If I could give -5 stars I would this place is horrible I know someone that moved in and her pilot light would blow out every time the wind blew hello its Cheyenne the manager was told over and over and she never did anything after calling again the maintenance men were sent over they looked at it went to get parts and never returned she went all Winter with this BS finally she told housing and finally the maintenance man came over and brought two space heaters and told her they will fix it when the warm weather comes dont rent there its disgusting.
This trailer park is the trailer park and just managed fairly well prices for lot rent are reasonable comprable to other things within the city
My family and I attempted to purchase a mobile home here from a individual. It went pretty well till we ran into linda and ladonna, these are two of the nastiest, rude and disrespectful women you will ever meet or deal with. They told us we could not purchase the mobile home, made the owner give us the down payment back and then refused us t9 even live on the property because my 12 year old son is disabled and on disability. They would not accept his income even though it is to provide and take care of him and according to the federal government we CAN list and use that as income because it is for his living expenses and situation. They are very racist as we also found out against the Hispanic people living there which we actually heard racial slurs from them in the office and told by a hispanic lady living in the community. Do not at any cost rent, but or live anywhere these people are as you will regret it I am sure.

This small mobile park/property changed ownership late 2016. Immediately the park looked like the move was good for tennants.. The property was cleaned up as far as tree trimming, removsl of dead timber, and basic cleanup of a few vacant lots. But monthly lot rent were raised, immediately, due to an alleged water sur.charge,?? this done even though individual lots have no water meters to accurately itemize individual usage. The owner himself had a number of leaks in his own personal trailer where resides which were brought to his attention by persons working on remodelling. There water leaks detected underground, and theres no doubt water leaks in any one of the older structures in the park. Many which have been never been considered or investigated. Tenants really have no choice but to run their water 24/7 during extreme cold spells or have no water at all as a result of freezing. Its been the practice for decades and never bothered the previous ownership. Now The Tennants are paying a portion of the water bill thats always been included in the lot rent along with garbage removal So now the property owner along with the water company get paid for the water usage by who knows? No one. Tennants also immediately incurred new charges if they own a dog, which the property owner openly expresses a dislike for, a fear of, and even carries around a big stick upon entering yards with dogs. New fees of $25 per dog per month were imposed and anything that looked closed a pit bull was disallowed due to alleged new insurance policy guidelines. The plan, as the park owner was bragging, was get rid of certain tennants with dogs, by driving up the rent so high that they couldnt afford it. -Looks like its working. One tennant who lived in the park for a long time with two dogs,, now gone. Unoccupied still. Another soon to be gone. Another had a dog of theirs mysteriously beaten to death after it somehow escaped from its fenced yard. Guess who lives next door? Slowly, the park will lose its tennants. And maybe thats the property investors plan. There are trailers in the park that need to be condemned. There has been unlawful attempts to charge or accept rent money for trailers that are inhabitable. . . Problems such as no gas heat, no windows, no gas stove, no working hot water heater, and/or no water. Threats and intimidation methods hav been used on tennants that negatively affect the safety and well being of young children have been attempted. Also threats to evict to avoid expenses such as replacing a broken hot water heater. Phony eviction notices placed on tennants doors. Its an old mobile home park thats had its usual expected problems due to Tennants who are in a low socio economic status, but relatively quiet and with big lots. It was a very profitable trailer for the previous long term owner, that has now been tampered with and and is owned and ran by a greedy, dishonest, hypocritical, unethical, slumlord wanna-be. This dude has absolutely nothing in mind but to serve himself; even if it means violating the law or Tennants rights. Not to mention ruining anothers investment. . a gift dropped right in his lap according unnamed sources.
Terrible property management. Ladonna is a nasty woman to deal with. Overall a terrible place to live. Id never go back.
