I am at the BRIDGE CITY, TX location and have been dealing with IMPACT COMMUNITIES since they took over this mobile home park a few years ago. My family has been here for 10 plus years due to hurricane Harvey taking the home. This Company is AWFUL to deal with. They are harassing us over “fees” that, first of all, never should of occurred and second, still have not been explained. Every time an agreement is met with one person a new person comes in so they can say they didn’t make that agreement. We are current in rent however we are being literally harassed by Sadie Toney. Sadie herself assured me that the unknown forces that run this place above her would be calling me yet still haven’t heard anything and this is going on a month. So as I have looked up this company I have discovered that they come in, raise rent enormously and scare and bully the older residents and basically make them sign a 64 page lease. 64 pages!!!! I didn’t sign that when I bought a new home, car, I would never sign a 64 page lease agreement!!! Anywhere, ever. One lady had been on property for 31 years and had to move because of the increase and no one to help her (had I only known I assure you she would still be here)!!! So they move in scare the older tenants out steal their homes because the residents can’t afford to do anything about it!!! I’m over it I’m calling the BBB, figuring out how to file a class action lawsuit and figure out who these people are because they are doing this ALL OVER THE COUNTRY TO INNOCENT PEOPLE THAT DONT DESERVE IT. The new management have raised lot rent a little and are charging us for city water that is still well water. And I still havent seen the water test report I requested. Later I was told by someone in the office when I called not to trust the drinking water for making bottles to feed my child. The water bill is a scam they have the neighbor the bill for the month and a notice with different amounts on each. They need to fix the huge pot holes everywhere I blew out a tire on one and ripped off my exhaust on another. I mean these potholes are deep! At one time I felt sorry for the people that have taken over for this place but I dont anymore they have had more than enough time. There is a runoff drain at the end of my street that is approximately 3 ft wide with no cover on it, its wide enough for a little kid to slide down. The maintenance and office people are constantly on your case about keeping your yard cleaned even though when they pull a new trailer they leave big piles of garbage laying all over the place and thats okay. Not to mention one of the ladies that works in the office who son was a maintenance worker for the park got caught selling marijuana to minors. Ive lived here for 31 years and my dad has been here even longer.

Very quiet and respectful neighbors around me. Rent is a little high, however not as high as 2-3 bedroom apartments. Stephanie is the OFFICE MANAGER very nice lady! Very helpful and always polite. willing to help others the best way she can. I believe she is a very respectful lady who is just trying to do her Job.

If I could pick 10 stars or more thats what I would make it from all the things that have been done and are continuing to be done to improve the parks community. Keep up the great work you all are doing. Hats off to the owner and all of you. for making this a better place to live and call home.awesome place to live. lived here for 20 plus years and then some. Park Manager is very professional and polite, promptly addresses issues that may arise within the park. The staff is very friendly and polite. always been a great place to live. and getting better it seems. like as soon as the new company took over they removed all the dead trees, Hired an outside water control operator and started treating the water here which hasnt ever been done. Repaired and fixed the roads, had a private company in here for weeks lining the pipes to get ready for city water hook ups, which will be great. unlike the previous owner who did basically nothing to improve the park. He didnt even have the water treated. it was bad until now.They Had brought in new homes to replace some of the very older homes that were falling apart, to better the park and make it look much better. so I would recommend to anyone looking for a great place to live very nice homes, and very affordable.

Great experience overall. Kristina did a great job of showing me around the park and some of the different units they had available. Overall there are some really nice homes that they are selling and if you are interested I would highly consider contacting Kristina. She’s very helpful and can solve your problems.

I wouldnt even give this place one star but i had to. My wife and i have been living here 10+ years and since new management has taken over rent has gone up 200%. There have been little improvement made to the park and more and more restrictions put on us. Its beginning to feel like a prison. I would not recommend living here at all!!

We love our home-we bought new. We loved working with Kristina in the office. We are very disappointed that we don’t have city water yet. The well water is disgusting and is not drinkable. We have to buy our drinking water. The water ruins all of our dishes and clothes. The streets are in pretty bad shape.

We worked with Kristina at the table mound trailer park and my experience was nothing but the best! she made the process very simple for me on my end and i would recommend them any one! 5 out 5 stars!

Great location. Community members seem to get along well. Not liking the idea of the dogs being allowed mostly because some owners do not clean up after their pet. The rent increases are not justified. Management picks and chooses who they make follow the rules. Forcing renters to sign illegal leases. Corporation keeps changing name and contact information. Can never get ahold of or answers from higher ups. Really wish I could give negative stars.

Recently purchased a home in the park. I absolutely love my place and the price was very reasonable. The park has done a great job communicating with me and I’m very appreciative of that.The only reason I could not give 5 stars is due to being promised internet and cable services by the park that have yet to be installed after having lived there for almost 30 days now.

Nice mobile home park. I looked at some beautiful new mobile homes a few months ago. The park is very clean and in an excellent location.

FYI there is not one person that left a 5 star review from table mound park in Dubuque Iowa. If there is a 5 star review it is a lie made up by the owners or one of there employees or friends. All the 4 and 5 star reviews are a lie i would not recommend living here

Recently moved in here, Kristina was very helpful with helping me finding the home that I wanted in my price range.

As a local city councilman I can testify to the high number of people who are vocalizing serious concerns with this park; rapidly escalating rents, unreasonable water fees, water quality issues, poor management, etc.Dig a little deeper into the 5 star reviews and you will notice that the same profiles have placed high reviews on multiple other mobile home parks spanning multiple states within the same review time frame. This is the type of dishonesty we have come to expect from this nationwide mobile home park conglomerate.

If I could give no stars that would describe this place. As of December 3 we as a park have no rent statement for the month of December. The rent is do on the 1st and will be late as of the 5th. The company is so poor that runs this park they can’t even get the rent statement out in a timely fashion. This is the second month they have not had statements ready. Now if your late it’s a $50.00 late fee. Stay away/ this place is run by liars and thieves!!

-Lot Rent is up $150 since the new owners have taken over.-They have promised to fix up the park, get us (drinkable) city water, among many other things and none of it has happened.-The water is so hard in table mound 1 that it really isnt drinkable--made my creamer curdle in my coffee, wish I were kidding.-The new lease now is requiring a $200 fee per dog from what I hear... If you are going to charge the same cost for lot rent as alpine park (if not more!!), then get this place looking NICE like alpine and stick to your word and fix it up! They paved the other side of the park all throughout. Table Mound 1 remains untouched with potholes galore.They also removed a tree on my lot and left two deep giant grooves through my yard from tires on the machinery and never fixed it. Too focused on turning out trailers so they can make a quick buck to focus on those of us that have lived here for years and pay our rent in a timely manner... Over it!

Thought I’d love it up here again .. lived here in 2016. Since the lot rent has nearly doubled and they recently were going to put a park up and that hasn’t gotten done. We get charged city water prices for well water. Yesterday someone went under my home that I OWN and gave me no notice cracked my siding and the office don’t know who did it.. pretty upsetting. I have been trying to get a huge tree stump removed out of my yard also and they have took over 2 months to even mark the pipes on the ground.. I know I will not be here long... mostly since no one is aware who was under my home.. also they are changing the lease . HAHAAA BOGUS

Do not rent from here. Beware the rent is going up so high and the place looks like a dump.

Office people friendly enough, however when told them that their trailer was infested with fleas and if they took care of that problem I would buy it. Their reply was previously they been in there and hadnt noticed any, that we probably stired them up.

They are constantly raising lot rent in the last 3 years ive lived here. We have enjoyed living here but when we moved in it was almost half the cost per month.

Place is getting run down and the lot rent keeps going up. Not worth it to live there and up until last month a female that used to live there that would send her kids to bed naked so her husband could go in and touch them! Thats the kind of people that they let live there so DONT DO IT!

I changed my rating of 4 star rating to only 1 star today, because they keep charging me for lot rent that I am no longer responsible for.

Lot rent has went up over $150 since the new owners, and charging new tenants almost double. (Close to $400 lot rent now!) Charging us city prices for well water. They never ever salt the roads, which makes it practically impossible for anybody to get up Vanderbilt street. VERY unsafe and there is nothing you can do if you live on the bottom of the hill. There has also been numerous reports of people using illegal hunting traps and killing the local cats. This place has gone extremely downhill. Photo posted of Vanderbilt street covered in ice for the past 3 days now. Not a SINGLE salt truck!

New owners have raised lot rent prices twice now and nothing has been repaired. Huge potholes in the roads, 2 of them right in the entrance. They are horrible at plowing the roads with all the snow storms we have been having. They won’t plow until around 3pm every single time which makes it impossible to leave the park.

Price hikes squeezing the middle class out of there money knowing people own there homes and it costs up to 5000 dollars to move out. Raising lot rent 90 more dollars a month and charging for water, sewage and trash pick up for false promises for repairs of the trailer park! Update new owners have owened the trailer park for less then a year and are raising rates another twenty five dollars on top of there initially raised rates. At this point its cheaper to buy a house, the mortgage payments would be cheaper then the lot rent.
