Owned by the bourgeoisie. 10/10 recommend overthrowing them and having residents collectively own the land.

SNOW REMOVAL IS TERRIBLE -they pile snow in your drive way and its as if it is on purpose-- its ripped the break lines out of SUVs in the park -- the rent increase yet the quality of maintenance is terrible- they can put new signs in, new flags, but cannot remove snow appropriately for handicap people ---Please …PLEASE.. do not pile snow in the drive way or at the apron of the drive If the snow can be removed up to the curb on the East side of the road, it equally should be removed on the West side of the road. There is vacant lots all over the park that the snow can be pushed over to.

Havent moved in yet, but manager has been amazingly helpful. Looking forward to the move and think we will enjoy being a part of the community!!

Place has really gone down hill over the last 10 years. Called to inquire about a house and the woman on the phone sounded baffled that I was asking. Was not helpful at all. There are several empty lots that could easily be turned into a park for kids or overflow parking for guests, but arent. Keep in mind this is a BUY ONLY place, they do not rent. Their repetitive water issues are also cause for concern. (Loss of pressure, line flushing almost every week, several boil water alerts, etc.)

Nice community, roads are covered in ice all throughout the park.

The community has fallen apart under new management. Trash does not get picked up when it is supposed to. Roads are not taken care of, snow removal does not happen.

I recently purchased a small mobile home in this community. Ive lived in the area for many years now, so ive always been familiar with orchard grove. I know several people who have lived in orchard grove at one time or another. Im noticing some so so reviews about the place regarding trash removal and snow removal. My experience has been very positive so far. The management were very helpfull during the application process. All of my questions were answered and all of my emails and phone calls were returned. Im sure the trash removal delay and ice build-up on the streets are a result of this most treacherous winter we have been experiencing. Worst winter in a decade. I just moved from a bigger house located in a much busier part of town and the residents there have experienced the same thing. Trash pickup has been delayed a day or two. Ice has built up on the roads in every neighborhood. I wouldnt be so quick to blame the management for these issues. Blame mother nature. This winter has left most local residential streets covered in ice and in dis-repair with pot-holes. Even with constant plowing and salting.On a more positive note, The other residents that i have met so far have been nice and seem like decent people. The community is located within a very good school district and the area schools actually get involved with the community and schedule community events for the kids. Check the police crime map sites! Check the sex offenders list! Youll find that the community has had only minor issues and zero sex offenders. I think that orchard grove is a decent community overall. My experience so far has been positive.

The roads are a mess. They just spent money to repair some portions but the only portions replaced were in front of the community center/offices. Their are lots where people cannot get into their driveway because the roads are so bad. The sidewalks are falling apart their is rebar sticking out oh and rent is going up as usual but dont expect to see anything change. The office staff is nice enough but nothing gets done.
