Ive been visiting this park for the past 12 years. I have several friends current and former who lived there. Ive considered on a couple occasions moving, in glad I waited. The park is not as welcoming as it once was. I love the trees throughout the park. Now that most of the trees are gone, I empathize with the residents. Its not as impressive. Its hotter in the summer and colder in the winter. Good place to visit.

I’ve seen a lot of manufactured home parks in the Portland metro area because of my work and this is by far, the cleanest, most peaceful park. Nobody, that I know of, has a pool, a such a quiet atmosphere, and scheduled activities. The homes are well kept, so are the yards. The neighbors get along well and they look out for each other. I was pleasantly surprised. As soon as I started down the road to the park I could tell that it was very nice.

Im looking to buy a mobile home soon so i decided to drive through this place and as i was driving in you can see the back yards of some of the homes and they were filled with junk piled up in back yards. Drove through property houses very close together not much privacy. And saw some scetchy people hanging outside. Dont think this place looks to safe. Looks a little run down..

If any women live in the area do not walk around alone. My partner was walking around with our daughter and a Hispanic worker on a white golf cart chose to spend his time stalking my partner and trying to figure out where she lived. That is extremely unacceptable. We should be aloud to enjoy our common areas in peace and not be harassed. This needs to get addressed immediately!

This place has gone up and down. There hasnt been stability in this place in over a decade. Since living here ive met all sorts of different walks of life. Out of all the parks around, this place looked the most appealing. My dad (R.I.P), chose it to settle down at. Though the price goes up it isnt expensive. Its fairly affordable. The atmosphere here has been troubling at times. There was wildness just before I moved in here. Things settled down and then we experienced several administrative complexities which has stained almost all the residents opinions and shaped the emotions they feel for this establishment. I strongly feel that Cal-AM Properties has focused more on making money then they do respecting and sympathizing with the residents who pay them. A refresher course in Public Relations would do wonders.Hire workers that know what diversity is, Who know what customer service is.And get some real freaking security..

The wifi is private. The sauna is absolutely great! The gym amenities are decent. Staff is friendly!

Not to good keep Changing the rules.

The place is okay ive been living here with my fam 10+ years managers constantly changing staff is nice only when needed. they also have a habit of TURNING OFF THE WATER WITH OUT ANY NOTICE! and have done this way more times then when they have actually give us a heads up when they will be turning off the water. Cut down so many trees the place looks boring then when it used to when it had all the trees.

This is such a peaceful place, neighbors are so kind! Sucks that they take cars after 10:00pm but it’s just rules! There’s no stealing, smoking crazy, and drinking crazy. (Not that I’ve experienced living here 5 years) they keep everything soo clean, they don’t like stuff storaged around you’re home because it’s obviously not storage! House comes w it’s little room for you to storage your garden tools or whatever you’d like!!

This place!... OMG! It is the most amazing place to live! I just was given a tour of the facilities by Kim and this place is the best place to call home hands down! They have great things open to residents such as gym and reading room or have events in event room. Theres a sauna and Pool Hall and Swimming Pool! The one thing that wasnt perfect is that even after you buy the houses here if you want to move you cant pay to have your house moved like other manufacture parks let you. They make you sell your house back to the park owner or the next people who are going to live there. I think fundamentally that Is a problem with the contracts they use or their policy or something.. but that doesnt make this place not the best place ever! I still think this is the best place to live ever! As long as you plan on staying here forever dont worry its not like your gonna want to leave anyway! *****

I had no idea this community even existed! This might be one of the few affordable areas left in the Greater PDX (Hillsboro) area. Its quiet, clean, tree-lined and conveniently located.

This is the worst place. They sell poorly made houses, they lie, they dont respect your rights, they dont allow you to have AC. This is a company that only cares about making money. They treat us like merchandise, not like people. But because its such a big company they have a lot of judges that defend them. But Im glad to know that this company wont last for ever. But if we had a small idea of what a waits them, wed show them some mercy so that they can change.

Overall great neighborhood but if you own more than three cars I wouldn’t recommend this place. Pro Tow the towing company has an eye on you after 10pm. Trust me they’ll tow your car even though it’s parked on front of your home. Got mine towed at 10:10pm and had to pay 479$. Oh and staff isn’t that great. Oh, also I got one of my cars stolen and they didn’t even look surprised. Please don’t park your car in the parking spaces if you know it can be easily stolen; I also filed a report with the police. I just recently got my Mini Van stolen while parked in one of the public parking for the neighborhood.

This place is really nice but its really sad that they are taking down the trees and not planting more and they have the nerv to do it when the Amazon forest is burning in to ashses

A lot of fights or bad things go down every now and then kids are a lil out of hand in the middle of the streets kicking balls and just getting in ur way while driving but its ok

Heavy equipment noise harassment from 6:30 in the morning to whatever time they feel like . All I can hear all day is that loud noise and my house/ dishes vibrating. I would not wish this torture on anyone.If you like peace and quiet and some kinda integrity from a company this is not the place to even consider home.

Beautiful setting & homes!! Definitely not your typical mobile home park...or even manufactured home park.

Well I join with those who are upset and dismayed at the change in rules in this park. I do agree that many mobile homes needed clean up, which is fine, but to make them tear down fencing that is in perfectly good condition, and was there when they bought their place is unreasonable and unkind. We are elderly and have medical conditions of which has been explained to management with no action, phone calls interrupted and dropped by management so they dont have to deal with it. Our trees are beautiful and large and they want us to trim them to roof level, which is ridiculous, it wouldnt be a tree then, but it would cost us over $8,000.00 to do that or remove them. We cannot afford this change. We were told that our low lying junipers which are about a foot in diameter are weeds and must be removed, ridiculous! No one cares and no one is listening. We have been threatened by eviction if we dont comply by the end of August! I want to know where they think people have the money to come up with this in 30 days!!!!!!!!! pray for this park!

Heritage Village has wonderful people who help you with any questions you have in the main office, there are also two playgrounds for children, and whenever theres events the staff always make people feel welcome!!

Beautiful park, make sure you pick a good block with good neighbors some police activity but the area were in is great to retire or raise children

Went to look at the park, and the people in the office refused to answer many of my questions without making an appointment to see their newly built mobile homes. I made an appointment despite hesitancy. The gal was super late, and was really flaky and vague about almost every question I asked her.When I asked her point blank about the clean up project she got very defensive and repeated three times that the people who had been in the park a long time were happy about it and that everyone else was overreacting. I highly doubt this is true. I would have felt a lot better if shed just been honest about it, but I could tell I wasnt going to get any real answers out of her. Heck, it took asking her three times to get her to admit what wasnt an authorised paint colour. Too expensive and too sketchy for what it is. Avoid.

OMG me and my family are about to move here and it sounds like its not very good quality, We havent bought the house yet but we most likely will I should warn them to not move here... Although the houses are really nice, We are gonna move in the brand new one IDK what to do the house is nice but Your all saying its bad (T_T)

New management is unreasonable, making ridiculous demands of homeowners to conform to their stepford wives vision of a neighborhood.Community parties with obnoxious, invasive music go hours past when theyre supposed to. No one obeys traffic laws -- you will lose animals and be careful with kids.Theyre eviction happy now. Any little thing and they threaten eviction. Wish I could afford to move.

When I moved here this park was like living in a beautiful Oregon forest but the recent corporate decision to chop down most of the trees has left it looking like a pseudo CA desert town mobile home park. The Oregon charm is gone and it is ugly now.This community is owned by Cal-Am properties and the CEO Cory Suckert should be absolutely ashamed by the way the local and regional management conduct business and treat elderly residents who have lived here for over 20 years. Clearly Mr. Suckert has a master plan to remove long time residents and either sell the property or replace homes with those owned by Cal-Am or their affiliates. I may be wrong, but it definitely feels this way.I would not suggest purchasing or moving into this community without carefully reading all documents and having them reviewed by an attorney. This company handles business in a very shady fashion that will only benefit themselves...they care about profits, not people.

Parking at night sux if you cant fit all of your cars in your driveway by 11pm. Management will tow if you dont have a parking pass. Pain in ass but makes the parking open and theres no abandoned cars laying around.

The pretty drive into Heritage Village is quite deciving. Its not the nicest place on the inside, but there sure are some nice people in here. I spent ALOT of time in the houses of great friends here, gracias a mis amigos Hispanos.

They tow you with no warning. I been towed twice just visiting with family. Once was in less then two hours.

Horribly run, shared water bill not divided properly, strong armed the home owners in to cutting most of the trees down, wanna be gangs and hoodlums allowed to terrorize the residents.

Dont live here!!!!!! I would give this place no stars. This place is terrible theres alway police around here for criminal activity a lot of drug dealing here and new manager dont care about their people. They are making people who live here do unreasonable things to force them out so they can make profit. They have already made 3m profit from all the new houses and they are making unreasonable rule to kick out the people in older houses so they can get tear down the old houses and put up new ones for much profit for them. They really dont care about there people!!!!

Heritage does need a new management and new change of rules giving us noticed to clean up what they want outside our houses when we pay our bills and lot to live here... Heritage is unfair destroying our fences and telling us we have to go and fix it ourselfs or tare it down this is very ridiculous. Plus the new fence they built on the walls have no privacy at all i do not recomend moving here inless theres better management period. The photos they send everyone in the mail is rediculous

I have to give one star but Im positive I didnt want to!, This place doesnt deserve even a quarter of a star, heritage village is own by Cal-am corporation and have rude and unfriendly management staff, this month of July 2016 Cal-am are making rules about everything you should do or not do have or not have at your own home, and if the people dont do what they ask them they threatening with eviction, because they want the residents out with their home mobiles ASAP to have their space to place their new home mobiles they already have and have no space room for them, their main goal is to make lots of profit, so they are pushing everyones buttons to make them leave. Anyways today as I was visiting my folks I came to see their disable orderly neighbor struggling taking somethings out from her home to the large trash bins the management put outside for the residents to dump things they couldnt have outside their home anymore or worst all of the goodies they had out to have a barbecue like chairs tables and grills I was heart broken by seeing her crying she is one of many very upset persons for what heritage village own by Cal-am corporation are doing to everyone living here she told me that she like many of this people couldnt afford anyone to help her with all this things This money lovers heartless people make her do. Without any reimbursement Most of the people have to tear down their brand new fences making them lose lots of money from recently putting a bran new nice fence and they are making this people remove vegetables plants they usually grow to eat, that sucks and also denied rights to anyone to have chairs or barbecue grill outside they basically dont want anyone to have anything outside their own home they tell people to store it, I wounder where under the bed?? It will be impossible, and for residents who are living from pay check to pay check if their house is not recently painted to their taste of color, without any help at least a couple months of free rent to help a little with everyones budget to help pay some of the many new requirements this cal-am Corp wants. residents must find a way to get money to simply paint their house to an office approval color they dont let you decide what color you like and what your house needs to look better most importantly what you can afford. But what was shocking Is that this caL-am DICTATORS are forcing everyone to removed their cooling air conditioners away from the windows because they want the residents to have air conditioning installation when most likely no one can really afforded it, feeling so helpless Im asking my self what is going to happen with the olderly, the children as well on those high temperatures? Dont they know that not everyone has a budget to follow all of this rules? Why are they putting the most vulnerable into this type of dangerous silly rules everyone deserves to have whatever cooling equipment thats affordable to them. Dont they think about the HEAT WAVES that could be deathly to some. Last but not least this office stuff is THREATENING everyone with lawyers they already have, with eviction if they dont obey the NEW rules they will sued all the residents for not following this rules. Half or more than half the time we dont get our bills on time for rent and water and sewer. Also inconsistency in their rules enforcong them on some people and not others, they have many many verbal promises. They are digging trenches and leaving dirt/ cables everywhere, their employees cut my comcast cable because they digged without checking first comcast stated they have done that many times leaving people without services many times. I moved here a year ago an inspection was made of everything and now all of a sudden my house color and trees are not approved! If i would have known this i would have never moved into the park.
