and in multiple cases blocked owners from selling their trailers and then low balled them and then flipped them for way more. Be prepared for strict rules that do not allow for any landscaping or bikes or paddle boards or kids toys or anything fun to be outside. Felt a bit like being on a military base with harsh sargeants. Multiple residents experienced in-person fits of rage from owner. Very nice location but very difficult management.
