Application for residency should be online so its easier to fill out.Here is my review after spending a month trying to get approved by the parks management.My credit score is ovet 700 had well over $200,000 from selling our families house on the southwest side of town and my fiances income. $$$ We bring home $4,800 a month and were denied.The application was over 30 pages no joke a hefty stack of papers indeed.Gave them copies of my bank statements. Proof of unemployment income. We make over $4,800 in income a month. Supplied 6 months of pays stubbs. A ton of bank records.Gave them a copy of the sell of the house from the title company. Copies of all social security cards and drivers license and registrations for our cars. Wrote a letter of intent.I waited almost 2 weeks to be denied they didnt even call me.Finally when I got someone on the phone. They wouldnt even tell me over the phone why I was denied!I got a letter in the mail that stating incomplete application, conflicting information.After they denied me I contested it but in the end I gave up because its way to much trouble to live there.I found out that they have a hostage situation over there and I feel so bad for the people who are stuck paying rent space.When I contested the denial letter that said the application was incomplete- they wanted a signed letter from my fiance stating she was going to move in and live with me. (like really we are applying together she is obviously going to live with me) oh yea the address on the pay stub was her moms address and her drivers license was different - (denied for that)Then they wanted a signed letter from her boss stating she was going to transfer down here and the date of the transfer.With no guarantee from the park on the approval we decided to have my fiance stay at her current job. Her boss is cool and wouldnt mind signing one but its just one more hoop to jump through.When it came down to the bank statements management said how do we know your not just going to spend that money heck- I even offered to pay a year of rent space ahead of time!About the application-First off the application is straight wack- there is not enough space on it. I filled one application out then they told me I had to split it up into two separate applications. I told management not to run them separate because obviously as a couple the chances of passing an underwriter would be significantly higher.I feel bad for all the people selling there home being held hostage by the park management.I wasnt good enough for the park apparently .Its pretty sad knowing that people have been trying to sale for well over a year.Without even living in the home. Just paying the parks rent space so sad. Straight hostage.Pros: The park looks great compared to the two other parks on the same main road.They dont charge an application fee. Id be pretty upset if I would have paid to be denied!Cons: Once you get in... You never get out. I feel like the only thing the sellers can do is - to move there homes out of the park but there are no plots of land with hookups in Bakersfield.I know because I was looking.Otherwise I would have bought a home and moved it.I hope you found my experience with this mobile home park informative and you understand what your getting into if you purchase a home here.
Lived here since 2005 I love it the best place privacy not a lot of cars driving through the neighborhood I love it managers are great take good care of all their people that live here its great wouldnt move if they even gave me another house somewhere else
Really nice place. Everyone owns their home which helps. Took a month to fully vet us for the park but thats ok. Like a old fashioned neighborhood in the 60s and 70s. Everyone knows or watches out for the other without drama . Pool is great. Clubhouse has activities. Its an all age park so theres a good mix of many ages and diverse backgrounds. Glad we found it.
Very nice property mgr, grounds are clean and very quiet. The night view of the city off of 178/morning Dr is absolutely amazing. One of the prettiest things Ive seen in town and makes the drive out here (only 20 mins but Im impatient) worth it every time. Every home has a pretty yard, the mobile homes are all very cute and cozy looking. Lots of community activities to do here they have a pool, pool tables, etc. I really like this place.
I knew this place existed but had never driven through it. This is a very nice, clean and quiet park with 258 spaces. All of the mobile homes are very nice on their outsides. As of the date of this post, the space rents range from $570 to $600 for new tenants. The tenant must earn at minimum 3.5 times the space rent.
Meticulously well kept location. Manager was well versed and very welcoming.
Its always very quiet and peaceful at this place. And I simply must mention how clean and uniform the entire park is.
Very comfy and warm to live in...its a Mayberry experience..
People are kind and willingly open their doors to you. Set a few appointments for home improvement.
Its quiet and clean and the residents are friendly and respectful. There are spectacular views here and the mobile homes are lovely, even if they are a bit cookie-cutter. All in all, this is the kind of area that Id think nothing of sending the kids outside to play unsupervised. Theyd be just fine.
